Buying your first home is a huge step. When you leave the world of renting behind, you begin building equity in an investment. The deductions available to you as a homeowner will reduce your tax bill substantially. For most people the biggest tax break from owning a home comes from deducting mortgage interest. When you buy a house, you usually have to pay "points" to the lender to get your mortgage. The points are deductible as interest if you paid enough cash at closing. You can deduct the property taxes you pay each year. PMI premiums can also be deducted by homebuyers if your mortgage issued in 2007. Write off phases out as income increases above $50,000 on single returns or $100,000 on joint returns.

The bill was passed in June to extend The Housing Tax Credit ($8000 or $6500) closing deadline from June 30, 2010 to Sept. 30, 2010 for contracts that were already in place before April 30, 2010. Meanwhile, there is a special extended deadline in place for members of the military, intelligence agencies, and the Foreign Service who spent at least 90 days overseas last year, have until the end of April 2011 to get a contract in writing in order to qualify for the tax credit. If you are going to buy a house, the first thing you need to know is what you can afford, and what the bank will loan you. Get a pre-approved mortgage loan from your financial institution. Have an open mind, don't limit yourself to one or two neighborhoods or home styles. The bigger an area you cover and more varied the type of home you look for, the more likely you are to find something satisfactory. Oklahoma Housing Finance Agency just added more funds o the 2009B bond money. So at this point, there is $4,616.000.00 still available. They also give the 3.5% down payment which does not have to be paid back as long as the borrower stays in the home for 5 years. Combined household income must not be over the county median income. The tax credit is not only for first time home buyers, but also for repeat buyers. $8000 and $6500 respectively for qualified individuals. All U.S citizens who file taxes are eligible to participate in the program. The eligibility period for the credit is for homes purchased after November 6th, 2009 and before May 1st, 2010. All home purchases subject to a binding sales contract signed by April 30th, 2010. Closing must occur before July 1st, 2010. The bill extends the tax credit for first-time homebuyers (FTHBs), as well as opens it up to current homeowners who are looking to buy. The Homebuyer Tax Credit has been extended to April 30th, 2010. First-time buyers who are in the process of making a purchase would not need to worry about qualifying for the $8,000 credit if they close after the November 30 deadline. Also, for the first time, move-up buyers as well as first-time buyers are eligible for a credit. The clock is ticking for the $8000 First Time Home Buyer Tax Credit. You must close on your home by November 30th, 2009. For some of you who would like to know more about the program. Here is an overview of how the credit works: 1) First time home buyer is defined as someone who has not owned a principle residence during the three year period before the purchase. 2) The tax credit does not have to be repaid. 3) the credit is equal to 10% of the home's purchase price up to $8000. 4) Single taxpayers with income up to $75,000 and married couples up to $150,000 qualify for the full credit. 5) Homes purchase after Jan 1 or before December 1, 2009.
