I'm not sure what the "norm" is in various parts of the country, but I don't think it's the Buyer Agent's responsibility to help pay for the marketing fees for the Listing Agent. In my view, if you are the listing agent, part of your responsibilities are to market the property, and there are a variety of methods available, i.e. newspaper ads, Facebook, Twitter, your Website and Realto.ca to name a few.  There are also flyers I usually have made and distribure to the closest 100 homes in the area.    How would you handle this situation if you were bringing an offer on this listing?  Talk to the agent privately and let them know that it is their responsibility for any and all marketing fees associated with their own listing?  Discuss the "marketing fees" while presenting the offer in fron...

The term "move-in" condition to me, means exactly that.  The home is in great condition, everything is in good repair, and shows well.  Some agent, however have a different standard, or the agent is deliberately misleading., which makes no sense, as it will soon be discovered when  perspective buyers pull up to the curb and actually see the house...  It makes the listing agent appear desperate, dishonest or completely incompetent.A few years ago I took my client to see with what appeared to be a gorgeous 2 storey home based on the description on the listing and the photograph.
