Most of the homes sold in Silverton during February were situated on  1-5 acres, or less in town.  The homes in town, under 1 acre took an average of 107 to sell, which was quite a bit longer over the month prior.  They did sell for 99.12% of the asking price, and there are currently 2.75 months of inventory for sale, still indicating a strong Seller's Market.  There were 4 homes that sold on 1-5 acres, for an average of 98.73% of the asking price.  They did take longer to sell, 135 days, which was up 43 days from the 2019 average.  To see the current homes in Silverton for sale, on acreage, visit our site.

Only 1 home on acreage sold in Turner last month, so we will focus on the 7 homes that sold in town.  They took an average of 130 days to sell, which is up from 118 days in January.  There are currently 17 homes for sale, creating 2.42 months of inventory, still a Seller's Market.  Once the data comes out for March, we will begin to know the affects of the current virus on the real estate market.  To see the current homes on acreage for sale in Turner, Oregon click the link.

Homes on 1-5 acres in Salem Oregon saw a shortened market time down from January, but the average sold price was much lower. There were 39 currently available at the time of collecting this data, which created a 3.54 months of inventory.  Still a Seller's Market, closely following the trend in January. Homes in town or on less than 1 acre continue to be in high demand. There were 198 homes that sold last month, with an average market time of 85 days, slightly less than in January.  The average sold price also increased over the month, up to $325,119.  There is currently 1.7 months of inventory, creating a strong Seller's Market.  Once the March data is in, we will have a better idea of how the Corona Virus is affecting the local real estate market for Salem, Oregon.  To view the current...

How was the real estate market in January? I know I know, I am about 30 days late getting this out.  But, better late than never.Only one large acreage property sold in January, but 8 homes in town did sell. This low inventory is pretty seasonal for January, but we are seeing a shortage of inventory across the board. Of the 8 homes that sold in town, the average sold price increased over all of 2019, as did the list to sale ratio.  Sellers saw 99.26% of their asking price.  There were28 homes for sale in January, creating a 3.5 month inventory of supply, which still indicates a seller's market, but it is slowly creeping towards a balanced market.To see the full infograph for the Silverton Real Estate Market Update in January, click the link.

How was the real estate market in January?   Yes, yes, I know, I am about 30 days late getting this information out.  But, better late than never, right?Just 3 properties between 5-10 acres sold in January, mostly because of low inventory.  But, they sold fast, with an average of 58 days. How was the real estate market in Turner during January of this year? Only 2 homes on acreage sold, but that is pretty normal right now for the time of year combined with low inventory. Those 2 properties sold in 63 days, down from the 2019 average of 94 days.  Seven homes sold in town in January, taking 118 days on the market, up from 104 in 2019.  There were 17 homes listed as active in January, giving an inventory rate of 2.42 months.  Still, a very strong seller's market.To see the full infograph for the Turner Oregon Real Estate Review in January of 2020, click the link.

How was the real estate market in Stayton during January?  Very few homes on acreage sold in January, but that is pretty typical for the season.  We are continuing to see a shortage of inventory all across the valley, which is keeping us in a strong seller's market.  Sellers saw a list to sale ratio of 99.32%, negotiating very little on the asking price.
