There are only two kinds of real estate markets, buyer's markets and seller's markets. It's easy to sell a house in a seller's market, practically any Realtor can do it. In a buyer's market it takes skill and determination. I don't believe we are experiencing a true buyer's market (at least not yet). It's more likely that we're between the two in a neutral market. Sales are down 30% from a year ago, prices seem to be down a little but the inventory of homes for sale is still as low as last year. A glut of homes for sale, the 3rd important ingredient for a buyer's market simply doesn't exist in Guelph. While there are some negative market indicators for October, the fact that 11% of homes sold for full price or more proves that the outlook isn't all doom & gloom. A well-conditioned, well...

Many economists in Canada are expecting the Canadian Banks to hold their Prime Rates, despite the Bank of Canada decision today to drop the overnight lending rate by a quarter point to 2.25%.  The Canadian Banks earlier this month followed a similar trend when the Bank of Canada lowered their rate to 2.50% and the Banks did not pass on the full extent of the cut when the Banks lowered their Prime Rates at that time. Some economists forecast that the Bank of Canada will lower their overnight lending rate to 2.00% by year-end. Selling a home with an agent costs approximately 5% + GST. 5% of your home’s value usually ends up costing the home owner $15,000 - $20,000. Ouch! But is that 5% the correct amount? What percentage does using an agent really equal when you compare that to your actual home equity (ie - without your mortgage). Let’s do some more real estate math… Your home is worth $400,000 Your mortgage is $250,000 Your equity is $150,000 So if you sell your home with an agent at 5% commission, you will need to pay $21,000 in commission and GST. Now you have $379,000 from the sale of your home, but you need to pay back your mortgage of $250,000. So the amount of money that you have in your pocket is $129,000. FSBO site operators must be going through difficult times as they are resorting to marketing hype that should cause one to question everything they say. In a recent post one FSBO operator claimed that the true commission you pay on a sale of your home could be as high as 60% or even 90% not 6% or less. Their rational is that you are really only paying commission on your equity. That is like saying the GST and PST paid on your purchase is really double to who knows what on anything you purchase because the person selling the product only has so much equity in the product being sold.
