  According to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI) released last week being able to afford a home is close to its highest level ever for the sixth quarter in a row since it started measuring affordability nearly 20 years ago. Is your next home going to be a brand new construction home?  Building a new home can be a very smart and fulfilling way to go since you get to select certain items from scratch, and often times select the home site or plot of land in which to build.  But often times building a home brings new challenges and sometimes disastrous results.  Here are three items to keep in mind if you decide new construction is the way to go for you:  1)  Not all items in the builder contract are firm.  There has been many times where I've seen standard boiler plate items in the builder's contracts that included frivolous and extra cost items but were very easily deleted upon the wishes of the buyer.  Don't let the builder representative make you believe everything on the builder's paperwork needs to stay....

Is now the absolute-most-perfect time to buy a home in greater Cincinnati?  Well, only history will tell when the absolute-most-perfect time to buy a home in greater Cincinnati was, but by then it will be too late to buy at the absolute-most-perfect-time.  What "now" is however is a great time to purchase a home in Cincinnati and if you are considering a home in greater Cincinnati keep these three things in mind:  1) Interest rates are low.  You can buy almost 35% more home today than you could just 10 years ago and have nearly the same mortgage payment.  If you bought a home for $185,000 in 2000 and got a mortgage at a 7% interest rate your payment would have been about $1230.00 per month.  Right now if you bought a $250,000 home and got a rate in the low 4% range your mortgage payment...
