I received an email today from a client who is considering moving to Tulsa but had some concerns about our economy and home values.   I attempted to provide him with some helpful information and thought I would share it with you fine folks. Enjoy!  As for home appreciation, you are smart to be concerned but there are some factors that I would like to you consider. It is true that home appreciation rates in Tulsa have lagged behind the rest of the nation especially in the last 5 years. I have sent you a link to illustrate that point. However, because we didn't have the big "housing bubble" homes here homes are still appreciating while homes are losing value in much of the rest of the country. If you have ever flown Southwest Airlines you probably read its in-flight magazine, Spirit.  Recently Spirit ran a very nice article called Meet Tulsa written by Michael Wallis who now lives in Tulsa with his wife Suzanne.  The article is really well written and touches on a number of grand ol' Tulsa instituions like Cain's Ballroom and the Gilcrease Museum as well as modern day attractions like the Cherokee Casino and Resort and RiverWalk Crossing in Jenks.  If you haven't had the incredible opportunity to visit Tulsa here is your chance to virtually do so!  You will be glad you did!

Typically I'm an optimist - especially when it comes to real estate and Tulsa.  But lately, I've been a little uneasy about what's going to happen to both over the next 5-10 years.  Just in case you've been living underground for the last 4 years, Tulsa is in a stage of "revitalization."  Of course, this is referring to Tulsa's amazing downtown that had been forgotten in the midst of suburban sprawl.      So if Tulsans build it, will they come?  "It" being residential developments in and around downtown, and "they" being businesses, young professionals, and those who have moved out to the suburbs.  There are a number of projects underway thanks to Vision2025, the Oklahoma Centennial, and a handful of energetic entrepreneurs.  And there have been a number of proposals - some dead, some s...

Yesterday afternoon I was surprised by a delivery of flowers from a client whose home I had recently sold.   I have never gotten a present from a client before and I was completely bowled over.   The note said, "Thank you for selling my home (and so quickly) and for going above and beyond the call of duty! You're the best!!!"  I called her right away to thank her.  It really was the sweetest thing ever.   Back in June Becky (the flower sender) called me to come over about listing her house.  She works with a old friend of mine and we had met once.   Becky's home had been on the market, with another company, for a about 8 months with only one very low offer to show for it.   I made a couple of staging suggestions, throw out some dying plants, add some hanging baskets on the front, pack u...

Today is the Day!  Today the 1957 Plymouth Belvedere that has been buried in a vault below the plaza near Tulsa's City Hall and the Tulsa County courthouse will be unvailed.  There has been quite a lot of press around this event which kicks off the revival of Tulsarama along with several other events.  One such event is the showing of "Boy on a Dolphin" at the Circle Cinema - the same movie that was playing at the historic theater 50 years ago this weekend.  The Belvedere will be removed from its vault at noon CST and will be unvailed at the Convention Center at 6:30 to be broadcast on KOTV.Read the Tulsa World Article about the Belvedere.Photo courtesy of KOTV.com

Tulsa's week-long Pride activities wrapped up on Saturday.  With an estimated 18,000 participants, the Pride parade and festival was a great success.  The annual parade followed the traditional route from 15th & Utica to Main and then south to Veteran's Park.  The hour-long event included floats and marchers from various local non-profits, churches, and corporate sponsors.  I hope you enjoy the pics!One big Pride flag!        She's lucky to be alive.        A Wizard of Oz themed float:  "A Church with a heart, a brain, & courage."        Starbucks!        Brandy!               Another corporate sponsor: U.S. Cellular.

An article was published on the Tulsa World website today regarding the Lortondale neighborhoodand their plan to achieve placement on the National Register of Historic Places.  You surely remember Lortondale from my previous post about mid-century architecture.   While reading the article and then surfing over to the neighborhood's website, I read a few really interesting facts about this unique area. Lortondale was the first neighborhood in the nation with central H&A in all of its homes. Lortondale was the first neighborhood in Tulsa with a neighborhood pool. In 2007 Tulsa's LGBT community moved into a new home!  The Dennis R. Neill Equality Center is located at 621 E. 4th St. (Fourth & Kenosha) in Tulsa's East End District.The Equality Center is an 18,000 square foot facility operated by Oklahomans for Equality and maintains a number of services and events for the entire community. The building was purchased and renovated by donations to the Center's capital fund, The Pyramid Project.  The Equality Center is the 6th largest facility of its kind and (unofficially) is the 2nd largest per capita behind Chicago's Center on Halsted.For more information visity the center's website okeq.org.

