Tualatin Real Estate Market Trends Report for May 2011, posted June 2011 (Cindy's Blog about Portland Real Estate & Stuff) Here is the latest 12 month Market Trends Report for Tualatin, Oregon. We are always one month behind so these are the statistics for May, 2011. It looks like the inventory went up  to 9 months from 7.9 months. What this means is that it would take 9 months to sell all the current active homes on the market. An average inventory would be around 5-6 months, so anything above that would be a buyer's market, and anything below that would generally be a sellers market. Inventory in months is calculated by dividing the active listings at the end of the month in question by the number of closed sales for that month.  What is a Flag Lot and are there any Pros and Cons to buying or selling a home on one? One of the common questions I get is what is a flag lot? Here in the Portland Metro and surrounding suburbs, we have what is called the Urban Growth Boundary.  Builders are limited to build neighborhoods and homes within this boundary to prevent urban sprawl, so they built homes in every nook and cranny that they could to get as many homes in the allowable space. Many of these "infill" homes are on flag lots that are tucked away off the main street. In the diagram to the left you can see one type of Flag lot.                               Tualatin Fox Hill Neighborhood Weekly Real Estate Report 5/30-6/5 2011   Tualatin, Oregon has several sections and neighborhoods and today I'm going to start with highlighting the Fox Hill neighborhood. I will admit that I am partial to it as I had the pleasure of living there for several years and got to know several very nice people. Take a video tour through the Victoria Woods Neighborhood, Tualatin Oregon The Victoria Woods neighborhood is one that has some luxurious homes in the higher end price range in Tualatin. With homes built in the later 1990's to some currently new, you'll find elegant, larger homes ranging in price from the higher $400,000 and up..some getting into the $800,000 range. We are always one month behind so these are the statistics for April, 2011. It looks like the inventory went slightly down at 7.6 months from 7.9 months. What this means is that it would take 7.6 months to sell all the current active homes on the market. According to the market trends statistics, the average list price compared to sold price was roughly -32.7% and the median list per median sales price was roughly -7.8%... a big difference between average and median. I was asked why a buyer wouldn't choose to have an agent represent them today by a new client.  One of the reasons I explained, was that there are some buyers out there that want to "work a deal" with the listing agent in hopes that the agent would cut their commission because they have "less work to do", and of course saving the seller money which they can then use to negotiate a lower sales price. She came to us as a little ball of fluff in 1997 when we lived in El Paso,TX. She's bravely made the  moves with us to Austin,TX. and then to Portland..both times being "mellowed" on some doggy happy pills as she doesn't do cars well. Never a hyper dog, she has always had a mellow temperment, but has given us the protection of knowing when someone was at the door..or in our homes' space. Now, it's hard to watch as she is really showing those signs of aging. Her hearing is pretty much gone, her eye sight dim, she has more accidents inside...

Get your cameras ready...the super moon expected Saturday March 19th 2011 For all those photographers out there..or just those that love to look at the moon, tomorrow night we are in for a treat and are expected to witness a fantastic sight dubbed the "Super Moon". Apparently this is something only seen every 18 years. This is described as the moon being at its closest point to the Earth as well as being at its fullest making for what will appear to be a much larger full moon..about 14% larger at it's closest point. Sounds like a great photo opportunity to me..so I'm hoping it's not too cloudy!
