What Happens To The Deposit That Goes With The Offer On My Brampton Ontario Home? When buying a home in Brampton Ontario it is customary for a deposit to go along with the offer, as a sign of good faith that the Buyer will go through with the deal and close as scheduled. This deposit is usually held in the listing brokers trust account of a resale property. There are only three ways that the deposit can come out of the trust account. The deal successfully closes There are mutual releases signed by all parties and they agree that the deposit shall be distributed as agreed in the releases. Through a court order   The first point is pretty clear, a happy ending for all involved and the most normal.   If we look at the second point; there are mutual releases signed by all parties and the de...

Can My Brampton Ontario Property Become Stale On The Market? This is a question that property Sellers are usually concerned with. In our experience it's unusual for a property to become stale on the market. The reason we say this is, that there is always a turnover of Buyers at any given time. Usually the Buyers out there today, find and buy something in a short period of time and new Buyers come into the market. Those new Buyers coming to the market, have never seen your property. Same with real estate agents.  It's impossible for us to know every single listing on the market every day. Agents are only concerned with listings that may appeal to their current Buyers or may be competition to their current Sellers. Probably most agents haven't even noticed your listing if they don't have ...

Do I Need A Home Inspection When Buying A Brampton Ontario Condominium Apartment? Many buyers of Brampton Ontario condominium apartments ask if they need to get a home inspection done and why?  The reason we suggest an inspection of a condominium apartment to our buyers is because even though items like the roof and windows are covered by the Condominium Corporation, the heating/air conditioning units usually are not.  The heating/air conditioning units in a condominium corporation are similar to those in a home except smaller and more compact. They still have filters that need to be cleaned or changed, they have motors and many working parts. Parts they may not be functioning as they should. Estimates to replace these units are in the thousands of dollars. We think you should know this...

Do I Have To Sign A Sellers Property Information Statement To Sell My Brampton Ontario Home? When listing your property for sale or when an offer is submitted, some agents may ask you to sign a form where you disclose specific knowledge of the property, it is called a Sellers Property Information Statement known as a SPIS form. "Do I have to sign an Sellers Property Information Statement Form to sell my Brampton, Ontario home?", you may ask. No, you do not have to sign and shouldn't sign any document you are not comfortable with. There has been much debate about this Sellers Property Information Statement form in Brampton, Ontario. The main debate as we see it, is whether there is any advantage to the home seller, if they choose to sign and commit themselves to this form and we have not ...

Does My Lawyer Need To Read This Offer Before I Sign It? We are frequently asked by clients if their lawyer needs to read over the offer on their Brampton, Ontario property before they sign it. The quick answer is "no, it really isn't necessary, but you can if you like". The reason it really isn't necessary for a lawyer to read the offer before you sign it is; the offer forms we use in the resale real estate market are standard forms that were prepared by lawyers and have been seen by many Brampton, Ontario lawyers.  The only additional clauses we realtors add, generally pertain to the Buyer's financing, home inspection, the extras they asked for and the closing date. Even these clauses were prepared by lawyers. However, if you would like your lawyer to review the offer, it is never a p...

Should I Get A Home Inspection Done Before Putting My Brampton, Ontario Property On The Market? In our opinion we think its a great idea to have a home inspection done prior to listing your Brampton Ontario property for sale for two reasons.   It gives you insight into what any buyer's home inspector will find and time to correct any and all deficiencies    ahead of time or, at least to be aware of them.    It gives you an opportunity to price out the cost of repairs, if you can't fix them yourself, and to have a true cost knowledge     at an offer presentation if those items come up. You may be able to walk around your property and see many repairs for yourself but a home inspector is qualified to reveal deficiencies that may not be easily exposed to the untrained eye.    Some Buyer's ...

Can You Just Tell Me What My Brampton Home Is Worth Over The Phone? We get asked this question quite a bit and our honest answer has to be "no".  Over the phone we can tell you what similar homes have sold for, we can tell you what upgrades and features they had and what they were lacking. We can also tell you what similar homes are listed at and what features and upgrades they have as well as what features they are lacking. That's truly, all we can tell you. Even though you tell us what features your Brampton, Ontario house has, what upgrades you have done and tell us about your location. We can't evaluate without physically seeing the property. We know that telling you, we can't do it over the phone with our experience sounds strange to you, but there is more to a market evaluation th...

Should We Buy Or Should We Sell First In Brampton Ontario? This is a question we are frequently asked when the moving itch bites in Brampton Ontario as we are sure it's asked everywhere. Some people like to buy first and feel secure they will have somewhere to live once their house sells. Others prefer to sell first before buying to know exactly what funds they will have in hand. A person could buy conditional on the sale of their present home but in a fast moving market this may not work out. If they choose to sell first they may feel pressured to buy anything at a higher price even, as the closing day of their home looms closer.  It can seem like a dilemma to many, especially if they have never been in this position before. As experienced real estate agents involved in putting this pu...

Selling Your Home And Interviewing Agents? Don't Let The Cat Out Of The Bag. If you're thinking of selling and have decided to interview a few real estate agents, even if you are not from the Brampton, Ontario, Canada area, be careful of giving away too much information. If you're moving because you are wanting a larger or smaller place, somewhere closer to the children's school its probably not a huge issue but if it is because of a marriage breakup, financial reasons or you have bought firm somewhere and need to get sold, you may want to consider what you tell all the agents you are interviewing. Normally you can only work with one agent and you should be honest and up front with that agent so they can represent you properly. Those other agents you interviewed and didn't choose to wor...
