The article in the link below was in last weeks Sunday Oklahoman and sent to me by one of our Market Report readers.  I truly appreciate our reader sending us this, thank you.  This should help stop some of the "bad press" the home building market is now getting.  Click on the link for the story: http://newsok.com/article/3178679    On the National front, President Bush along with Mortgage industry leaders have announced a plan that will freeze interest rates on certain owner-occupied adjustable rate mortgages. To qualify, mortgages must have been originated between Jan 1 2005 and July 31 2007 with an initial interest rate reset between Jan 1 2008 and July 31 2010.  An estimated 1.8 million loans are scheduled to adjust in 2008 and 2009. Although as many as 1.2 million might qualify for...

What Is A Home Inspection?A home inspection is a thorough and systematic evaluation of the condition of a residential property. It is a complete physical exam of the general integrity, functionality, and overall safety of a home and its various components. The purpose of this process is to ensure that home buyers know exactly what is being purchased, prior to completing the transaction. In the course of a home inspection, the inspector will evaluate the foundation, framing, roofing, site drainage, attic, plumbing, heating, electrical system, fireplaces, chimneys, pavement, fences, stairs, decks, patios, doors, windows, walls, ceilings, floors, built-in appliances, and numerous other fixtures and components. In all homes, even brand new ones, some building defects will inevitably be disc...

There are many talented loan officers and realtors in Lawton, Oklahoma.   We work with all of them that we can to facilitate the home-buying process.   Let me outline a situation that happens all too often in the loan process;  the customer has been pre-approved, the titlework is done, the appraisal has come in above the purchase price, everyone is just waiting on final approval and closing instructions.   Then, out of the blue there are problems.   The insurance is higher than the loan officer initially estimated in the loan application.   So what?   Here is why this can be a potentially huge problem; The loan officer can only make a somewhat educated guess as to how much the insurance premium will be The debt to income ratio is affected by the insurance premium and if the premium com...

Obviously, living in Lawton, Oklahoma is a little more laid back than living in New York City, L.A. or Miami.   Living here comes with a little bit of baggage---100 degree summer days, tornados, major allergies---but it also comes with many positives.   Many people like to retire here because of the relatively low cost of living.   New York and L.A. may be the financial centers of the country, but that doesn't mean that you are unable to find financial products and services here that are every bit as good as what you could acquire there.   A good example is home and auto insurance.   Lawton may be a relatively small city, but the insurance and financial services industry is very well represented here.   All of the major companies are available to you;  Farmes, State Farm, Allstate, Pro...

Step 1: Getting Pre-ApprovedPre-Approval -What is it, and why do I need it?When you are in the market for a new home there is no greater negotiating tool than the Mortgage Pre-Approval. With this valuable instrument in hand, it shows all parties involved in the real estate transaction that you are serious, ready and have already obtained financing. It is becoming common practice for real estate agents to ask that you get a Pre-approval Letter from a before they will even show you a home. There are some mortgages terms that may seem alike but differ in their importance. Pre-Approval vs. Pre-Qualification is there a difference?Yes, there is a big difference between "Pre-Approval" and "Pre-Qualification"!Pre-QualificationMortgage Prequalification is a simple calculation of the amount of h...

There are a few reasons why homeowners try to sell their home themselves, but the main reason is to save money.  If you successfully sell your home yourself, you can pocket several thousand dollars that you would otherwise pay to a real estate agent. And selling a home is easy, right? Wrong!Do you really know how to market your home and get buyers through the door?FSBOs tell us the biggest problem they have is their home suffers from a lack of exposure. Most of them paid several hundred dollars for a weekend classified ad in the daily paper. They also bought a "For Sale By Owner" yard sign. But unless the market was sizzling, few got any buyers through the door. Why?The fact is, most legitimate buyers work with real estate agents! And real estate agents research the Multiple Listings Se...

We had a great turnout our our Real Estate Session on Thursday, September 20th. We are always looking for new people to join our team! If you think Real Estate is for you, give us a call anytime. Here is this weeks update of Real Estate in the Lawton Area: (the definition of each category is explained below)The Lawton Market didn't see any major shifts as things stayed pretty well consistent.  The pending ratio climbed again to the highest in five weeks meaning that more homes have gone under contract.  Things should hold steady the next few weeks.  We wanted to share this article with you about pricing a home.  This is one of the best articles we have read and even though it's not about our market, it does follow the guidelines for any market, including our own: http://www.boston.com/r...
