Bank of America is now requiring a new addendum be signed by buyers and sellers for all transactions initiated after April 4. This new LMO 503 Short Sale Purchase Addendum  has a second page that must be signed by both listing and selling agents. It prohibits one agent representing both sides of the transaction.  It says  "Dual Representation" is not allowed.  It defines "dual representation" as "a single agent representing both the buyer and the seller in the transaction". That much is clear.   But it also precludes a "Listing Realtor/Broker" from having any "existing business relationship with the buyer". Fannie Mae is offering closing cost assistance of up to 3.5% on Homepath/foreclosure loans thru June 30, 2011 You read it right.  Fannie Mae announced that for offers made on or after April 11, 2011, they are giving buyers up to 3.5% in closing cost assistance for primary residence purchases of Homepath/foreclosure properties. What you need to know: The loan MUST close by June 30, 2011 - no extensions on this date. This is for the purchase of a Homepath/foreclosure property that will be the buyers' primary residence - no investment properties, no second homes allowed. This closing cost assistance is only good for offers submitted on or after April 11, 2011. It's funny how sometimes the way we interact with others versus how we act behind closed doors is so different. Studies have proven that a person will agree in an experimental situation with an answer that is clearly wrong, simply because other people are answering correctly. Will Radioactive Particles reach Eugene Oregon or the East Coast? Part 1 Since the disaster in Japan I have been praying for the thousands of individuals experiencing such devastation.  I can’t for a second imagine the trauma of life as you know it disappearing in a flash, and worse not having a home to come back to or maybe not even food to eat.  Please keep the Japanese in your prayers. Will Radioactive Particles reach Eugene Oregon or the East Coast?  Part 2 This is the 2nd post: Read the first post Nuclear Reactors are supposed to be safe, how did this happen? First, the Tsunami whipped out all of their backup systems.  It’s important even when a Nuclear Reactor is shut down (which happened automatically when the earthquake hit) that they are cooled, because they create tremendous heat even while not operating.  If you don’t disperse the heat, it causes the insides of the Nuclear Reactor (where the fuel is stored) to melt.  That is what causes huge amounts of radiation to be released. Second, the pumps that keep the system cool failed and the water stopped circulating in the Nuclear Reactor.  This caused water to disassociate into its components: oxygen and hydrogen....

Price of Gas around the world: an Apples to Apples Analysis Recently I posted Price of Gas is all relative, and it's not as bad as you think!  I got many comments, some positive, some not, some pointing out the obvious, that I was not comparing apples to apples when looking at the price of gas.  Today I want to address that very issue.  I did some research and the best source I came up with was Wikipedia's Gasoline and diesel usage pricing for the price of gas per gallon.  I used $3.51 for the US national average as it was reported on 3/7/11 by Market Watch.  Looking at the graph, please note that the first seven prices are as of March 2011, the next seventeen prices are as of February 2011, next seven prices are as of January 2011, and finally, last three prices are as of 12-30-2010.  ...

Price of Gas is all relative, and it’s not as bad as you think! I was in the kitchen listening to CNN talking about the price of gas and how it’s rising daily; it’s expected to be closer to $4, maybe even $5 per gallon fairly soon. I got to thinking, what I do pay on a per gallon basis for the Gatorade in my hand?  And how about the liquid soap I just used to wash my hands, and what about the Special K Protein Shake I’ll drink between now and lunch? So I did some analysis.  I collected price data on 20 different household items – broken into categories: Cleaning Supplies, Medicine Cabinet, Drinks and Liquid Meal Replacements.  I converted them to a per gallon cost, compared them to the last national average of gas per gallon I recalled hearing ($3.55) and here are the results:   Notice ...

VooDoo Doughnut has buzz - TRY IT - in Eugene Oregon! Years ago while in Portland for a conference a fellow attendee begged me to make a doughnut run with her to VooDoo Doughnuts.  It wasn’t that warm out and I couldn’t understand why she would want to go to a doughnut shop in an iffy side of town, especially one with the name ‘VooDoo’ in it.  “What” she asked, “you’ve never heard of VooDoo Doughnuts?  You don’t know what you’re missing!”  I took the bait and went with her, but what I didn’t do was eat a doughnut.  Yep, that’s right – I spent all the time getting there, waiting in line (who waits in line to buy a doughnut?), and nothing in the display case looked worth my money OR the time I’d just wasted.
