We were very lucky today as it seems Defiance was missed by the heavy snow that hit around us.  I guess it's still coming but I'm ok if it doesn't arrive. I finally have my new 4x4 truck that will help me this winter.  I'm still looking for a snow plow to fit it so that I can help out those around me who need their driveways cleared.  If the snow could hold off until then, I'd be very happy.  Other than that it's shovels and a snow blower. Butler Mohr has a snow blower that I can use that is at our Stonegate Condos.  I plan on using it if I need to, but the real problem is getting it into the truck as it's pretty large.  Well if anyone has a good used snow plow for a 96 Chevy 1500 let me know!   Have a great day! This probably will be my last post about the John McCain Rally that was held here today in Defiance.  After the rally, i was taking a picture of the absolutly HUGE American flag that was hanging and a news reporter stopped by and asked me if she could ask me some questions.  Of course I said I could and I was on the evening news.   WTOL 11 out of Toledo did the interview and I got my 20 seconds of fame.  Here's a link if you are interested at all.  Here's the Video.  Bonus: There's nothing like a little free marketing.   Thanks for stroking my ego a little.     scott@butlermohr.com www.DefianceAreaHomes.com

It was a cold morning in Defiance, but the crowd was huge and the city was alive.  It was truly nice to have a presidential candidate come to town and give a sense of hope for us during these trying times in America. It was a great experience to be a part of as the last presidential candidate to visit Defiance was LBJ.  I even found myself being interviewed after the rally by WTOL 11. They said it would be on tonight between 5:30 and 6:00.  I have more pictures, but it was hard to get real good pictures of the Senator because of how far away we were. All in all it was a Great day for Defiance and I'm proud to be part of a country that has the freedoms we do.  God Bless America!         A John McCain Supporter                                         The line wrapped around about 4 blocks...

Here's a picture of Defiance Jr High School's Auditorium where John McCain will be speaking tomorrow morning.  I guess he's going to be up on the steps.  When I dropped off the kids this morning there were arlready several trucks in the area getting their stuff around for the event.  I was excited to receive a note from the school yesterday that stated that they will be taking all the school kids to the event.  I had considered taking my kids out of school during that time so that they could experience the political process first hand.  I think it's a good choice by the school board.  The note was very pointed to state that it wasn't to promote one candidate over the other, but rather the historical and political significance of the event.  They are, however, having someone stay at the...

I got tickets!  (This isn't the actual Ticket) My wonderful wife made the effort this morning to head over to the Republican headquarters and see if there were any tickets left.  What she discovered is that their is an "unlimited" number of tickets available and that it's going to be outside standing room only.  If anyone is still looking to get the tickets they are available and will be for the day.  You will just need to give them your name, number and address and they will give you the tickets.  I also found out that it all starts at 9 a.m but Senator McCain won't be speaking until around 10.  It's going to be tough dropping my kids off in the morning for school as they start their classes at 9.  Yuck.     Scott@butlermohr.com www.DefianceAreaHomes.com

It's official. John McCain will be visiting Defiance on Thursday morning.  It was announced yesterday that he will be speaking at the Defiance junior high school at 9:00 a.m. and that tickets would be avaiable today at 10:00 at the Repulican headquarters in downtown Defiance.  All someone needs to get a ticket is name, phone number and address and the tickets are free. It's almost 10:00 now and I heard that the line for tickets is 5 blocks long. I happened to drive past there this morning about 8:45 and the line had already started. It's really a great opportunity for people in Defiance and the surrounding communities to get in on a little bit of U.S. History.  It's not everyday that we get the opportunity to see in person one of the presidental candidates.  I know that not everyone ag...

100% Home Financing is Still Around   Over the past two years we have seen some rough times when it comes to getting financing for a home loan.  With the melt-down or mortgage crisis we see everyday in the news we have seen the tightening up of available loans that offer 100 percent financing for the purchase of a home and many people believe that they are all gone.  Well, there's good news as the 100 percent loan is not dead.  In fact, there is a program available in most of northwest Ohio that is even better than the 100 percent loan.  It's called the USDA Rural Development loan and it is a great program to assist people in buying a home.  The USDA RD loan is a government-backed loan that offers 100 percent financing to people who qualify.  It's flexible as each loan application is ma...

The new St. Rt. 24 construction is progressing quickly with many big changes apparent already.  This new highway will bring a world of opportunity to many Northwest Ohio residences, including myself and my home inspection company.  The biggest opportunity will be having a more efficient & quicker road to Toledo, OH, a major Ohio city, and Ft. Wayne, In, a major Indiana city. There will now be "big city opportunities" including jobs, entertainment, and sports, a quick drive away. No matter what business you're in, this is going to be a tremendous benefit to many, especially for the city of Defiance - right smack dab in the middle.  Change is coming, how will you benefit?

