On the corner of Southeast Washington Street and Fifth Avenue in Hillsboro stands an old house with a brand new makeover.  100 years old actually and until recently was known as Wehrung. But its dramatic makeover called for a new name Garrett Lee Smith Safe Haven House, after Republican Sen. Gordon Smith's son, who committed suicide in 2003 from depression.  Washington County isn't the farming community it once was.  We are urban now and have to deal with urban issues, namely homelessness.  Every night, 10 men and women with mental illnesses and a history of homelessness bed down at Safe Haven. The facility, run by Luke-Dorf Inc., a Tigard-based organization with treatment centers throughout Washington County, is the county's first facility geared toward chronically homeless individ...

Hillsboro is located in the heart of the Pacific Northwest's Silicon Forest.  Known for global employers such as Intel, Nike, Tektronics and IBM -- to name a few -- the Hillsboro neighborhoods offer convenience to those working in this industry. Business parks and high-tech campuses are intersperced throughout many desireable neighborhoods, and finding the right home shouldn't be a problem.   Hillsboro is also the County Seat of Washington County. Hillsboro has had some major renovations in the past few years, focusing on the Orenco Station area in particular. Orenco has a great shopping center at the heart giving this a very local, community feel. Brownstone townhomes make this an extremely attractive area. An active Saturday Market offers shoppers fresh produce from local family farms...

Recently, I have been working with investors who do condo conversions. Broker Agent News will be featuring our company in their July issue. While looking at properties in the Hillsboro area I came across some plans that the city of Hillsboro just announced and boy did it get my investors going. This article by the Oregonian says that they plan to take what was once considered rural and start to put in high rise condos. With Intel and Nike in the Area they think the growth of Hillsboro in the next 10 years could double its present population and with MAX (Our rapid transit system) nearby, it would also be an easy way to go to downtown Portland and reduce the traffic on hwy 26.As Hillsboro and Beaverton grow the condo conversion projects that we are working on presently should only rise in...

Barbara had been unsucessful  in selling the farm that her late husband Scottie had built from scratch. The Farm one of the last remaining large parcels of land inside the city limits catered to families flocking to the fields for U-Pick Berries, Grapes, and several varieties of Apples, Pears, Cherries and Plums.I had driven past the small gentleman's farm many times over the past 15 months that it had been on the market with a total of 4 different companies. As I walked the Corners of the property with Barbara theI could sense  pride of ownership in her words as she described in detail the many years that Scottie had lovingly built his dream. It was also obvious that the task of keeping up with the burden of running a working farm was much to large of a task for Barbara a woman now in h...

More and more people are making good money in the world of technology, but don't have any credit history. They make enough money that they buy everything with cash, thinking that by buying their cars and other items in cash would make it easier to get through life. Now, they want to own a home and are finding out that not having a credit history is making it very difficult to get that loan. This is where owner financing can help.

You may have heard the phrase don't sweat the small stuff. Well I can tell you the person that said that wasn't selling their home. If you are selling a home you are most likely a buyer also, so why not think like a buyer instead of a seller? There are so many things that you can do to your home that are free or very inexpensive to make it sell faster and for more money. You are more than likely looking for a home after you sell yours, right? What is it about the homes you are looking at that make them desirable to you? Is it the curb appeal, is it the layout of the furniture? Each and every home is slightly different, but two homes could be exactly the same layout and you will like one better than the other? What was it? Smell, Cleanliness, Furniture or Staging? What was it?These are al...

If you are putting you home on the market you are looking for the most suitable buyers. Telling your Realtor to mark the home to sell AS-IS can and will discourage 50-75% of potential buyers from ever seeing your home at all. When a buyer is looking on the internet for homes to purchase they are looking for homes that they feel are move-in ready. Most will pass right over a home when they see that is sold AS-IS, because the see the home as a fixer and may have problems. Now even if you are planning to sell your home AS-IS there is no reason you have to tell the buyer this before hand. Let's look at an example: If you went to look at a brand new one of a kind car and the company told you it was sold AS-IS you might be less likely to look at. But if you drove that brand new one of a kind ...

Have you every heard this advice? "Make sure you have your home sold before you find your new home." This can be good advice or bad advice, it can cost you thousands and you may not get what you want in your new home.I'm not saying don't put your home on the market, but I am saying you really want to start looking at the same time your home is put on the market. The reason I say this is because if you don't have an idea what you are looking for or the prices of the kinds of homes you are looking at. If your home sells before you start looking, you may panic and buy the first thing you see at a much higher price than you would if you took your time and knew the market. There are many reasons not to panic. Did you know if you find that dream home you can purchase it and move in prior to yo...
