Loss Mitigation Shortsale Institiute is seeing a great need for Loan Modifications recenty. There are so many homeowners in ajustable rates that  are looking for our help. Most of these homeowners are not in trouble yet but they know they will be when thier payment adjusts.  Most are still working and can afford the payment they have but will not be able to afford a higher payment.  Some lenders have set up new departments just for loan modifications. Doing Loan Modifications is a lot less work than a Shortsale. Most states you can charge upfront for the service. We find it's a great way to make money while you are waiting for your realestate deals to settle. If for some reason the lender doesn't deal with them they get a refund!   So what are the market conditions in Sandy, Oregon you ask?  Well, they are as follows:As of January 2008 the current number of homes on the market was 151.The average days on the market was 43 and the homes sold for 98% of their list price.Also, there is currently 13.7 months of inventory.  So what does all of this mean?  Well, lets take the first number.  In the month of Janurary there were 151 homes for sale in the Sandy area. For all of the homes listed in the Sandy, Oregon area, it was taking them an average of 43 days to sell.  Also, homes in this area were selling for 98% of their list price.  Lastly, the 13.7 months of inventory means that if no more homes were listed, after 13.7 months there would be no more homes on the market.Another thing to look at is how this compares to...

What are the Sandy Mountain Days you ask?  It is a festival for everyone.  This year's theme is "Strike up the Band".  John L. Spring has sprung here at Cascadia Village in Sandy, Oregon.  This great neighborhood was built by Buena Vista Homes.  There are sidewalks, parks, underground utilities and undulating hills that give this neighborhood its character.Sandy, Oregon is a rural city located about 25 minutes from downtown Portland and 20 minutes from Mt. On a warm, spring day I ventured out into our fair town of Sandy, Oregon.  Today, I decided to pay a visit to a business that has been in Sandy for many years.Wasson Brothers Winery is owned and operated by Oregon natives Jim Wasson and his twin brother, John.  The Wasson Brothers have been in the wine-making business locally for 26 years.     There are many different kinds of wines that the Wasson Brothers offer.  About half of the wines produced are grape wines that are grown in Oregon City.  The other half of wines produced are fruit and berry wines.Here is Jim standing proudly next to his delicious wines.  Jim's favorite is the Pinot Noir.  Some of the bestsellers are the Niagra, Blackberry, and Raspberry wines.In addition, Wasson Brothers produces Spumanti, Sparkling Niagra, Sparkl...
