There were hardly any sales of acreage homes in Aumsville last month, 1 to be exact.  So, let's talk about the houses that sold in town.  There were more over the prior month, up to 9 from 4 in January.  But, the average price was quite a bit higher.  In fact, they sold for over 101% of the asking price, compared to just 98.1% in January.  With 8 homes currently for sale, without a pending offer, the inventory is extremely low, .88 month's supply.  Remember, anything under 6 months supply is considered a Seller's Market.   The data for March will begin to reflect how the virus will affect the market, it is just to early to tell right now.  To see the current homes on acreage for sale in Aumsville, visit our website. NOTICE:  Due to the current virus, all real estate consultations are be...

How is the rural real estate market around Aumsville, Oregon?  Glad you asked!  I have compiled the data for all of 2019, breaking it down by acreage size with a home.  Less than 1 acre, 1-4.99 acres, 5-9.99 acres, 10-19.99 acres and 20+acres. This information came from the Willamette Valley Multiple Listing Service.  You can find out how long it took the homes to sell, the average sold price, the average discount given by sellers, how many of those are currently for sale, and the month's of inventory.  Month's of inventory is very indicative of the type of market we are in.  Anything under 6 months  shows that we are in a seller's market.  Six months and over shows that we are in a buyer's market. If you click the link you will see the full infograph for the 2019 Aumsville Oregon Rural...

Seriously!  I had this day perfectly planned, I was going to make holiday cookies for a broker tour on Thursday, get caught up on a few blogs, update a few things on my website, exercise, follow up on some leads, you know, the everyday stuff but I have been behind the last few days. So, today was going to be my catch up day.  Wrong! I was at the end of a very long day of showing rural properties to a family from out-of-state. This day came on the end of several very long days of showing property across several counties. (By the end of the week, I'd have over 800 miles on my car.) We went into the house and the 13-year-old daughter made it to the main bath before the rest of it.
