Fishhawk Lake Real Estate Do They Allow Log Cabins? I just had an inquiry from my lakehomesatfishhawk.com website and the potential buyer asked if Fishhawk Lake allows log cabins. I love this question and it's never really been asked quite like this before!  Absolutely!! My husband and I have even bought and sold two log cabins, both on Beach Drive. Log cabins or log homes are always popular no matter the season or the size.                  If you want to build a log home or log cabin, they must be at least 900 square feet. There's an incredible log home builder who is second generation in this business and he's done some extensive work out here in our Fishhawk Lake community. Sunset Log Homes of Oregon56200 NW Sunset HwyTimber 97144503-324-0514The quintessential "log cabin on a lake" ...

Using a Local Expert When Buying PropertyGo Local for Your Purchase! When it comes to searching for a property in an unusual setting, like Fishhawk Lake, located remotely in the coastal range of Oregon, you are best to search for a local expert to call. If you are completely new to the area and have many specific questions (as well you should) don’t you think it makes sense to speak with someone who has served in that area as well as lived there for many years?  Maybe you want to know what the weather patterns are, or the diversity of the community, or how warm the water gets in the summertime! Who’s a plumber that comes out here? How’s the internet service? How much does it snow? How many people live here part time vs full time? I’ve been asked these and many other questions that onl...

I sent off an e-mail to one of my sellers today to let them know I'll be showing their home at Fishhawk Lake on Sunday.  In response, I got an updated photo of one of their more recent family members, Fuzzy, whom I had met while signing the listing papers. They had just gotten him, he was a tiny kitten, being held oh-so-gently by my seller's daughter and they were completely bonding.  Looks like he is growing up quite comfortably and is now the king of his domaine, with a "crown" no less!

Sunshine in January at Fishhawk Lake inspires people to get outside! As I was showing homes yesterday, my buyers were commenting on what a gorgeous day it was! It gives us this taste of what’s to come, soon, I feel, as it’s been a pretty mild winter. People were hiking around the lake, canoeing, and there were even two sets of family playing tennis outside! It made for the perfect setting to showcase my slice of paradise, Fishhawk Lake. Some buyers prefer a sunnier side of the lake, and this gives us a good opportunity to see where the sun hits during the day.  I also felt like I had a direct connection to the fowl in our community, as the Canada Geese ambled by in front of my clients’ car as they met me at the Yoder Community Lodge for our two-hour tour. Moments later, a Great Blue H...

A great way to start 2018 being new owners of this sunny, flat lakefront lot with such a grand location! I had the pleasure of working with buyers who were referred to me by my past clients and friends, Todd McAllister (who owns a staging business in Portland) and Jim Browne. Thanks, guys! Ro and Shirley have been coming up here for years and spotted this stunning lot and contacted me. We talked often about all of the due diligence one does when looking to buy vacant land and build in the future at Fishhawk Lake.   The offer was made, accepted; the process an easy one. Welcome to our newest neighbors in 2018 and more to come!  If this piques your interest for pursuing buying property at Fishhawk Lake, Birkenfeld OR 97016, then by all means, give me a call or e-mail me!  One of my favorite things to do in my "job" is to introduce my buyers to Fishhawk Lake.  What's even more exciting is when someone has already created memories in their childhood and they come back with great enthusiasm!  That's what happened with one of my buyers this summer. Aaron McNally contacted me after he came up to do some work for one of my neighbors. I'll let him tell the story:   "Gayle C. Rich-Boxman said I should tell my story of the lake. This is the quick down and dirty.             I have an interesting history at Fishhawk Lake. My grandfather owned property on the lake when I was a small child. His property was just down from where the Yoder’s place is. My grandfather’s lot was the one with the concrete dock. He sold the property when I was about 6 or 7 years old and I...

