Toledo, OH Real Estate News

Classical economic theory says markets are rational.  According to the theory, we don't need to regulate markets or control them, because they always behave rationally.  At risk of oversimplification, the idea is that principles of Supply and Demand take care of things.  If people want it they will buy it.  If they don't they won't.  No need for government to interfere.  You cannot legislate morality or fair prices or anything else when it comes to markets.   Hmmmm........WHEN IT COMES TO REAL ESTATE.....Was 2000 - 2005 Rational?  Was 2006 - 2007 Rational?  What would be rational for the market to do in 2008?Penny for your thoughts?  Search Toledo Homes For Salewww.HomeFinder100.com

Yesterday I received in the mail a letter from my electric utility company. First Energy  is offering a Free Programmable Thermostat.  The programmable thermostat is  Select Carrier's ComfortChoice Thermostat.   The company will install it also free of charge.  The "green part" is that I will be able to save energy and money.  The "big brother" part is that during peak electric periods the utility company will be able to adjust my thermostat by 4 degrees for a period of 4 hours.  I  was able to google "First Energy Electric Company and Thermostat" and was able to get some additional information.  For some reason I was unable to obtain a link for this blog.  My apologies.  The article stated that Carrier's ComfortChoice program has installed 65,000 units in the states of California, Colo...

Toledo, OH   I don't know about you, but I absolutely despise house cleaning.  It always seems as though there are not enough hours in a day to get it all done.  Now toss in mountains of laundry and you have the makings of a "runaway day" that will cause even the most dedicated to go into hiding.Over the years I have learned some shortcuts to house cleaning and experimented with certain items one might have around the house already. Some of these won't be new to you, but maybe this post will serve as a reminder of some of the simpler ways to accomplish our goal.   BAKING SODA - It's not just for refrigerator odors!  Place a box on the floor of your closet to absorb those shoe odors.  You can also place a box on the floor behind your toilet to absorb those bathroom odors!  If you need a b...

The toledo area has addend another state of the Art Workout facility to it's already great list of facilities.  It is located on Holland-Sylvania near Central Avenue and another is to be added just about 10 miles from there in the Maumee/Monclova area! This is just another great feather in the cap of our great area.  We already have a lot of facilities for all different people. Now is a great time to Purchase a Home.  In Toledo Ohio, when you purchase a Newly Constructed Home there is a great probability that you will receive Tax Abatement on your New Home.  You may ask where is there this type of opportunity.  It is available in both Single Family Homes and Condos.  Now is not the time to delay purchasing a home.  It is A Great Time to Buy a Home.  Interest Rates are Low.Today more than ever it is important to have a Realtor help you in the purchase of your new home.  Currently, in the Washington Local School District  you can purchase a single family home with  3 bedrooms and 2 Full baths, and the taxes are  $232.87/ 6 mos. for 13 years.  Whether you are currently living in Toledo Ohio or are Relocating to the Area, I hope you found answers to your questions...

Toledo, OhioNow that you have put your thinking cap on the answer should appear quite quickly. What is it, you say?  It's a snow sky, of course. We have had days and days of rain/snow mix and now we have had two days of snow and snow showers.  The lawns are white again with the insulation that Mother Nature provides to us at this time of year.I "skipped school" for a couple of hours today to just drive around and appreciate the cleanliness of it all.  That inner peace that comes from the soft nature of the snow.  I took a few photos and wanted to share them.  They are in no particular order, have no particular story to tell, but I happen to think they are pretty. So, without further ado, ENJOY!        Our beautiful pine tree in the backyard.                    The barberry and rhododenrons...

I have been watching the market in our area and wondering if we are truly seeing any relief.  Even just a little. So, in order to assuage my curiosity, I pulled a report from December 15, 2007 to January 18, 2008.  I am pleasantly surprised. While our home prices may not be as high as other areas, it seems as though the number of units sold is up and the DOM are down - albeit slightly.I am encouraged by this short set of numbers.  It will be interesting to see what the first quarter shakes out to be.***This data is for the city of Toledo only.  It does not encompass the suburbs.

Tonight was the night for Caroling in the Park.  This is an annual holiday event that takes place at Friendship Park in the Point Place neighborhood of Toledo.  The attendance was phenomenal, the children were singing like angels and the adults were enjoying the festivities as much as the children. The Ottawa River Elementary School had its' choir in attendance singing carols - and they were just adorable!  They ranged in age from about 5 to 11 and each child had their own charisma. Some were a little fidgety but that's to be expected.  Especially since they were the opening act for Santa's entrance!  As the carols were sung the audience was singing right along with the kids.  Young and old were in harmony.  In some places that would be considered a rarity.  But not in Point Place.  Aroun...

Deerpointe is located in Sylvania Township.  This subdivision is quite interesting in that it is in Sylvania Township, but has a Toledo Ohio mailing address.  Plus, because it is located in Sylvania Township the children that live in this neighborhood attend Sylvania Schools.  The advantages are lower  Real Estate Taxes than those who live in the City of Sylvania, but has the value of the Sylvania School District. There were 5 Sold Homes in Deerpointe in the last 12 months.  The Price Range of these homes were $166,000 to $193,000.8234 Bucks Run Court, 4 Bedrooms, 2 1/2 Baths, $166.002308 Fawn Hollow Rd., 3 Bedrooms, 2 1/2 Baths, $173,5008218 Deerpointe Dr. 3 Bedrooms, 2 1/2 Baths, $180,0008247 Deerpointe 3 Bedrooms, 2 1/2 Baths, $184,0002300 Fawn Hollow, 3 Bedrooms, 2 1/2 Baths, $193,00...

