Marylhurst Homes for Sale Lake Oswego Located on the South East edges of Lake Oswego Marylhurst homes for sale Lake Oswego is a neighborhood which is sought by many.  The Marylhurst homes for sale Lake Oswego in the Marylhurst neighborhood were built, for the most part, in the mid-1990's, and it's nice to see the charm and character of Marylhurst take shape.  Trees are now either matured, or close to it, the newness of the newly developed subdivision has waned.  Now Marylhurst homes for sale Lake Oswego is a very comfortable, quaint, established neighborhood. Located, literally, next to one of Portland's prestigious campuses Marylhurst University which was established in 1893, when you search for Marylhurst homes for sale Lake Oswego home, you know that neighbor isn't going anywhere. I love the City of Lake Oswego's distinct neighborhoods: Palisades, Mountain Park, Main Lake, First Addition, Village on the Lake, Marylhurst.  My first post was about the City of Lake Oswego itself. If you notice on the main post about Lake Oswego, the hyper-local neighborhood posts are all linked.   I rounded it out with . . . Forest Heights which has nothing to do with Lake Oswego.  Forest Heights in a large community in the City of Portland.   I like the area, location, properties, etc.  So there's a total of 8 post (but who's counting??) Homes For Sale in Lake Oswego and Other Interesting Things  Homes in Palisades Lake Oswego  Homes For Sale Mountain Park Lake Oswego Homes in First Addition Lake Oswego  Village on the Lake Homes for Sale Lake Oswego  Marylhurst Homes for Sale Lak...

This is a post about Lake Oswego -- Homes for sale in Lake Oswego and other interesting things.  Lake Oswego is an area located near the Metro Portland hub.  It is a manmade lake, which came about during the age when the area was being used to mine iron.  The smelt was run off into the lake.  That was MANY YEARS AGO!!  There are NO iron plants in the area, and the lake has been converted into recreational use many, many years ago.  In times past, many "city" dwellers purchased small parcels as vacation or weekend get aways, and the 15 miles from Downtown Portland made it desireable. Now Lake Oswego is a vibrant, high demand area.   Lake Oswego maintains it's own city, fire department and school district. Near enough to downtown Portland, but separate and clearly a city in its own right,...

(Room Solutions Staging, Portland OR)
How do you bring a 1970'q home to the 21st century?  First, call a Home Stager in Portland Oregon. Our Portland-based home staging company has worked on hundreds of homes, but this one in Lake Oswego Oregon was quite a transformation.  (Every day across North America this scenario plays out:  the client contacts a local professional home stager for a proposal to help prepare their home for the market.  In this case, it was an estate and the family wasn't sure if they should do any repairs or painting.) When I walked through this house, I could hear it telling me "I'm actually much prettier ~ I have great potential!"  It's true that homes we stage "talk" to us -- so I've learned to listen to them :-).  This home wanted to be much more attractive, and it deserved it.  It's in a very de...

Last week Synergy Staging had the opportunity to stage this beautiful home in Lake Oswego.  When we visited the property to do our walk through it was clear that some of the colors had to be toned down.  Fortunately the owner understood that the colors would not appeal to everyone and was prepared to paint the interior of the home. How one prefers to live in a home is almost always different from how one should sell their home.  We personally love bold and vibrant colors, but when selling your home, keeping a nice warm neutral is going to be appealing to the broadest range of potential buyers. In the before picture you can see the living room had a mix of white and mint green.  Although the ceilings were very high, the room was small and broken up with a lot of different angles.  Painti...

Once upon a time . . . there was a home builder in Lake Oswego, OR 97034 who, apparently, had read "The Lord of the Rings" at some point in their life. It must have been very awe inspiring.  Because then that builder grew up, they actually named streets in the vast subdivision with all too familiar names (for those Hobbit fans).  Now, this area was built circa 1970's and 1980's prior to the movies coming out.  But the names of the streets do reflect the builders passion.   There is: Hobbit Ct, Tolkein Ln, Hillshire Dr, Anduin Terr, Rivendell Ct, Rivendell Rd . . . to name a few. When I was up in the area showing property several years ago . . . coincidentally, it was right when TLOTR hit the movie theatres.  Of course, the names stood out.  We actually toured a lovely, elegant home on S...

Whenever I have the time-- or good excuse -- I like to cruise into Lake Oswego.  My "excuse" today was:"Darn, I'm out of bread." Combining that with my desire to blog about one of my favorite bakeries, St. Honoré I headed out.   DO YOU BLAME ME?  Delicious . . . But I kept I shunned the goodies, and got my loaf of bread.    A lovely selectionof Baguettes, Ficelle (seeded or plain), Couronne, Parisian, Petits Pains Auvergnat, and Fendu.  Their "specialty" breads, and what I go for is the "Miche" bread, a hearty "shepard's" style break with whole grains, natural level start, which turns our a dense, rich and full of terroir flavor!  They even let this bread "age" for a day to get the flavors rounded through each loaf.  But there are other breads: Raisin & Fennel Benoitons, Cranberry Hazel...

Housing prices in our market started to decline in late 2007. The average Lake Oswego sale price fell 4.5% in 2008 and through the first 6 months of this year it has decreased another 13%. Year Average Sale Price Real Buyers 2005 573,443 756 2006 682,144 634 2007 739,801 598 2008 692,828 384 through June 2009 563,862 146 We are in a strong buyers' market with sellers vying for the attention of buyers by beating the competition in price and condition. In addition to the decrease in the number of potential buyers, those that can "afford" to sell are faced with competition from: undervalued bank owned foreclosures drama-priced "short sales" trying to avoid foreclosure new construction inventory with below market financing Distressed Property Information -zip codes 97034 and 97035 Currently...

We've staged two other foreclosed homes for this smart and savvy bank and have posted about them here on A/R. This new construction home has been vacant and on the market for 2 years before we recently staged it ... here are some Before & After photos.  Don't you agree that potential buyers would find the "after" version more appealing -- and want to write an offer? I hope this will encourage both agents and home stagers to contact your local banks and talk to them about the benefits of staging foreclosed properties.  It's a win-win partnership for the banks, the neighborhood, and the community! (By the way, the first foreclosed home we staged for this bank was on the market for over 2 years, and sold within 6 weeks of staging!)     The Bank selected a great team of agents to market thi...

Is the client really importlant? (edit/delete) So, I just finished a job with a client that was a dream.  She fully understood the concept of staging, didn't balk about the price and let me have fun!  I have found over and over again and I am sure many stagers have too that when a client gives you full rein witha  project, it will turn out to benefit objectives: 1.  To showcase the property to it's fullest potential, 2. Make the client happy and 3. Give you a sense of accomplishment and great photos to later market yourself.  A bad client can make all of the above much more of a challenge and a drag on creativity, thus giving the homeowner and the property an un-just staging.  The below photos are of this recent job.  The homeonwer will soon have another property for us to stage.