Yesterday I got a call from a fellow who said he was calling to go over a 10 minute presentation with me about myFishhawk Lake website and why it wasn’t capturing views. He said that we had spoken a few weeks ago and I didn’t have the time to go over it then. I didn’t recall that conversation at all, and was preparing to go show homes, so we arranged to talk later in the afternoon. He claimed that the company he worked for was affiliated with my website developer and two others that I recognized besides Agent Image, mine. Ok, I said. And then tried to pin him down on why we needed to do this and was it going to cost me any money? He told me no, it wasn’t going to cost me anything and that he was simply going to show me through this presentation how I could get more views and better SEO ...

This particular home I called “The Treehouse”, is a lakefront property I listed and sold years ago and the boys that inhabit it love to use their front yard and there have been times after school’s out that I see them running down from the house onto their expansive lakefront area, running pellmell straight for the water! It’s one of my most favorite scenes to watch as I cruise along on my pontoon on Fishhawk Lake during the summer months.  On this rather dreary wet and cold December day, I decided I needed a summer pick-me-up. Thanks for indulging me!  I hope all of your days are “sunny”, no matter what that means to you!For more about the seasons at Fishhawk Lake just click on the underlined phrase! If you want to talk to a Fishhawk Lake local expert, give me a call! What does retirement mean to you? As much of our population of Boomers ages, this word comes up often in conversations, in both personal friendships as well as with clients. When? Will you?? What do you intend to do IN retirement, i.e., what does the rest of your life hold? The word retire came about in the 1530s, from the Middle French “retirer” which means to retreat, to withdraw, especially to some place private. In the 1640’s it took on more of a note of leaving work of some sort.  In looking at synonyms, there was everything from “ebb” to “sever connections”. Yin and yang of retirement perhaps? There are those who feel that saying the word out loud is acrimonious. On the other side, some relish the idea, holding it up in the spotlight as a lifetime achievement award.  It takes on d...

As holidays loom, many would-be buyers are currently off doing other things besides driving around the Fishhawk Lake community picking up flyers, talking with neighbors and checking out the fish ladder, the Yoder Community Center and just getting a feel for the area and the drive time from Portland or thereabouts.  With that said, there have been many questions rising about vacant lots for sale at Fishhawk Lake . That is what seems to be uppermost lately, in the mind of the current buyer. I get calls, inquiries, from my websites or other sites like Landwatch.com asking particular questions about what a property owner can and cannot do on a vacant lot.  10200 Ridgeview Terrace For Sale $27,000 MLS# 16095877Contract Terms AvailablePresented by: Gayle Rich-Boxman REALTOR® John L Scott ...

Some of you may know the story of how I arrived at Fishhawk Lake, some may not. Indulge me for a moment if you have. I was at a Quick Print getting invitations ready for my husband’s 40th birthday surprise party. The year was 2002. The man standing next to me had this beautiful watercolor rendering of a cabin that his wife had painted. It drew me in immediately. We got to talking and he said they had this very same cabin at Fishhawk Lake and were preparing to sell it. He was there to make flyers. We started conversing about this lake I’d never heard of. Within five minutes, he said to me, “Maybe this was meant to be.” Little did I know that this one sentence was a foreshadowing of a great change of course in my life.  I told my husband about it and we decided to contact him and go see...

I was dropping off fliers at my darling little cabin listing at 9864 Beach Drive Birkenfeld OR 97016 when I stopped my truck and saw this beauty standing stock still in between the two giant looping trees on the front of the property. She was beautifully framed and stood as if to say, “Well, I’ve been WAITING FOR YOU, so that I can show off this cabin!”  I snapped some shots before she very calmly strolled onto the vacant lot next door.  Perfectly posed, it’s as if I told her to move a bit over so that I could get the address in the frame…which makes me think she would be a grand assistant for me, if only to stop and have her “photo bomb” all of my listings!