Have you ever put on a pair of jeans after washing them and found a dollar or two crumpled up in the pocket?  Everybody loves to find money.  Now, think what it would be like to find $5,000 in your pocket.  That's exactly what is happening right now in the Defiance area, as several of our local banks have received grant funds called Welcome Home funds, to disperse locally in order to assist people in buying homes.  That's right, right now homebuyers can get up to $5000 free to help in the purchase of their home.  According to the information given to me by Ryan Frederick at Sherwood State Bank, there are a few eligibility requirements that one must meet in order to receive the funds.  First of all, the homebuyer is limited in how much income that he or she makes which is adjusted for f...

If you haven't been downtown lately, you are in for some challenges as each week they continue to work on the sewer project.  Today they had Second Street shut down right in front of the court house.  If you haven't been to Defiance before you'll know that Second Street is a major road in town as it's the main passage to the east side of town.  When I happened to be there, I saw a semi trying to navigate down there and I have to say that I'm glad I wasn't driving it.We'll make the best of it as it's going to make Defiance even better than it is.Until next time.Scott

I'm So excited as I just saw the coming week's forecast.  It looks sunny, 70's and clear. I definitely was born in the wrong part of the country as I've never really enjoyed the cold.  My parents are both from Mississippi, yet I was born and raised just south of Chicago.  After they retired, my parents moved back down south to the warmth.  It's in my blood, but I'm up here in northwestern Ohio. Loving The Sunshine!Scott

It has been exciting as of late as I've started seeing a lot more activity in the Defiance Area market.  I attribute the activity mostly to the good weather we've had lately and the inventory of homes that are available in this market.I wrote a post a few posts back that tell of how the market is doing here and am encouraged by where the market is heading.Foreclosures are still an issue here in Defiance, but they are creating some great buying opportunities for those who are prepared to buy.If you've been considering selling your home, then this is really the time to get it on the market as people are looking and making offers.  An agent in my office just sold the same house 3 times this week!  The first two contracts fell apart, but the third one should get it done.I guess that's it fo...

March Housing Statistics If you've thought of buying or selling a home in the Defiance area, you have probably wondered what the housing market was doing here in comparison to the national market statistics.  So, each month I will be bringing you the Defiance area's housing statistics to keep you abreast of what is going on, where the market has been and where it's heading.  Hopefully, by doing so, you will be better informed when you step into the home buying or selling process and have a better idea of what to expect. As for March, it was a steady month for the Defiance housing market as its residents were starting to stretch their legs out a little. Warmer weather, promise of summer coming and steady house prices are beginning to attract buyers.  With the snow finally gone, buyers ar...

See What's Happening with Defiance Area Real Estate Maybe you've heard the doom and gloom the national media has been spouting lately about the real estate market and how poorly it is doing.  It's true that the market has taken some hits lately, but our local market has not shouldered the burden near as much as other national markets have. To make a point, I decided to take a look back at the past two years of sales in the Defiance market and see what kind of changes we have had. According to the local multiple listing service, in 2006 there were 365 properties sold in the Defiance market or an average of one per day.  Those properties sold for an average price of $119,329 and spent an average of 118 days on the market. In 2007 the market dipped slightly as 329 properties were sold, or ...

As a real estate agent, I discuss with all my clients the benefits of getting a home warranty for the home they are either purchasing or selling.  I do so because of the security that it gives the clients if anything were to go wrong either while they are selling or in their new home.Well, I should have listened to myself when listing my own home.  As I mentioned in my last post, I listed my personal residence yesterday.  Wouldn't you know it, 4 hours later, my washing machine DIED!I said to myself, everything is fine with my house, I've fixed it all or it's been ok.  Nope.  I now have to go and buy a new washer tomorrow.I guess that's a new example to tell my clients.  Isn't it wonderful to have new examples to use each week! Have fun and encourage those Home Warranties!Scott

If you've been in Real Estate for some time, maybe this is not so tough for you, but I placed my personal residence up for sale yesterday.  I've been involved in real estate now for about 8 years only 1 as an agent.  I've sold numerous homes as an invester over the years and many over the past year as an agent, but I've found it extremly difficult to determine the value of my personal home.I'm rediscovering what it's like to be emotionally attached to a home like our sellers are.  It's often easy to forget the way that a seller feels when they are trying to sell their home and I'm being reminded of it now. Many of the struggles that we face as real estate agents when we are dealing with seller's are the direct result of these emotions.  We personally moved into this house when my s...

I thought that I'd give you a glimpse of what has been happening in Defiance, Ohio over the past month. As of today there are currently 201 homes for sale in Defiance, Ohio.  That includes homes where the kids would go to the schools of Defiance, Tinora and Ayersville. There are 7 homes contingent and 7 homes pending.18 homes were sold in the past month. So, what do these stats tell us?  First, that there are a lot of homes for sale.  Second that 18 homes were sold in the cold months of January and February and that 14 more are heading for closing.  Not too shabby for how cold it has been around here. Hope this helps.
