We also had 100 homes enter into a contract to purchase. Here is the snapshot of real estate activity in Cincinnati in the last 24 hours.New Listings271  Back on Market32  Price Increases7  Price Reductions174  Pendings98  Solds60  Expireds54  Inactives83   We have 271 new listings and 32 that are back on the market for a gain of 303 homes for sale. The exsisting inventory went down by the 98 pending homes. 54 more homes expired in the last 24 hours and 83 people got tired and withdrew their homes from the market.

Here are the Cincinnati area market results after our long weekend! Sold properties look a little high but that will include closings from Friday late afternoon. New listings and Back on the Market are up also to reflect the long weekend.New Listings308  Back on Market74  Price Increases19  Price Reductions286  Pendings133  Solds175  Expireds64  Inactives54   There are 382 homes that were made available for sale over the weekend and 175 actually closed. This reflects the last day of the month which is the busyiest day for closings. In the mean time there are 382 new and back on the market homes available and 133 of those went pending. If you compare the newly available homes to the pending it looks like you have a 1 in 3 chance of selling your home in our current market.

 Here is the activity in the last 24 hours in the Cincinnati MLS.New Listings8  Back on Market1  Price Increases1  Price Reductions8  Pendings6  Solds4  Expireds55  Inactives1   As you can see there were 8 new listings. The price increase is on a home that has been on the market for 18 months.  I am tired of the media talking about how bad the housing market is. This a great market for a first time home buyer or a step-up buyer. Prices on homes are down and that means you can get more value than a year ago. One of the commercial banks that I deal with still has 9 programs available that allow for 100% financing. The State of Ohio has a First Time Buyer Program. The requirements are that you can not have owned a home in the last 3 years. There are target areas in parts of the state that requirement is waived and currently the 30 year fixed rate is 6 3/8%. The current market is very good for buyers so if you are thinking of buying a home now is the time.

The new Columbia Square will be located at the corner of Delta Avenue and Columbia Parkway in the Heart of Columbia Tusculum and has a projected cost of $24 million dollars. There will be four total buildings that comprise Columbia Square. Three of these buildings will be located on the south east corner of Delta Avenue and Columbia Parkway, near the Precinct and the Junior League of Cincinnati, both of which will remain in their current buildings. The fourth building will be on the north west corner of the intersection. This project is planned to take almost 10 years to complete in two phases. Transferring utilities is something ost people forget when all of the other aspects of moving and buying a house are at the front of their minds.You will want to schedule these utility moves for the day of closing.  Both water and electric need to get a final meter reading.  Usually there is an exterior water reader, H20 Water sent via radio waves, but Duke Energy usually needs to get into the house in the Hyde Park areas, in the older homes.  They will tell you on the phone if this is the case, and we will need to arrange to have a door left open for them (they also often have keys to the side basement doors).  This is the best way to handle it.  They only give service windows from 8-4 and that is impractical for most people to wait that long.  So, if you are a seller, arrange to have ...

  Just a comment from a Cincinnati realtor. My electric power service provider is now offering an option to go green. The power that you would purchase would be provided from renewable resources. They are willing to offer this service for a small fee. For my power costs it would just about double my electric portion of my monthly bill. At what point do you put money before the efforts of a greener world? Is the electric company justified in doubling the cost of power to go green?

 I received an email from a client yesterday and feel that I need to share it. Here is what they wrote to me."Thank you for all this work......I have to ask however....as We have never had  Real Estate agent do so much....Why so much effort from you?" Let me start off by saying that I am the lucky number 3 agent to list this property. I am probably the first one to market it. The home has been available for over 8 months. There was no internet presence for the home previously.   Cincinnati has the dubious honor of being ranked number 8 by Forbes magazine. Normally to be ranked so high by a magazine as prestigious as Forbes is a great thing. Unfortunately the articles title is "Riskiest U.S. Housing Markets". I am sure that people that live in Cincinnati love to know that Forbes believes that we are currently "precariously teetering and are not well equipped to handle further downturn.    What has respect got to do with Real Estate? In my opinion a lot. Let me tell you a little story.   I was holding a home open in June. A young couple came into the home and viewed it. On my open house house registration form they said that they were not working with another agent. They also let me know that they were pre-approved for a loan. I asked them who they were going through to get financed and they told me the name of the mortgage broker.    This broker works with referrals and does not do any walk in business so I knew that another agent had sent them there. I explored with them what they were looking for in a home and the price range that they were interested in.   I tried to schedule a showing on a property for Thursday evening. The home is listed by a listing service. In Ohio with proper disclosure signed and documented a brokerage can list a home on the MLS and offer absolutely no service to their "client".  The showing instructions said to call the seller directly at a given phone number. The number was picked up by an answering machine that had reached its limit so no message could be given. I called the brokerage and let them know my dilemma. They in turn called the seller and in return gave me the message that the seller was out of town. The seller also did not rent a lock-box from the brokerage so they have to go unlock the home.   I received a call from a potential seller that had found me on .   They wanted to sell the home that they purchased in June of 2006. At that time they paid 170,400 with the sellers contributing to their closing costs. They purchased the home using 100% financing. No they were not having trouble making the payments but had the chance to move to a subsidised housing area with their employer.   Doing the seller net sheet and trying to work in the prepayment penalties I came up with a number that was to high for the area and type of home. Summer is a wonderful time to maximize the Curb Appeal of your house. We know all the standard Curb Appeal Do's such as water the lawn, trim the bushes, power wash, etc.... I see alot of houses on the market that have followed all the tips and their homes look, how shall I say..."very well groomed " That's a great thing...its better than weeds in the landscaping and a dirty front door, however sometimes it just looks standardized.   I just pulled the 24 hour market watch for my area.
