As Your Mason Ohio Listing Agent We May Seem Invisible.... but we're not.  It's easy to see why you might think we won't be doing anything for you, because much of the work we do is "invisible" to you because we're behind the scenes.  You might feel differently if we parked our computers on your dining room table for the first week of your listing and you saw what goes into marketing your home!  Just to get started, we: Take hundreds of photos and then process them to find the ones that will make the most positive impression on buyers.  Spend hours more producing a visual tour to help give the buyers the idea of your home's floorplan. 5 Ways To Discourage Mason Home Buyers You hired an agent and put your Mason home on the market.  You want a buyer, right?  But there are some obvious mistakes you can make that will discourage home buyers from coming to your home, or getting them to love your home when they get there. 1)  Bad Marketing.  Your agent DOES make a difference.  Bad photos kill buyer interest.  It's that simple.  Ever seen the MLS entry with 3 outside photos and NONE of the inside?  There's not a buyer out there that doesn't assume that there's something wrong with the inside if you don't show it. 2) Making it hard for Mason buyers to get an appointment.  48 hours notice for showings?  The buyers think you're on crack.  Seriously.  Even day before notice requirement can be off-putting.  Admit it, your life i...

Why Is That Mason Ohio Home For Sale Again? We know it happens.  Not every Mason home that goes under contract actually makes it all the way to closing.  Most do, but some don't, and that's when the questions start!  If we're the listing agents and the deal dies, we KNOW it's coming, because it's the same question we ask when we're representing buyers, WHY DID THAT CONTRACT FALL THROUGH? The circumstances can be pretty benign actually, but other times that Active to Pending to Active status might be a telltale that something serious happened.  So what can happen to cause a Mason home to be for sale again? The buyer just got cold feet.  It happens.  Buyer remorse, ESPECIALLY with first time home buyers.  The more they think about the "permanence" of being a home owner rather than a rente...

3 Things To Do Before You Sell Your Mason Ohio Home We're not going to go with the obvious here.  Of course you should select the best possible REALTOR(R) or team that can market your Mason Ohio home and give you the service you deserve.  Of course you should prepare your Mason Ohio home for sale by making necessary repairs, perhaps some fresh paint and carpet if needed.  Of course you should declutter and make your home as roomy as possible. But there are 3 things you need to consider and have a plan for BEFORE our yard sign goes in the yard and your home gets broadcast to the Internet and all the home buyers that just might want to call your home their next home: 1.  What can you afford to buy?  Have you talked to a mortgage professional?  Preapproval isn't just for Mason home buyers,...

How Can I Get Out Of The Purchase Contract For A Mason Ohio Home? So you've changed your mind about that Mason Ohio home you were ready to purchase?  Depending on the contract stage you may have a major problem.  We'll preface this with we are NOT real estate attorneys, and purchase contracts are legally binding documents.  The templates have been developed by real estate attorneys (we typically use the Cincinnati Area Board of REALTORS(R) contract).  As your buyers agents, we can fill in the blanks and do a bit more using approved forms, but that's our limit.  Practicing real estate law or anything close to it is the quickest path to getting handcuffs and orange jumpsuits issued. However, there are normal purchase contract steps along the way that allow you to elect out of your Mason O...
