We had a visitor today, well actually he has been visiting over several days, usually around 3.30 pm and marking his territory. He is a little gregarious, trotting right up to our front door last week. We are close to a township park with a creek and woods, so he trots up through our neighbor's yard, they have a contemporary home that is cantilevered out over the hillside, He trots up their stairs and across the road and up our driveway. Today, he simply trotted around the house and then sat down in the yard for a good scratch. Then he resumed his wanderings smelling something as he went, and following that scent trail, marking trees as he went.Mean while as both our cats, Max and Sam are outdoor cats, with very sharp claws I wonder what our visitor would make of them. We did not find o...

My middle son, Jeremy, decided to become a Marine. He left for boot camp on Mothers Day.He has written a book about his experiences called Kicking Ace Taking Names you can order the book by following the link and all profits go to support veterans. One of the lessons I learnt from him was something he said about Boot Camp. As good parents we had tried to prepare him, on reading the book wrongly it seemed, by preparing him in case he did not make it through. Much later he said talking about the Drill Instructors and Boot Camp in general, "Dad, they weren't going to kill you whatever they said, they were there to prepare us, to get us ready for something which was unnatural. It was all mental. Knowing that, it was not hard."Following Boot Camp he had Infantry School and from there went on ...

When you live in Tredyffrin Easttown how do you get into Center City Philadelphia? You can drive, but many of those who work and play in Philadelphia use SEPTA our regional rail authority. Check out our video at Berwyn Train Station. This is why the area is called The Main Line because of the train line running from the city to the area that was developed to ship produce into the city and to give those in the city a way to escape the hot summers and travel out to areas in the country where they built country homes. When buying or selling a home in Berwyn or the Tredyffrin Easttown area you need a local realtor. Tredyffrin Easttown Business Owners Berwyn Devon Business Association is holding their monthly meeting at the Berwyn Tavern on Lancaster Ave in Berwyn Wednesday march 8th 6-8 pm. The meeting will be styled as a Happy Hour with a great chance to meet and network with other local business owners. Being close to St. Patrick's Day I am sure this meeting will have some Irish overtones to it.The Berwyn Business Association also has a community site which you can reach by clicking here. The business association has been meeting for over 30 years and started out above an Italian Restaurant in Devon, which unfortunately is no longer there. Local business owners met, ate and heard a presentation from a local charity and made a contribution. Many local charities benefit from the activities undertak...

In this series we are answering frequently posed Tredyffrin Easttown real estate questions. We get many inquiries to show homes and buyers often balk when we ask them if they are pre-approved for a mortgage and if so how much. This video answers this question. Let me know if you have a real estate question, you can email me a t Nick@VandekarTeam.com. In the meantime subscribe to our blog and to our channel on YouTube so you don't miss any of this series. Points from the video: Put your self in the sellers shoes, you are asking them to vacate their home, often with kids or babies and at short notice, don't you think it reasonable they want to know you can actually buy the house. The Tredyffrin Easttown Real Estate market is pretty hot right now and many homes are selling with multiple off...

Tredyffrin Easttown Historic HomesWhilst many of the homes in the two townships are not historic we do have several historic homes located in Tredyffrin and Easttown Townships. In fact this article on a local blog by Pattye Benson focuses on four of seven historic homes which are threatened with destruction by a developer so they can erect an apartment building. Last year Pattye Benson persuaded CVS who are developing a site with an historic buildings on it to move their new building back within the envelope and preserve the old building in Strafford on Lancaster Avenue. Hopefully we will prevail in keeping these historic buildings from being demolished and the township will realize the need to preserve these older buildings as part of the townships heritage. We did lose a wonderful old...

