Drum roll please.....Here is our entry, a cardboard, non-edible gingerbread house, (per the stated rules.)  I am pleased to announce we won "Honorable Mention," essentially came in second place. As I was the appointed builder, I was delighted I was able to keep the house. If we won, I would have signed over the deed to the Lincoln County Board of Reators. The house was complete with a listing sheet showing a 3 ft lot and 2 baths.Both outhouse baths included a couple of tiny rolls of toilet paper. The house was listed fully furnished, had a sofa, table, hearth and many extras such as craftsman window sills and cloth curtains, door screens, all from recycled junk mail, scraps and old xmas items. This photo was taken just after the streetlight turned on, located at the end of the turnaround in Historic Taft. There are a number of hotels, condos and restaurants (Mo's famous clam chowder!) within walking distance. This shows the end of the Salishan spit, which is actually the opening to Siletz Bay from the ocean. Today I bring you a photo of the Siletz Bay, located at the Historic Taft District. Taft is at the south end of Lincoln City. To the left of this spot is Mo's Restaurant, famous for great clam chowder and other delectable seafood entrees. If you want to get an ice cream, go across the street to Eleanor's Undertow, a favorite with kids as they have fun games such as pinball and air hockey. I often stop in Taft during my real estate appointments to enjoy a 20 minute vacation with my lunch. On a day like this, many people like to collect piles of wood for a beach bonfire in the evening. A simple method used to determine the value of rental income property is the "10X Gross Multiplier."  It is a simple formula to determine value based on the yearly income. A Comparable Market Analysis (CMA) is also used to evaluate the property and to find the average sold price per square foot. I like to use both methods when looking at the purchase or resale of a rental. The above property has been a successful rental, so a multiplier of 10X gross yearly rent will help determine current value. I include this information along with my sold comparables to see if the two numbers are similar. *Please note: 10x gross may be an optimistic number in some regions with severely depressed home values. Today I bring to you a photo of a sunny winter day in Lincoln City, Oregon. Lincoln County has become a popular place to search for an affordable beach home on the stunningly beautiful Pacific Coastline. This stretch of road goes through the popular "Oceanlake" district of Lincoln City. OK, you have read about Devil’s Lake in my blog before, as my family used to own a cabin on the lake for many, many years, but did you know that the lake is connected to the world’s shortest river? Yep, the river goes a whopping 120 feet from the lake to the Pacific Ocean. The D River is the world’s shortest according to the Guinness Book of World Records. How do you as smaller city in Oregon get some 250 people visitors to your city and teach them about the history at the same time? You set up a Geocache mystery adventure and people from all around come, that’s how! The kids finding the first cache of the mystery Well, The Lincoln City Parks and Recreation department did that and they apparently do it twice a year and since we are fairly new to Geocaching, we got involved in this one, met some great people from all walks of life and even got to watch what I call a feeding frenzy at the beach. During this 3 hour adventure, we got to go visit the boardwalk, the library and even a local garden to look for the clues and learn about the history of Lincoln City. Everyone has their holiday traditions. My family and I celebrate Christmas and so our traditions revolve around that holiday. Our family tradition for this holiday actually starts in the summer. Lincoln City on the Oregon Coast   On a recent trip to Pier 101 for dinner with my daughter’s Kelsey, Kendra and Kendra’s husband Josh, and my husband Scott, we devoured some great seafood, starting with an appetizer of Steamer Clams.  Scott is a good one for giving the waitress a hard time. When she arrived at our table with our drinks and soup, Scott was busy talking and didn’t acknowledge the fact that the waitress was piling up the fresh cracked pepper on his chowder.  I finally nudged Scott, who was surprised to see a small mountain of pepper on his chowder.  We all got a good chuckle and Scott kept a better eye on the waitress for the rest of the evening.  Around the table we ordered the Crab Stuffed Shrimp, Seafood Fettuccini, a Shrimp Po’ Boy and the Brie Salmon.  We all enjoyed...

Today I had a real joy talking to one of my past clients on the phone. I had called her a couple days ago to see if I could stop off, to see how things were going, and hadn't gotten a call back until today.It seems my client, being from Arizona, had never been to the ocean, and her son had taken her to the beach for a few days.
