This is a much smaller niche market that is a little tougher to sell as the number of people looking for a small home are buyers that are typically downsizing or first time home buyers. Our job as professional stagers is to show how someone would live in a smaller footprint home and still have room for a great lifestyle. 25 Marlow is in the Danforth Village area and had been for sale for 70 days with no takers. As soon as they phone on your listing, do you run to show the property?  Do you ask any qualifying questions?   Can you afford it?  Have you been qualified by a Lender.  When do you need to move. Are you under contract [Buyer's Agency Agreement] with another Broker?   Hi there can you show me that listing by the water? No Problem,  Are you working with an agent? Yes I am. She is in Toronto but she's unavailable right now. Are you going to have her show you the property?  Can't you just show me and I can talk to her? How about I will show you and you can sign a Buyers Representation Agreement. If you want the property I will be your agent just for that property. Well that won't work for me....   Have there been any offers?   Yes.      What were they?     How Should I answer? I know we have had offers,  I know the exact details.   I try to be tactful and say "They have had offers, but they were unacceptable to the owners."   How much did the people offer?   Would you respect the agent who told you ALL the other details?   Would that person now have your loyalty?   Three diamonds; Each is larger than the other. The Largest has visible inclusions, spots of floating black carbon. The smaller diamond has fewer visible flaws. The smallest diamond is perfect and a brilliant cut.   Which is more valuable?   The nuggets of information that I have, do have worth when kept to myself, and especially when shared.    How do you answer?

Amazing prices increases in Toronto's real estate market with detached homes leading the CHARGE at almost 955K  as an inner city sale!  Average Home Prices are close behind at $553K. This is an increase of 15.7% over just last year and a reduction of 8% in teh number of homes sold. Homes are purchased with the heart for family and needs. There is a new business model you can see @ banks or insurance brokers. Its the professional application taker. They fill out the required forms, enter the data, smile and nod, agree with you, then send you an email saying they can't help or something else is wrong with your file.