Tredyffrin Easttown - Another reason for living hereThere are multiple studies on how exposure to languages at a young age helps child development and the learning of multiple languages as children age. I was reading Sharon Tara's post today Creating a Positive first impression- Burden of Proof falls on Sellers which was excellent and well worth reading about the first impression on a buyer. Just click the link, take your time, we'll be here when you get back.It reminded me of something about 36 or 37 years ago. If you read my posts, you know I grew up in a family of antique dealers and I was an antique dealer as well exhibiting all over the world. At one of these shows, at TEFAF in Maastricht,  a city in the south of Holland, often called the crossroads of Europe because two other countries are just minutes away and it dates back to Roman times as well we were exhibiting. I got to meet Axel Vervoordt for the first time.Axel Vervoordt was also exhibiting. He had an enormous booth, but ...

Tredyffrin Easttown Real Estate BenefitsOne of the great things about living in Tredyffrin Easttown is the easy access there is to the Chester Valley Trail. Today and tomorrow the temps are up in the 60's, very nice for February. So, I threw my bike on the car and headed down to Westlakes business center in Berwyn, not far from my house, where there is parking for the Chester Valley Trail and easy access. There are several easy points to access the trail in Tredyffrin Easttown, Old Forge Crossing has their own access, the Tredyffrin Township Park, D'Ambrosio Park at the end of Tory Hollow in Berwyn is another.Enjoy the video:I headed out to Exton and made the ride there and back turning around at Route 100 by the Raymour and Flanigan Store and Exton Main Street. I was feeling pretty good...

Why I do what I doLiz and Bill Spears challenged us to write this month about what we love about our job. Several people have written about how they don't view what they do as a job, others about what motivates them. When I got to thinking about this I knew what I was going to write about. My why I do this job, be a Tredyffrin Easttown Realtor.I remember it clear as day, I was sitting in a continuing education class, and being the smart Realtor I was I had chosen an ABR course, that is Accredited Buyer Representative so I could have some letters after my name. I always wanted letters after my name as I knew it was going to make Mom happy. Anyway I digress. I can see the class leader/teacher even now walking to the front of the room and he was talking about fiduciary duty. Whilst others ...

LaCabra Brewing, Berwyn PA, Febraury 8th 2017Last night the Berwyn and Devon Business Association hosted a beer and chocolate pairing event at LaCabra Brewing a new micro brewery in Tredyffrin Township, part of Tredyffrin Easttown School District. It was highly successful with many new faces in attendance intrigued by the pairing of beer with chocolate. Many admitted to knowing about wine and chocolate and enjoying that but were frankly puzzled by the thought of putting beer and chocolate together. We started the evening with some networking and appetizers. LaCabra Brewing has been open a little while and has had amazing reviews locally. Several friends have mentioned how good the food was, but I have not had the opportunity to sample it yet, although look for a future video about the bee...

Berwyn Squash and Fitness Club.Located a short distance from my home in Tredyffrin Easttown is the Berwyn Squash and Fitness Club. I work out here every weekday morning because it is close to home, no excuses about getting there and also because it is a very friendly club. Everyone, trainers, members and staff greet you and are willing to offer help if you need it. Being a local business we wanted to feature it and so we interviewed Dominic Hughes the owner to get a little more background to the club. We discovered they have a great relationship with the local Tredyffrin Easttown School District being home to the Boys and Girls teams from the high school and offer lots of opportunities for those in middle and elementary school to learn this wonderful sport as well. Berwyn Squash and Fit...

The Highlands Berwyn PALocated just off Lancaster Avenue, almost directly opposite Nectar Restaurant, one of Nick Vandekar Main Line Realtor's favorite places to eat in Berwyn, is The Highlands. This 30 year old community of town homes on Manchester Court, some with main floor master suites sits quietly minding its own business. Many drive past not even aware of its presence. As such it is a development that does not have a lot of traffic and is highly desirable to those buyers in the know.Located behind a stone wall, it is set on a circular drive Manchester Court which circles the development with most homes on the inside of the loop. There is plenty of green space and vegetation in The Highlands and it is well maintained. Many of the homes have one car garages, although some do have tw...
