If you’re considering participating in the Barrie real estate market sometime soon, you’ll be happy to know that, despite a rather rocky year in 2017, the market is finally stabilizing into a solid environment for investment. Barrie is a rapidly growing city that is quickly becoming the go-to destination for people looking to move outside of Toronto. Much of this has to do with the fact that Barrie is well connected, has all the amenities that people come to expect from a city, and is located near many provincial parks, lakes, and other recreational activities. Take a look at these upcoming trends and statistics for this coming 2018. A Rocky YearAs mentioned, 2017 was not exactly smooth sailing for Barrie real estate. Increased demand due to immigration and new buyers arriving from the ...

On March 30th some changes to the mortgage application process that may affect you came into play. The change regards the placeholder amount for heating costs on your mortgage application and will affect how lenders calculate your debt servicing ratios – i.e. how much money you have to spend on a mortgage. Traditionally the heating expense amount on a mortgage application has been $85. This has now been changed to a scale of amounts depending on the square footage of the home: Property Size Heating Cost Amount Less than 2,000 Square Feet Minimum $1,020 Annually or $85 Monthly 2,000-3,500 Square Feet Minimum $2,220 Annually or $185 Monthly 3,501+ Square Feet Minimum $3,300 Annually or $275 Monthly   Your debt service ratio helps the lender to determine how much of a mortgage payment you ...

The garage sale, a great way to get rid of some clutter and make some money doing it! Many people look forward to garage sale season because it’s a chance to buy some great pieces at even better prices – a win-win for everyone! If you’re planning on holding a garage sale to clear out some space in your home, read these tips for a successful garage sale before you get started: Make a Master List – create an inventory list of what you are selling, including the sales price, in case the tags go missing. Price it Right – You may want to set your prices slightly higher to account for haggling, but remember that shoppers are expecting bargain deals, so don’t price items so high that you won’t be able to sell them. Encourage shoppers to buy more by bundling items and by providing plastic or pa...

The Spring market, along with the Spring weather, was later arriving both nationally and in Barrie and district this year. In a release yesterday by the Canadian Real Estate Association (CREA), it was reported that nationally home sales are down 0.3% from last year; Home sales in Barrie are down as well, 8% from April last year. The good news is that sales are starting to pick up! Sales nationally rose 2.7% from March to April; in Barrie and area, sales are also on the rise from March into April, with 471 units sold (vs. 387 units in March), a 21% increase in sales from last month. The slow start to the Spring market was felt all over Canada, and not just in Barrie, “Sales activity for the month of April and for year to date came in below the 10 year average in more than 60% of all hou...

As we approach the half-way point in March we are still seeing a Seller’s Market here in Barrie. But what exactly is a Seller’s Market? In a Seller’s Market, home sellers are seen as having an advantage in the real estate market because the number of buyers looking for a home is greater than the number of homes on the market. A Seller’s Market is characterized by a small inventory of homes for sale, many active buyers in the market, quick home sales and usually results in an increase in home prices, which could mean more money in your pocket! As noted in the Barrie and District Association of REALTORS® latest market release, supply of active residential listings at the end of February numbered 992 units at the end of February, down 18% from the same time last year, and the lowest level ...

"Get rich quick real estate seminars have been around in one form or another for decades and for the most part are almost identical to one another" It's OK to dream, just don't bring your credit cards with you.    A few weeks back a colourful personally addressed invitation stood out from amongst the usual stream of bills. An invitation to attend a Real Estate wealth building seminar hosted by Scott Yancey, the star of one of A&E's dozen or so Real Estate related shows, Being a sceptic I was doubtful of any life altering wisdom being gained from 2 hours in a Holiday Inn conference room regardless of how convincingly the promise of such was crafted.   The idea of a room filled with people looking to invest in Real Estate did strike me however as an intriguing opportunity to do some netw...

Real estate is an industry that can vary widely from country to country, province to province and even city to city, but there are a few basic trends that carry over into most markets. Like those discovered in the National Association of REALTORS® 2013 survey on Home Features; the study worked to answer the question, what are buyers looking for in their next home? So, what do buyers really want? Today’s buyers are willing to pay more a for a home that is what we like to call ‘move-in-ready’, a home that is completed enough so that all the buyers needs to do is move in and enjoy, no renovations or updates necessary! Keep in mind that all buyers are different, with different needs and wants, but the results of this survey can give us some insight into the mind of today’s average buyer. We...

In ‘Housing Now’ a Barrie housing market summary of 2013 released today by the Canadian Mortgage and Housing Corporation (CMHC), we are able to see how the real estate market ended in 2013 and what the market may look like this year. In Barrie the population continues to grow, keeping housing demand and new home starts at healthy levels. New home starts have actually been climbing since 2009. In 2013 Barrie and the surrounding area was one of Ontario’s strongest regions for price growth with a prices up 6.1% from 2012. Average prices, though still at higher levels than 2012 look to be trending down for 2014 (see Figure 2 from the CMHC).   At the end of 2013 the yearly average number of listings were at their lowest levels since 2006, so we remain in a Seller’s market into 2014. 2014 will see some new habits and disciplines initiated and a few old ones shelved both personally and professional. Some of them are getting tested already as our office has divided up into teams for a productivity contest which is underway. Some of the plans for me are to reestablish connections with the people I have done business with over 14 years as a Realtor in the Barrie area and improve on my uses of the internet and seminars to enhance the services I offer to clients. Real Estate as an investment tool is shifting from being considered an instrument of a brave and elite few, more are recognizing that Real Estate is a viable and attainable means of accumulating supplementary income while building assets for a financialy rewarding retirement. Fewer and fewer are able to rely on a...

Once the chilly winter sets in here in Barrie there are few things more enjoyable than warming up by the fireplace. Many households have a wood burning fireplace for warmth, entertainment and enjoyment. That being said they aren’t a maintenance free part of your home. We want you to enjoy your fireplace safely this winter so we’ve gathered some fireplace safety tips for you: Sweep the Chimney. Have chimneys professionally serviced and cleaned at least once a year, maybe more frequently if your woodstove sees heavy use, you want to make sure that tar and creosote don’t build up in the chimney. Gas fireplaces should also be serviced every year by a certified technician as a preventative measure. Inspect the fireplace. Check your vents and pipes for rust, excessive soot or other potential ...
