Amazing prices increases in Toronto's real estate market with detached homes leading the CHARGE at almost 955K  as an inner city sale!  Average Home Prices are close behind at $553K. This is an increase of 15.7% over just last year and a reduction of 8% in teh number of homes sold. Homes are purchased with the heart for family and needs. They are paid for with our wallets.   Have the prices moved beyond reach?   Affordability If we did not have CMHC backed financing, you would require a minimum of 20% down. Amortizations were available to 30 years and beyond.  Investors never had the opportunity to have these cash flows on rentals.   Toronto currently has a vacancy factor near 1.4%      Compare with 20 years ago Rentals are subject to Landlord Tribunal control, except for properties bui...

People Love a good Story; a little gossip, a little puffery and embellishment to get your engagement, spark your interest. That Conversation over the back yard fence. My job as a realtor is not different. I need to talk about the homes history, the neighbourhood and useful facts about the local market.  Once we have created an emotional attachment; the offer cannot be far behind. Today with online listings, we are adding photo galleries and professionally produced videos of beautifully decorated homes and some emotional spark to engage with you, the swing set with kids laughing, the surprise birthday party, hyjinxs by the pool, pets running to greet you, a social event with drinks and dinner, coming home after a long trip wit luggage in tow all examples of how you will feel when you liv...

"I'm overrated," David Pylyp said. "Home Buying" is a team sport. What I was good at was assembling a strong team, setting the goal and plan together then executing that strategy, but I'm just one guy." We need a strong selection process. Input from your spouse on schools and neighbourhoods. Tacit approval from your kids on the big move. If your desired home is not currently on the market we will need to canvass FSBO's, negotiate with mere listers and door knock individual homeowners in your preferred neighbourhood. Other team members; Your home inspector's diligent eye to point out costly and needed repairs. Your Independent mortgage broker to find you the best terms conditions and interest rate. Your real estate lawyer, who through decades of experience knows exactly what rebates app...

There is a new business model you can see @ banks or insurance brokers. Its the professional application taker. They fill out the required forms, enter the data, smile and nod, agree with you, then send you an email saying they can't help or something else is wrong with your file. No explanation or solution is provided. The problems you've got left, are probably the difficult ones. We all want to find discount answers to our problems. Find the solution that's guaranteed to work, takes little time and even less effort. Of course, problems that lend themselves to bargain solutions have already been solved. What we're left with are the problems that take ridiculous amounts of effort, untold resources and the bravery to attempt something we have never done before; that might not work. Knowi...

I think that there is never enough said about how to avoid boring your audience to death. If you are a real estate agent, then trying to update your followers on the latest real estate numbers is surely one of the biggest challenges in this respect. Here's a draft of a real estate market report which has nearly been published on a Realtor's blog before I pulled it off and ordered a complete rewrite: Toronto Real Estate Selling Prices Experience Major Growth in January 2014 Selling prices in January shoot up as more and more people seek home ownership and the number of listings on the market plummets compared to the beginning of the last year. Sales The overall number of sales in the GTA in January 2014 decreased by 2.2 per cent compared to January 2013 with 4,229 sales, climbing up to 4...

So here we go.... 2014.  Low inventories. Heightened Demand and a competitive Toronto market. I learned a great Lesson this year from Leo Bruneau  from Coquitlam BC. We talked at the RE/MAX Kickstart held in Toronto, just last week.    GAZUMPING is where you have a real estate agent (REALTOR®) who has verbally agreed to your offer; but when you arrive, show up with all the paperwork signed they took more money from someone else. This is happening!  GAZUMPING The other thing that's going to happen this year, in West Toronto detached homes sales, is pocket listings.  Pocket listings are where a Real Estate Agent takes that listing, keeps it off the MLS for those extra few days or a week, provides it only to his sign calls or to the client database  that he already has.   This does a big d...

1 Jump starting the home search without any research Buying a home is more than just signing a legal document and writing out a cheque. Whether you are buying new construction from a builder or an existing resale, it's important to do your research before starting the home search process. Every buyer has different objectives to meet their needs. Source an experienced real estate agent to work with to help you tailor your search and represent your best interest.   2  Starting your home search without a pre-approval When I speak to first time home buyers, the first thing I ask is if they are pre-approved by a lender for the amount they wish to spend. Often times, the answer is 'yes' and that they walked into their bank and got their financial advisor to pre-qualify an amount. What buyers...

East Bayfront – Bayside Development on Queens Quay E. is being planned, to be a vibrant 24/7 live, work and play community.  About 5% of Bayside’s housing units are going to be 3 bedroom or larger to accommodate families. Bayside is going to be part of a large 55 acre sector bounded by Lower Jarvis, Lakeshore Blvd., Parliament St. and Lake Ontario.  When it is completed (in 10 years or more) it will also have a park, community centre, daycare and grocery store. When funding is available there will be an extension of the LRT on Queens Quay extending eastwards to Cherry Street.

Fewer homes on the market; stronger multiple offer competition, Buyers prepared with letters of approval from their lenders or standing on the curb as an unrepresented buyer wondering what happened?  2014 will continue to see price increases and competition for detached homes in Toronto that outpace the rate of inflation. Last year the Toronto Real Estate Board sold 87,000 units. That's over 85,000 in 2012. The average price of all types of Homes in Toronto was at $520 thousand. This is up a collective 9% year over year,  the average price of a detached house in the 416 is topping out at $864 thousand, and there are 5% fewer available for sale. This is going to cause more price increases, multiple offers and competition this year. The average price of a house in the 905 have moved itsel...

What are the reasons to have an online Video? I've spent many hours with agents, looked through their profiles on directories and websites to help them set up with all the benefits that those services offer. Bios, photos, service areas, specialties, skill sets, recommendations and customer reviews.   Do you know what they all concluded? "You've got to have a unified message”.  The way I explain it is that you’ve got to have a coherent brand message for all the shiny new websites to really work in your favor.  To be found You will need to create content online that will get seen, read and +googled. With Blogs and videos This content creates an opportunity for you to display why you are a leader in your community. You are busy; filing dates, appointments, deadlines, court appearances and sc...