The Bartley Lofts are located in the downtown area of The City of Toledo.  The Bartley Lofts gives you an unique metropolitan feeling when you enter the building, and the individual lofts.  A big advantage is the Tax Abatement on these units.  How would you like to live without paying property taxes until 2018.  If that sounds good to you, you must check out these unique condominiums.  Not only are they unique on the inside, but you can also enjoy the pool that is located on the rooftop. There were 4 Sold Condominiums in the past 12 months.745 Washington Street, #501, 2 Bedrooms, 2 Baths, $220,000745 Washington St. #502, 2 Bedrooms, 2 Baths, $243,650745 Washington Street. #601, 2 Bedrooms, 2 Baths, $309,376745 Washington St. #602, 2 Bedrooms, 2 Baths, $384,067 A few of the many reasons t...

St. James Wood is located in Sylvania Township, Ohio, Lucas County.  Although St. James Wood is located in Sylvania Township it has a Toledo Ohio mailing address.  The benefits of this you may ask.  Lower Taxes.  Trees line the winding streets, and Wooded Lots are part of the charm of this neighborhood.  The school district for this neighborhood is the   Sylvania School District.  Elementary students attend Central, and High School Students attend Southview. There were 21 Sold Homes in St. James Wood in the last 6 months.  The highest Sold Home was $285,000. and took 609 days to sell.  The lowest priced home to sell during this period was $164,637 and took 46 days to sell.  The Average Sold Home was $205,480, and took 197 days to sell.  Yes, Homes are Selling.  It is a great time to Buy ...

but were afraid to ask!I came upon a site recently that has held my interest tremendously.  I hope it will intrigue you just enough to explore our wonderful city - even if your exploration is done through a computer. The Toledo History Museum has recently been awarded non-profit status and is getting ever closer to becoming a reality. I am taking the liberty of copying portions of a most interesting list of Toledo's claims to fame.  I bet there are some items you recognize here, but would have never connected them to little ol' Toledo, Ohio.Singer Theresa Brewer is from the east side of Toledo and attended Waite High School. Ms. Brewer has recorded nearly 600 different song titles, released on over 150 vinyl singles and more than 80 albums.  Do you remember?  Put another nickel in the ni...

I was born in Toledo and have lived here most of my life. It is with the experience of living in Chicago, South Bend, Indianapolis, Dallas and a son that resides in China that I base my opinion.  I have never lived anywhere that has had the tremendous park system that Toledo has.  Did you know that you can volunteer at our parks? Not only will you be enjoying the beautiful surroundings but will learn many interesting facts about our local floral and fawna, welcome visitors to our parks and help as an extra set of eyes for our park rangers.  The art museum is one of the best in the country. If you haven't visited lately, perhaps you should put it on your list of things to do. An award winning zoo with a large collection of mammals, amphibians and birds in stunning exhibits is just anot...

Today was one of those incredibly beautiful days - sunshine, mild temperatures, very slight breeze and a true Fall feeling.  The air was a little more crisp, the smells a little more earthy. As I was driving to pick up some signs and take care of some errands I found my truck turning into the Wildwood Metropark.  I couldn't control the wheel as we wound around the curvy roads and into the parking area.  I swear that truck was possessed!  And I'm glad it was!I grabbed my camera and set out to spend a few minutes walking among the trees and letting my body and soul get recharged by Mother Nature.  The colors of the trees, the smell of the dirt and leaves, and the peace that settled over me was amazing.  Sometimes all it takes is a little detour in life's routines.  Then it's back on track ...

Real Estate Toledo Home Prices Will Apparently Continue to Trend Downward:If a new survey of professional opinion of economists is correct, then the USA is headed for a recession.  This does not bode well for Toledo Housing Prices, which are already at their lowest point in several years in many areas of the USA, including Toledo, Ohio.###########FROM THE WALL STREET JOURNAL:  September 13, 2007   Likelihood of a Recession Is Given Better OddsEconomists Debate If Job OutlookIs as Bad as Feared By SUDEEP REDDYSeptember 13, 2007; Page A5Economic forecasters are boosting the odds of a recession over the next 12 months as the housing slump deepens and the credit crisis continues. Toledo Homes, Real Estate Market News is not good.  But there are some bright spots.Toledo Realtor, Lonn Dugan, of RE/MAX Masters says Toledo home prices continue to fall, while toledo home sales volume is down.  Many frustrated home sellers have found thay cannot succeed when trying to sell a house in Toledo, Ohio - especially if using a Realtor that has not mastered Internet marketing.  This is because 80% of all buyers now find their home on the Internet instead of by driving around looking for signs. In contrast, Dugan, who is a former DotCom marketing guru, says his clients have been selling for 98% of list price, and getting done in an average of 61 Days. "If you don't have to sell, then this might not be the time", he says.  However, if you are staying in the local area, then it m...
