Canada Day 2014 in Toronto.   Happy Canada Day!   If you are spending the holiday in Toronto, you can enjoy the festivities all over town. These include the Ribfest, the CHIN International Picnic, EdgeFest and the Canada Day Extravaganza at the Harbourfront.     And of course, there are fireworks, as wonderful as fireworks are from the land, they are even more beautiful from the calm waters of the Toronto Harbour. You can take a cruise to enjoy the light show in the sky, along with dinner as you sail on Lake Ontario. It will be a great way to celebrate this country’s 147th birthday.

There truly is a science when it comes to staging difficult floor plans and more often than not, it is these layouts that are the most difficult to sell.  So what floor plans is that you ask?                  The long narrow rectangular floor plan and what can be even more challenging is when it is a loft with 20ft ceiling heights which can add to that clostrophobic boxy feel.    The rectangular floor plan is one of the least desirable styles of homes from detached to semi to condo and the solution will vary from one home to the next.  Below was a challenging loft.  What should have been a cult metropolitan luxury; a trendy loft in a trendy neighbourhood and up until we staged it had sat for 4 months with only 1 offer that fell through because potential buyers could not get past the flo...

Doing Everything yourself Could save you money, usually it is time consuming and nets a poorer result. http://SellinginToronto.ca   Family Law Court in Ontario is CLOGGED with unrepresented litigants because of the expense of using lawyers.  with that comes a lack of proper process, forms, disclosure, obligations and the ever present; I didn't KNOW I was supposed to do that! Can you imagine how our legal systems would be clogged with Self negotiated real estate transactions, private buyers and private sellers neglecting time lines and waiver needs.  Did you cancel that contractor?   Did you pay cash for that roof repair?  Who rewired the basement? At some point DIY and Home Handyman Have some strings attached and thats quality and warranty. I'm just reading an article here from Legal Ma...

The Kevin B Tolbert Team of Keller Williams Realty of Port St Lucie visited Toronto this week to represent the Global Business Alliance of the Palm Beaches and Treasure Coast. Our task was to show our Canadian friends just what real estate bargains Port St Lucie and the Kevin B Tolbert Team of Keller Williams Realty of Port St Lucie has waiting for our northern friends.   We brought hundreds of New Construction opportunities as well as our listings up to our friends from North of the border because over 54% of our real estate investors are from Canada. It is also a huge difference when you select the Kevin B Tolbert Team of Keller Williams Realty of Port St Lucie to SELL YOUR PROPERTY that we do not just LIST YOUR PROPERTY like most other realtors, but instead we proactively seek out bu...

Every year on the Thursday closest to May 8th, every Keller Williams Realty agent honors our co-chairman of Keller Williams realty with a huge present.   All Keller Williams offices worldwide, each office comes up with a community project to benefit their local area.  This one day per year is one of many hours of community involvement that Keller Williams agents participate in and why Keller Williams agents have what we call "culture".  A huge part of our "culture" is charity.   Kevin B Tolbert PA of Keller Williams Realty of Port St Lucie has been with Keller Williams now since 2009 and my first Red Day was 2010.  Now we have done some very cool projects, like back in 2010, we called the Martin County code enforcement and asked them for their worst code violation home.  We went as an o...

Being a home stager in Toronto we are called to stage smaller footprint, two bedroom homes quite often. This is a much smaller niche market that is a little tougher to sell as the number of people looking for a small home are buyers that are typically downsizing or first time home buyers. Our job as professional stagers is to show how someone would live in a smaller footprint home and still have room for a great lifestyle. 25 Marlow is in the Danforth Village area and had been for sale for 70 days with no takers. The home owners were getting frustrated. That's when they called in Frank Petriglia from Remax Hallmark in Toronto. Frank knows that calling us in to stage the home and prepare it for listing photos brings the same results every time we work together. A sold sign in very short ...

As soon as they phone on your listing, do you run to show the property?  Do you ask any qualifying questions?   Can you afford it?  Have you been qualified by a Lender.  When do you need to move. Are you under contract [Buyer's Agency Agreement] with another Broker?   Hi there can you show me that listing by the water? No Problem,  Are you working with an agent? Yes I am. She is in Toronto but she's unavailable right now. Are you going to have her show you the property?  Can't you just show me and I can talk to her? How about I will show you and you can sign a Buyers Representation Agreement. If you want the property I will be your agent just for that property. Well that won't work for me.... Well neither will me showing you the property,  without a written agreement. OH SNAP! ..because...

You know, like many of you, I have spent many years in jobs that paid the bills, had schedules, were sometimes robotic or mindless, and just didn't do anymore than fill a need.  They weren't meaningful. But in 2009, I discovered my calling and I pray that many many of you can find the one thing that makes you so excited about what you do that you get up everyday with joy in your heart and a spring in your step just because you know what is ahead and it absolutely fills your heart with pure exhilaration and joy to want to get to work. You see I am a Real Estate professional but it is not the occupation that is so special, but it is the company or rather the FAMILY that I have chosen to become a part of and I will die being a part of and after you read this, maybe you can understand why p...

Have there been any offers?   Yes.      What were they?     How Should I answer? I know we have had offers,  I know the exact details.   I try to be tactful and say "They have had offers, but they were unacceptable to the owners."   How much did the people offer?   Would you respect the agent who told you ALL the other details?   Would that person now have your loyalty?   Three diamonds; Each is larger than the other. The Largest has visible inclusions, spots of floating black carbon. The smaller diamond has fewer visible flaws. The smallest diamond is perfect and a brilliant cut.   Which is more valuable?   The nuggets of information that I have, do have worth when kept to myself, and especially when shared.    How do you answer?

TORONTO, March 19, 2014 – Toronto Real Estate Board President Dianne Usher announced that Greater Toronto Area REALTORS® reported 3,459 transactions through the TorontoMLS system during the first two weeks of March 2014. This result for the TREB market area as a whole was virtually unchanged in comparison to 3,464 transactions completed during the same period in 2013.  “Despite the poor weather conditions experienced during the first half of March, an abundance of willing buyers were actively searching for a home to purchase. However, many of these people continued to be affected by the enduring shortage of single-detached, semi-detached and townhouse listings, which means that in some cases they could not find a home on which to make an offer, or they were facing stiff competition fro...
