There are currently 1546 active listings, 236 contingent sales, 211 homes pending, and 153 homes sold in August 2009. The median sales price is $225,000. I think it’s interesting that there are 326 homes for sale under $200,000 yet that’s not the most active segment of the market. The majority of the sales are over $200,000. Affordability is an issue in Bend. Now we have homes available for less than $200,000 but buyers are focusing on the higher priced homes. We even have about 100 homes for sale under $150,000. Of the active listings, 86 are bank owned and 309 are short sales. Of the pending sales, 62 are bank owned (30%) and 40 are short sales (19%). Roughly 50% of pending sales are distressed sales. Like last month, Tumalo's real estate market for August was most notable for its decreases. Once again, the number of Active Residential with Acreage listings shrank (from 97 to 93). And, unlike Sisters -- which has almost doubled its inventory so far this year, from 136 Residential listings in January to 217 in August -- Tumalo has seen an overall decrease throughout the year (from 99 Active Residential with Acreage listings in January to 93 in August). The median price for Active RW listings in Tumalo also continued to decrease (down from $875,000 in January to $689,000 in August), as did the number of Active million-dollar listings, which fell below 30 for the first time this year. Our year here in Bend started in a rather sluggish manner.  However from May 1st onward, our Market has picked up some much needed steam.  In that time we saw 859 residential properties go Pending or Sold in the Bend area alone.  579 of that number were completed sales.  Surprisingly, the entry level market began to see multiple offers on some of its best priced homes.  As an example, one of my clients, a couple who were first time home buyers, wrote an offer on a cute little 3 bedroom 2 bath home with approx 1150 square feet.  It was priced just under 100k and before everything was said and done, the listing agent had received a total of 15 offers on it and it sold for more than it was listed for.  It appears we may finally have hit the proverbial bottom of the real estate market when ...