That's right, Elliot Nelson is at it again.  He's about to strike on downtown with yet another successful business venture.  After open the wildly popular and unpretentious James E. McNellie's Public House in 2005, Mr. Nelson turned around and surprised us with his unique jazz/New York inspired night club, The Continental.       And now - before his new (much anticipated) restaurant concept, El Guapo, is even complete in the Blue Dome District - there's rumor that Mr. Nelson is putting yet another downtown destination in the spot once occupied by Tulsa's first (now defunct) martini lounge, 8OneEight in the East Village (or East End whichever you prefer).  We can't wait to hear more, Mr. Nelson!     Support local business!

Drive down virtually any side street around Cherry Street and you'll notice signs of Tulsa's newest housing phenomenon:  what I'm calling the new "urban loft" concept.  Why do I put the words "urban" and "loft" in quotations?  Well, because they're right smack in the middle of traditional - even historic - residential neighborhoods and well, truly they're just townhouses.  I'm all for progress and I love modern architecture, but I'm afraid these folks are going to oversaturate the market with these $300,000 townhouses before they really even catch on.Nonetheless, here is what I saw on a recent Sunday drive.  In just a matter of a few blocks I found five developments underway:

Last Thursday, my Daughter and I went to the dedication of a new statue erected by Natureworks called Black Mesa Muley's.  The statue is in Riverparks at about 15th street.  It's just across Riverside Drive from our Neighborhood.   This is not a great picture.  The whole thing will look better once the grass grows in.  It rained the all week last week so I don't think they got all the sod planted.  Natureworks is a local non-profit that accourding to their web site "Assists in the development and conservation of wildlife preserves, introduces wildlife into new habitats, and provides education opportunities for adults and children on the values of sharing our homeland with wildlife."  The hav put a lot of really lovely wildlife statues all up and down Riverparks.

After several days of incredible weather here in Tulsa, today it's cloudy and drizzly (is that a word?).  I drove through my neighborhood this morning to the sound of a crew demolishing a home on the block north of me.  I say it's bitter sweet because the home being razed is a home that was built in 1925.  Unfortunately it was victim to a fire last summer and the homeowner did not have resources available to bring the home back to life.  Although the home is historic and valuable to the fabric of our neighborhood, it has become a danger to neighborhood children, an eyesore, and a reason for potential Buyers to discredit the neighborhood.  Kudos to the Brady Heights residents that worked with the City and kept the process moving in the right direction.

Yes I'm addicted to Starbuck's, but I'm also addicted to Money magazine.  The current issue is all about real estate - the market, trends, tips, investing, etc., etc.  The reason I'm so interested in this particular issue is because of "the 100 Biggest U.S. Markets" report.  Not only did Tulsa make the list, but it was noted as one of the Top 10 Forecast Gains in the nation.  That's rigth, GAINS!  Good for us, huh?Another reason why this story interests me is because one of my listings was featured on the online version of the story:  check it out!

Several places across the planet refer to themselves as the Center of the Universe, but the truth is that the Center of the Universe is in downtown Tulsa, Oklahoma.  You can't live here long before hearing about it.  And then you feel compelled to go there and experience its wonder for yourself.  The Center of the Universe is on a pedestrian bridge over the railroad just south of Archer Street.  The actual Center is inside an area of brick that has been laid into the cement of the bridge.  The magical part of this story is the unexplainable phenomenon that occurs when one stands at the Center and speaks; his voice is amplified and echoes back, but can not be heard by anyone not standing inside the Center.  I know....  I didn't believe it either, but it's just one of those things you hav...
