I was just having a phone chat with a client of mine who always has many many plates spinning at the same time.  She has had several businesses of her own over the years, and is currently running two of them.  One of them is a coffee shop in one of the local hospitals.  Now, the local Ford plant here has recently gotten rid of a number of their employees, and my client's niece was one of them.  Being the great aunt and all around busy lady that she is, she immediately thought of starting a new business with her niece to help her start her new career now that her Ford tenure is over.  So now they've started an offshoot coffee business called The Caffeine Queen that is a direct sales company that operates on the "party" system--you know, like Tupperware or the Pampered Chef.  They have so...

  This Friday the West Chester Ohio Fire Department willl present their monthly movie in the park.   I met a gentleman a one of my open houses this weekend that asked me a question I have been asked before.  Will your clients be willing to do a lease option?  I probed for his motivation and it seems his home in the Columbus Ohio area has been on the market since this past September.    I received an offer on one of my listings and was driving the counter offer back to the buyers agents office and lo and behold the office is closed! It seems that on July 1 their lease was up and they decided not to renew it. Something to do with it was costing them more to maintain the office than the income they were generating!   Well I had called the buyers agent around 9 am and left a voice mail. The offer was set to expire at 12:00 noon so I called the Brokers main office. They told me to drop the counter off at their main office as this agent was working there now. The client had been trying to sell his home for the past 2 years here in Cincinnati. He had listed it twice and both times the house sat on the market for 176 days the first time and 192 days the second go around with no offers. Was it a fixer upper needing many repairs? Overpriced?   I recieved an email contact from a prospective buyer.      They had a home that they wanted to an it they had to see it in less than 4 hours! I called the contact number to confirm and reached the wife. She told me that they had this time free and wanted to see the home. There was not a lot of time to talk as she was at work.      I called and arranged the showing, called her cell phone and left the message that we were set to view the home. I pulled some numbers on the home and brought them with me.     While in the home I presented the State mandated Agency form. Today I was called on to help a family who desperately needs one of those Extreme Home Makeovers you see on TV.  In fact, they have already been nominated for that show, but it seems they are done for the season and since they've already worked with a family within 100 miles of here, they were turned down.  These poor folks must be feeling like the Biblical Job by now.  They have three children, two girls and a boy.  Both the girls have Spinal Muscular Atrophy, a progressive wasting disease of the muscles.  The older one can move her head and use one hand a bit, but that's ALL.  The younger girl can crawl around on her elbows.  They are in an experimental drug trial in Utah that has helped stabilize the progression of the disease for now, but the prognosis is not good.  The home health ...

  I had 3 closings scheduled this past week and the first 2 went off without a hitch. Even though on the first one I was kind of fearful because the title company said it was ok for my client to bring a personal check because the amount was under 100.00 that they had to bring to close. The second closing went alright even with the sellers bringing 12,000.00 to sell the property.  The third closing is the one that blew up. The loan was all set and with the lender that used to carry the note on my own home. I saw that the recorded name were different from the names put on the purchase contract and agency disclosure so I asked for the property to be put into title early incase of any problems. I held an open house in West Chester yesterday and had a few visitors. The open house was posted on the MLS, I sent listing to my database of buyers and put up directionals. I have advertised my open houses in the Cincinnati Enquirer in the past and actually had people come to the open house because of the ad. I also send out post card mailers about open houses, which also sometimes brings buyers. I use both new methods (technology) and old methods (print advertising) to attract buyers. There is more than one way to sell a house!

Well it finally came. The first snowfall of the season. Sunday morning about 5 a.m.the snow started to fall and it came heavy. By 8 a.m. we had about 4 inches of snow on the ground and I was scheduled to start showing homes at 9. I called my buyers and suggested that we cancel for this morning and look another day as the plows had not been in the residential areas yet. They said no problem as they had a four wheel drive! I said that walking up unshoveled driveways and trying to look at homes in a snowstorm is not a good experience and we can still see everything we want next Saturday. They agreed so I feel better about not going out and having them risk life and limb to see homes that will most likely be available 6 days from now.  Good Luck and have a great day.www.Find1Home.com
