TORONTO, November 3, 2010 -- Greater Toronto REALTORS® report 6,681 sales through the Multiple Listing Service® (MLS®) in October 2010. This represented a 21 per cent decrease compared to the 8,476 sales recorded in October 2009. Through the first ten months of the year, sales amounted to 75,582 - up one per cent compared to the January through October period in 2009. "The annual change in sales and average selling prices has been quite uniform across the GTA and by property type as the market has balanced out from record levels of sales in the second half of 2009 and first few months of 2010," said Toronto Real Estate Board (TREB) President Bill Johnston. Sometimes I get  clients asking me about Power of Sale properties because they think they can "get a good deal" and potentially purchase the property at less than market value. That isn't always the case, as the Bank or Financial Institution must sell the property at fair market value, or risk being sued by the previous owner for selling at a lower amount.  The Bank must get at least the outstanding amount owing on the property, plus sufficient funds to pay the commission, and any surplus is paid back to the owner. How often have we shown a property to a potential buyer only to learn later that it has just been sold condidtionally on financing, inspection, etc. Your buyers are devastated because they LOVE this house!  It could also happen when selling commerical property, or if you have a buyer interested in buying a business that is not listed. I have been in this situation numerous times when my buyers have been devastated when the home they MUST HAVE has been sold. This can occur frequently, especially in a busy marekt. It is truly humbling when you realize how many things we take for granted ....small insignificant things we do on a regular basis each day until something happens to make us dependant on others for the most menial of tasks. I returned home from hospital last Tuesday after back surgery with a greater appreciation of my independence, or lack thereof. A few days ago I wrote about one of my clients whose house I have listed.. it had 25 showings, and no offers, so I called in a stager this past Wednesday to give her some advice on how to change up a few things. The stager suggested painting 2 areas of the house, along with a few other things, moving pieces of furniture around, de-cluttering, etc.  My client, although a bit overwhelmed, dug in and started on a mission to complete all the things on the list. Mark Twain" A few moments later I received a message from another realtor who told me that our board, The Toronto Real Estate Board actually encourages REALTORS to perform a "Random Act of Kindness" and TREB has produced cards to hand out to the public after the deed is done. The card does not identify you per say, just that you are a REALTOR. For instance, if you are at Tim Horton, buy a cup of coffee for the next person in-line ! If you are in line a the grocery store, and the person behind you has only a few items, and you have a cart full.... let them go ahead of you.... It really encouraged me to call my Board and have them send me some of these car...
