July 1 was by all practical means just another fog-filled day, soon to burn off my lunch time in Oregon, but for many of its residents, it was a day they had been waiting for for a long time. The day of legal possession of marijuana in Oregon. And to think that my husband and I were present to help celebrate this glorious occasion, not that we had any pot on us or even around us because we did not, but we can always say now that we were in Oregon when it happened.Of course, what also happened is I ran out of data for my cellphone.  This photo shows the delicate construction of an older manufactured home, circa 1978. Many clients ask me why lenders do not like them and charge more to finance a manufactured. These photos may shed some light. For one thing, they tend to burn hot. This fire was started in the kitchen and was in full blaze by the time the firetruck arrived. The coastal wind blew the flames nextdoor and toasted the carport of the neighbors house, as well as melted some of the siding.The manufactured was located in Pacific Homes Beach Club, a very popular subdivision close to the beach in Newport, Oregon. These homes are usually bought and sold as a cash sale if the home was built before 1978.

About three times a year, I fly to my home town of Los Angeles from Oregon. I was looking through some of my photos from last year, found above photo I took in LA, California, to share with my readers. Why is this significant? Because in Oregon, we do not pump our own gas. It is state mandate to have it pumped for you by a gas station attendant. The photo below was taken recently while I was waiting for my gas tank to fill, from the comfort of my car.  They even washed my windshield for me. Ahhhh. Just one of the little things that makes it so great to live on the Central Oregon Coast!

Here is a photo of the very beginning of a remodel project on a very old home with major water damage due to an incorrect window install. There was a small "closet" wall which needed removal so we could get to the larger window to replace it. This room was previously filled to the brim with trash and wet furniture, so it actually looks pretty good now that you can actually see the walls! The larger window on the right side was designed to be installed vertically, not horizontally. It appears to have leaked for years. You can also see the effects of deferred maintenance to garage roof, outside. The walls have been removed and work has begun on window replacement and new drywall and insulation to follow. This is a view of my percussion station inside the orchestra pit. Shrek, The Musical,  had a very successful 3 weekend run at the Newport Performing Arts Center in Newport, Oregon, in Nye Beach on the Central Oregon Coast. Shrek had sellout crowds and was well received. My job was to play all written xylophone, glockenspiel, tympani, bongo, conga, bell tree, mark tree, cowbell, tamborine and assorted special effects. I was able to transact plenty of real estate business on my phone during intermission and rehearsals. I gave away numerous slide whistles with my card attached, (I used a slide whistle sound each time Pinocchio's nose grew!) and have made valuable social connections with members of my community. I was working with buyers for over a year who suddenly decided to buy a home off of Craigslist, a FSBO in a rural area, on septic. They called me after writing an earnest money agreement which they said they were pressured to do right away by the seller, so the seller could hurry up and make a bid on the house they want to move to. Now that they are getting nervous about the transaction, they want to know if I can help, as I have been their agent for the past year, showing them homes every time they called. It may be a bit early for 2015, however, I know where I will be..... Playing vibraphone with the Lincoln Pops Big Band at the Embarcadero Resort on New Years Eve! Here is my well loved vibraphone. It is a vintage Musser Pro Vibraphone, circa 1975, manufactured by the Ludwig Drum Company. I play it with four yarn wrapped mallets to form chords, much as you would if you played a piano with two fingers on each hand.     Rehearsals have begun for another exciting off-Broadway show at the Newport Performing Arts Center! I will be joining the pit orchestra for the live theater performance of the wildly successful and funny Mel Brooks musical, "Young Frankenstien!" I will have all of my favorite xylophones along with a number of various percussion instruments, such as triangle, ratchet, suspended cymbal, thunder machine, cabasa, and other fun toys! Have you ever been cleaning and found a diamond in the sock pile? That's what happened to me yesterday while cleaning out a closet at my house. I came across a bag of paperwork, assorted receipts and such, the kind that you might put aside to sift through at a later date. I prepared myself a cup of coffee and dug in to the center of the stack. What I found was an old piece of mail stuffed between two junk mails - I almost threw away a testimonial from a couple who live in New York!  View from the percussion section!  A glimpse of my exciting world in the pit! There is nothing I like more than spending time playing music, especially when it is a live stage show at the Newport Performing Arts Center in Newport, Oregon.  These photos were taken in the orchestra pit of "The Black Tulip," a show that was based on the story by Alexandre Dumas, author of "The Count of Monte Cristo."  Our conductor, 18 year old Jacob Hanna, and his father, Brian Hanna, wrote an original screenplay and Broadway style musical score. The Black Tulip is classic Dumas literature based in the 17th century. This photo taken during an inspection of a home I have in escrow in Newport, Oregon, on the Central Oregon Coast near Agate Beach. There was a cabinet that was painted shut, inspector asked me if I could gently pry it open to see if we could find electrical box. What I found was much more interesting!! Home was built in 1955.  A crusty old cabinet which looked like it may have once held Ball jars full of homemade jellies had old newsprint underneath the linoleum flooring lining the shelves. I took a photo with spiderwebs intact for your viewing pleasure. I think it is truly a work of art.   Enjoy!

Here is a teaser photo of my drumset from the orchestra pit. Today I played two consecutive shows at the Newport Performing Arts Center, in Nye Beach, located on the coast in Newport, Oregon, for busloads of kids from local schools. Our opening weekend went very well, we are hoping for sellout crowds for Friday night 7:00pm Mar. 1, and Saturday Mar. 2 Matinee at 1:00, and another evening show at 7:00pm. Seven Brides for Seven Brothers is a Broadway style show with a live orchestra in the pit, elaborate sets and lots of singing and dancing. It is based upon a movie made in the sixties of the same name, and has a western theme about a woman who marries a mountain man and lives in the Oregon back woods. Many visitors who come to Newport, Oregon in February are making a beeline for the Newport Seafood and Wine Festival. It is Newport's biggest fundraiser for the Greater Newport Chamber of Commerce and one of the most exciting events of the year. Housed in two extra large tents, the Newport Seafood and Wine Festival is a well planned competition for Northwest area wineries who want to put their brand of wine on the map. Every year, I participate in the Ambassadors Information booth located just inside the front entrance to the festival. This sliding glass door did not open easily, which prompted me to take a photo (with owner permission) and suggest a pre- inspection and bid for repair by a contractor, prior to listing the house. The inspector reported, "Either it was installed incorrectly, or the building has shifted. Hard to tell until siding is removed." In any case, this is a potential problem for any buyer or seller and reminds us how important it is to get an inspection by a certified inspector, including a second opinion and bid from a contractor of how much this type of problem could cost to get fixed, as there is likely more to this problem than meets the eye. I recently found a new "road snack" for long showing appointment days when food is not easily accessible. I used to eat peanut butter and jelly, however, I do not want to find out the hard way if one of my clients has an allergy to peanuts. For some people, all it takes is the ability to smell or be in the same room with peanut products to have an adverse reaction.