Ten Questions Buyers Ask A Series Part 10This is the last in the series of common questions that my buyers ask about Fishhawk Lake Real Estate™ Birkenfeld OregonQ:How far is the beach from Fishhawk Lake?A: There are a number of coastal towns about an hour from Fishhawk Lake, that offer great variety. Cannon Beach is an hour and 8 minutes away. It offers beach-walking, many shops, resort hotels or funky coastal getaways, and has always been very popular with our relatives who all visit from back east.  Cannon Beach morning Photo by Gayle Rich-Boxman     Astoria is another coastal town an hour away, that offers the chance to see sealions sprawling along piers and large ships passing while you eat lunch on the shoreline.     While attending a home inspection of my buyer’s, I happened to go outside for a moment to enjoy Fishhawk Creek, the property's boundary that also feeds Fishhawk Lake. This view presented itself to me. I didn’t have my camera, so I told the home inspector (who is also a homeowner at Fishhawk Lake and a friend) about it and he said, "Go, get your camera! We’ll be fine.”I live just minutes away and hoped that the lighting would still be the same when I came back. I got lucky as the stillness of the waters hadn’t changed.  This photo now graces the cover for my iphone so that when people ask me about Fishhawk Lake, I can readily show them one of the many views. I have even made it into a kitchen towel, as well as notecards, with the saying, “Relax! You’re at the Lake!” This is for the 2...

Back before 1967, when the original developer of Fishhawk Lake was interested in creating a man-made lake community, Mr. Brown approached Mr. Watson and asked if he could put a lake on/near some property that Mr. Watson owned. Mr. Brown promised to move this very cabin if Mr. W would let him proceed with his dream. This cabin was Mr. Watson's and it was reported to have been moved twice during the development phase. It sits in a grand location, with part of its generous boundary actually IN the lake. I always point out this little darling to my buyers, because the story is dear and sweet and so is the cabin. Mr. W. is long gone, and this cabin was bought online from a gal living in California (so the story goes) and she now lives here full time lakefront on Fishhawk Lake. It is no longe...

This process and the people involved could not have gone more smoothly! We closed early, thanks to my fabulous loan officer, Shawn Baeschlin and my buyers got the vacation home that totally fits the lifestyle that their family has craved! The sellers were so accomodating and easy to work with as well as their listing agent, Andrew Quiroz. The seller even called me when it recorded to thank me for my help in making this happen, and we both agreed that there was some divine intervention involved. The Kolsut family will be missed as they leave the lake and embark on a new multi-generational living situation. We wish them all of the best. I am so grateful to have been the Fishhawk Lake buyer's agent for this transaction, and they are going to LOVE the Fishhawk Lake experience! Thank you, Br...

The age-old question that sellers ask before, during and even after listing with a REALTOR® . This is a never-ending topic, batted around by REALTORs®  all across the country. What is highly necessary to start with is to find someone who is your “local expert” and who knows not only how to do the number-crunching for comparables (both active and sold properties), but offers up the nuances of pricing because they know the history of the properties in your area as well as why certain homes commanded a certain price, and why others languished on the market for a good while, even years perhaps.  Having lived in the Fishhawk Lake community for 14+years as both a weekender and a full-timer, it has given me a rich history of the homes that come on the market. Being here for so long has offered...

Many a seller may leave the lake, but it very often leaves a lingering feeling and might cause someone to pine after it years later. I’ve had two sets of sellers who listed their homes with me, and were sold by me, years ago and then they moved to Mexico full time. Each of them contacted me again, either to look at buying or simply to revisit their “old place” to see how and if it had changed.  Just today I visited with two old friends of mine who had built their own cabin themselves, lakefront on Fishhawk Lake, way back in the 80’s. They live in Mexico now, but David and Gloria still have family in this area and contacted me, as they were curious to see their place once again.  We took a rather chilly and windy boat ride on my pontoon and slowly meandered our way over to their old ca...

As people navigate through city sights, sounds and smells, heading to more open air and country settings, the air changes, and your scents head on a different path.  For those who grew up on lakes in the woods, whether it be Michigan, Minnesota or where I spent childhood summers on an island on the St. Lawrence River in between NY state and Canada, there are certain unmistakable essences that permeate through woodsy areas and bring back the most delicious memories imaginable!  There is a sweet and pungent bouquet that comes from warmed tree droppings on Mother Earth’s floor and there is no other fragrance quite like it. It can sweep you back into childhood so fast it’s like a wonderfully positive time warp!  Another completely different scent is that of the interior of a log cabin. The...
