If you enjoy the outdoors, art appreciation, agri-tourism or food & wine pairings, you should know about a magical evening at Tyee Winery and Buchanan century Farm with Foodwriter Jan Roberts-Dominguez. It begins in the Buchanan's hazelnut orchard, with wine and delectable nibbles (including roasted hazelnuts of course!).  Then the group strolls up to the barn, overlooking the countryside, where the remaining 3 courses will include dishes from Oregon Hazelnut Country - The Food, The Drink, The Spirit and will be ingeniously paired with Tyee Estate Wines. Visit Tyeewine.com to purchase tickets. The farm is located at 26335 Greenberry Road in Corvallis. You can call 541-753-8754 for more information.   We decided to see what was on the menu, and it looks pretty delicious:   Stand Up Cour...

You are moving for a reason. The last thing you feel like doing is prettying up your existing home. You are ready to move on. We get it. However, you are wise to consider what has to happen in the mind of your buyer. A dream has to be seen and bought. Let’s stop and analyze the situation and be realistic about what you might be willing to do and how it will help you sell your home faster. Duke University did a study on the role of home staging in the selling process. According to the findings, the goal was to “empirically test some of these principles in a controlled, scientific way in a real life setting.” Further, they note that “While we recognize the artistry of staging, scientific testing invariably requires simplification, and we feel that our findings will be useful despite this ...

I recently attended another one of those “inspirational” seminars – against my own better judgment. But this one was so hyped about that I thought maybe I can learn something new there. So I went – and again, as so many times before, I sat there and in disbelieve watched a lot of people standing up on command by the guy in the front, clapping for some person who admitted that she wanted to spend more time with her family but worked too much to achieve that. What am I? A seal in the circus?? Somebody orders me to stand up and clap? And I paid for that? Lady, if you cannot set your own priorities, what are you expecting from the guy in the front?   The essence of this seminar, if there was anything worth my time and gas, could have been said in 1-2 hrs max. Instead it started at 8:30am an...

Even if most of the performances on both sides of the sale process, before and after an accepted offer are very similar with a lot of agents, I see cases where the marketing is not all that bad, or the process to find a home is pretty good, but when an offer is accepted, the ball is - well - dropped. Of course one can already make deadly mistakes when writing or countering an offer. For instance if the buyer asks for closing cost. I try to never touch these, more often than not the buyer needs them and would rather accept an above asking counter for the sales prices than negotiations about the amount of closing cost.   But once an offer is accepted, the real work begins. An agent needs to have timelines and deadlines under control, negotiate repairs, read CC&Rs and preliminary title rep...

You would never know that Corvallis, Oregon is a hotbed for bellydancing aka "dance du ventre". With an incredibly high percentage of engineers and scientic minds dominating the community with all their practical innovation, how could one possibly fit in Folkloric Egyptian Oriental dance? It's not intuitive. Consider this. It is the world's oldest dance.  If you would like to see evidence of this yourself, just go to Old World Deli on Wednesday June 20th from 8-10 p.m. to investigate. You will see what the Corvallis Bellydance Performance Guild has up their sleeve for their weekly performance. It turns out we have 7 instructors and separate locations. There is a guild of dancers in Corvallis and a larger Middle Eastern Dancer's Guild of studios which include dancers from our area and b...

The local news source, the Gazette Times, has a section dedicated to "Police Log," a place which notes what disturbances or threats have occured recently in the community. It makes for interesting reading and is one of the more popular sections according to the GT website. In looking over the last couple of weeks' reports, you can't help but notice that most of the calls are of a medical nature. Yes, in the last 2 weeks there were 3 drunk drivers noted which is ominous in its own way, but overall the reports at least based on a cursory review, collaborate the feeling of safety and peace which Corvallis has to offer. This is a wonderful town of innovative and professional people with great schools and a wonderful natural backdrop. No wonder we were named America's Most Innovative City fo...

In a buyer's market, it is easier to get sellers to pay for repairs. However, the market is moving, and we are seeing more multiple offers. This means that sellers should do everything possible to avoid a laundry list of requests for repairs.  Inventory is much lower now and it's moving in the direction of a seller's market, but still not the seller's market we saw at the height of the bubble. What is the most common repair buyers request? Heating and cooling systems which need cleaned and tuned up. For the month of June we are arranging for a special offer especially for our clients, past and present. Either a heating or cooling tune up for $45, less than half of what people typically pay inBentonCounty. Between Stevan at Eco Home Comfort giving us a discount and us chipping in to help ...

From the perspective of someone relying on a real estate agent, it is important that the professional have proficient negotiation skills. The battle of wills and emotional intelligence involved in the back and forth of transactions is good cause to choose carefully who ‘goes to battle’ for you before you reach the closing table. Because Results Realty is made up of two of us with vastly different strengths and styles, our complementary coordination is in both of our clients’ interests during negotiation. Earlier this year, Inman News published a letter to the editor which defined a good negotiator as being “not a steamroller; a fine-tuned instrument who can evaluate needs and wants and match each participant's needs to the available capital. The more powerful the opponent, the more deli...

Again and again I see sub-par listings. Poor pictures (how hard can it be to close the toilet lid...), boring text, next to nothing in marketing, no or poorly prepared open houses, lousy or no flyers…..   And I ask myself why those poor sellers do not ask for more, expect more.   Most likely because they simply do not know what to expect.   A listing agent is your portal to the buying world. Wouldn’t  you want that portal to be as perfect as possible?   You are paying this listing agent. Demand performance!   The first action a seller should take is to find out what the best and most successful agents in the area are doing to sell a house.   To find those agents simply call two or three title companies. They will know who is closing a lot of transactions, on time, without drama and wi...

Deferred Maintenance will cost you dearly! You want to sell your home. Your agent prices it according to the market. But she also probably tells you that there are a lot of things to fix. A few window seals have broken and the windows are fogged. Dry rot is visible. The roof needs repairs if not renewal. Oh, that, you might think, that is nothing, I am living with it for so long, what could it be? It will be a LOT, in lost value that is. All the repairs you have not done over the years, the deferred maintenance, the cost for the new roof you put off, all that severely diminishes the value of your home and a buyer will take a much bigger discount from you with a low offer than it would have cost to keep the house up over the years. In a recent transaction the accepted offer was 12% und...
