Sometimes being a photographer means after you see something you know you are going to have to come back and today was one of those times. I was showing a home on the eastside of Portland and when I looked out the window of my car I told myself that, “I need to come back here at night… this would be an awesome shot.” Well, I couldn’t wait too long and I came back tonight and got the shot. Mainly because I knew this dry weather wasn’t going to be around for long and I thought I better take the shot while I can or my next opportunity could be June. Yes, today at the PetSmart in Clackamas, County, I will be dressed up as Santa to take pictures with any pet you choose to bring in to help raise funds for a no kill animal shelter in Oregon City. The Oregon Ferret Shelter is a shelter that I’ve been volunteering for almost 15 years. This shelter helps with pets that can no longer be taken care of by their owners, usually because their owners are moving to California for job relocations and find out that you can’t own a ferret as a pet in California leaving them with a pet they have no idea what to do with. This is where the shelter comes in to save the day, they take these very loved pets and find new homes for them with other families around Oregon that are looking to adopt a ferret. Today when I got the call from the North Pole and at first I was a bit worried. But, Santa assured me that everything was alright and the elves were working hard and Christmas is on schedule. But, he did need my help! You see he said this time of year he is very busy and can’t be all the places he is requested to be and sometimes needs helpers to fill in for him. This is where I come in! Santa was requesting my help with a fundraiser for The Oregon Ferret Shelter where he sits at PetSmart in Clackamas County and takes pictures with all the animals that come in. My area of expertise is in an area known as Happy Valley where literally 1 out of 4 homes (Big McMansions I might add) are short sales.  My buyer wrote a very low offer on a home there.  The listing agent seems unfamiliar with the short sale process and worse yet unfamiliar with the area.  This home was overpriced, especially for a short sale which explained why she had yet to collect an offer (most short sales in the area are priced so low they attract numerous offers). Anyhow, I asked if she'd mind if I submitted a letter and comps to support our low offer and she seemed overjoyed that I offered and in fact encouraged it. After submitting the information both her and the bank were amazed to see the data and what it suggested.  What I was told would be a verbal counter in less than a w...

This week we staged an occupied home where a dramatic change was made in the Living room.  Here's how it looked when I first viewed this property ... it's the first room you see as you enter this lovely home: The sellers had a beautiful custom-made pool table in the living room and seemed a bit disappointed when I advised that buyers in this price point would be expecting a living room furnished to show how they might use this space to entertain ~ but they were also very motivated to ensure their home appealed to their target buyer.  They had the table professionally disassembled & packed for their upcoming move, and we brought in suitable furnishings to show the original function of this room ...   Make sure that your home shows the true function of each room for potential buyers.

We recently staged a new construction home with a "country rustic" style on a half-acre lot in Portland Oregon ... our staging team fell in love with this house for several reasons  (one is that it has a 4-car garage that would be a stager's dream storage area!)   Agents and Homeowners:  Showing an inviting furnished property in the online mls photos is much more likely to encourage a potential buyer to view the home in person.  Vacant rooms don't have the ability to capture the buyer's imagination the way that a staged property can. This new construction home is full of quality craftsmanship .but had been on the market without any offers for over a month.  The sellers told us that buyers couldn't figure out how to place their furniture near the fireplace -- they thought it wasn't a large enough space.  Our staging proved that the space was larger than they thought!  Here are some photos of the staging of this home ....

Room Solutions Staging recently staged a vacant Portland home built in 1990 that was lovely in its day, but had very formal, heavy draperies and some dated wallpaper!  Here are some Before & Afters ... the photos are small but you get the general idea.
