Things are happening in Warrenton, OR.  Who would have thought that Warrenton would be the home of one of the largest Costco's, let alone Staples, Home Depot, a Goodwill Super Store & more!  The economic growth that's concentrated in the Hwy. 101-corridor is a sign of changing times. National corporations and their support teams have analyzed the demographics & have decided that Warrenton is the place to be in the new economy. Equally as impressive is the Warrenton housing market, which continues to soar with the introduction of quality affordable homes in newer subdivisions like The Orchard & Juniper Ridge. Warrenton remains a sought after destination by today's discriminating buyer's that are drawn to affordable land prices, newer homes and lower property taxation rates. I've reviewe...

Warrenton Dog Park Friends! On a sunny March afternoon, I decided to explore one of our wonderfully unique community features. Much to my surprise, I discovered a hidden gem for local dogs & their owner's.  Needless to say, I was much impressed with this unique park, apparently the only one of it's type on the Oregon Coast.  Also impressive is the fact that this park is the result of a small contingent of animal lovers who lovingly pursued grant funds & local community support. This core group of devotees is also responsible for improvements & repair and solicite donations to support their noble cause for man's best friend.  Once again, volunteers make it happen! The 2/3 acre fenced park is impressive!  It features a cement entry with double gates that leads to two separate areas, one ...

A contingent of local Clatsop Association of Realtors recently lent helping hands at the newly opened Clatsop Community Action Regional Food bank located in Warrenton, OR. The Realtor’s rolled up their sleeves, donned hair nets & gloves and repackaged two 500 pound boxes of cereal into smaller individual packages. Having the space for repacking is one of the benefits of the new state of the art facility. The CAR organization and it’s Realtor members are committed to further the cause of the food bank that so readily serves 36 countywide agencies that including: food pantries, women’s shelters and the Meals on Wheels program. It was agreed that the real estate agents would assist in the future as it was such a rewarding experience enjoyed by one & all. In addition to the manpower prov...

I have been thinking about this topic lately and here is the conclusion I have come up with.  Lets start with what is not important in a listing agent. 1. They don't need 50 designations behind their name to make them a good listing agent 2. They don't need lots of experience listing. They need lots of experience getting their listings sold. 3. They don't have to work with a firm that has a Recognizable name. In my opinion, here are the six most critical things you need to ask a listing agent if her or she does in their service to you. 1. The listing agent you hire needs to know how to do a CMA and adjust for every comparable that they use. Simply put, it is important to compare apples to apples.  There are several adjustments to take into consideration. Size of home, condition of home,...

In Warrenton Oregon our market has of course felt the downturn based upon what is/has happened locally and the Real Estate Market in general. Interestingly enough, we were the one of the last areas in the Country to feel the effects of the market downturn. I think there are two reasons for this. 1. Our market is largely a second home and retirement community being located in Clatsop County right by the beautiful North Oregon Coast. 2. We are basically built out. The first thing I learned in Real Estate was the concept of supply and demand. That was over 35 years ago and the rule hasn't changed. More supply with less demand makes it a Buyers market. More demand with less supply makes it a sellers market. So, how do you get the best deal in today's market at the Coast? 1. This is obvious ...

Warrenton remains the land of opportunity.  Economic growth is concentrated in this marketplace as we anxiously await the opening of the biggest Costco ever.  One cannot fathom the introduction of such retail giants as Wal-Mart & Big 5 coming to our area.  The growth is welcomed as it brings employment opportunities to our needy area.  That being said, Warrenton remains the land of affordable homes.  New home construction has been the driver as first time homebuyers enter the market.  One needs to look only at the Warrenton market for evidence of impact of the governmental First Time Home Buyers Tax Credit.  I believe with great confidence that Warrenton is the place to invest for future dividends in the real estate market.  Consistent with other cities in our county, sales are concent...

I pride myself on providing superior customer service to my real estate clients or rather "concierge" level customer service. I figured out early in the game that if I provided superior customer service the rest would follow. I'd earn clients for life & have the referral business that would be the envy of others. A rather simple solution wouldn't you say. That being said, I feel that I'm paid handsomely for what I do & in return my clients are in my opinion, entitled to a higher level of customer service. By definition, that would include things such as professional photographs, professional signage, full color property flyers, extensive property representation on the web & so much more! Suffice it to say, I'm deeply troubled by a handful of agents that qualify for the title of "Single ...
