Rule #1.  Do the pictures on the Multiple Listing Search (MLS) reflect the home once it is staged?  If it doesn’t, make sure it does.  This Rule mainly applies to homes that have already been on the market with lack-luster results and possibly negative feedback from showings.  Often, on the advise of an excellent realtor, the homeowner will consider staging their home.  Great! It has been staged, but no one is booking showings? Why not?   Remember the MLS service acts like a 24 hour/7 days a week sales person.
