I am often asked about the real estate market... at coffee shops, church on Sunday, the gas station, the hardware store.  And often with that concerned tone, that I might be struggling with all this difficulty in the news. The fact is that the market has never been so good for buyers... they have choices, prices are lower than they've been, interest rates remain attractive, credit is still available to those with steady jobs and decent FICO scores.  The trick is that the news media loves the bad news.  In a buyer's market, if you have buyers to work with, it's never been better.Remember the seller's market... back in 1999 and 2000, I would often find myself in the living room of an available home, sitting with 3 or 4 other agents, all of us with strong offers... only one would have a ha...

Last night we performed our first concert in the famous Musikvereinsaal, the home of the Vienna Philharmonic and the site of the famous New Year's Day concert with Walter Cronkite. With it's beautiful decorations, history, and fantastic acoustics, it's always a treat for musicians to play there. Last night's program was Mozart Symphony #28, Debussy's "Iberia", and Beethoven's 7th Seventh symphony. We had curtain after curtain call and the normally reserved Viennese audience was very extroverted! Tonight is Ligeti's "Lontano" ( a very beautiful modern work) and the Bruckner Ninth Symphony. Since both our conductor and Bruckner are Austrian, the Viennese audience should love it. Tonight's concert is also being taped and will be made into a commercial DVD.Today I rested but tomorrow we hav...

This morning, I met with another agent to brainstorm about our business plans for 2007... I choose to meet agents and lenders away from the office in Cleveland, usually at a local coffee shop in my market area, which is Shaker Heights and Cleveland Heights.  That way, I can be seen by the larger community than if I were just at my Keller Williams office, hopefully by buyers and sellers, even FSBOs!I always dress up, though in business casual, rather than ever wear jeans or tennis shoes.  I must always look ready to meet a client--and therefore I usually do.  And I wear my branded shirts or jackets... and I have my "Kevin Cahill Group" and KW logo on the front left chest and on the center of my back, so people can see who I am from any angle. This morning, a lender came up to me, apologiz...

I am sitting in Starbucks in Shaker Heights right now, and a woman noticed my polar fleece with my branding on it, and asked if I was a Realtor... her Shaker Heights home failed to sell with another agent, and she is looking for someone aggressive to sell her $600,000 home.  She asked if I am aggressive, and I replied that I don't have to be... my systems just work better, and I get the desired results for my clients thru superior models and systems! Here is the background: In November, I ordered a few polar fleeces from Lands' End with my office's KW logo on them... I bought three in my size, and one for my wife, and one for each daughter... I gave one to my team leader for Christmas, and then sold one to another agent who expressed interest while I was at my computer at the office... t...

My area of expertise is primarily Cleveland's eastern suburbs of Shaker Heights and Cleveland Heights... both cities require home sellers to have a point of sale inspection conducted by the city prior to title transfer. The basis premise for the inspections is to maintain the quality of the housing stock in these two "bedroom communities".  Neither city has significant commercial or any industrial real estate, and therefore both cities rely on the property tax revenue to support the well-being of the community.  A former mayor of Shaker Heights used to joke that she'd like to send the Shaker Heights Police into Beachwood and annex that city's affluent mall --Beachwood Place--and lush corporate parks along Chagrin Boulevard... short of such a "taking", these older communities must rely o...
