Earlier this year there were no listings available in the Greens at Waynesborough, a Toll Brothers Development in Easttown Township about 16 years old, just down the road from their latest development in Newtown Square at Liseter on the old Dupont Estate where Carriage Homes, Small Single Family and Executive Homes are all available for sale. Today, that situation has changed, The Greens at Waynesborough in Easttown Township, part of the Tredyffrin Easttown School District and only minutes away from Episcopal Academy, has three active listings all priced under $1,000,000 but not by much, one home priced at $995,000 is under contract,  two more homes are pending listed for $985,000 and $995,000 respectively. Full disclosure here, the Marine mentioned in the title is my son, Jeremy Vandekar. He left our home in Berwyn for Parris Island to join the Marines on Mother's Day several years ago to start his journey. This Sunday, he will be speaking about his experiences during training and his two tours in Iraq with 2nd Recon Bn. as told in his book Kicking Ace Taking Names at Easttown Library in Berwyn. In Easttown Township the Greens at Waynesboro is a deisrable residential development next to Waynesborough Golf Club, originally built by Toll Brothers and located just off Route 252 with a Berwyn postal address it is convenient for access to Newtown Square or Paoli. It is close the Episcopal School campus built a few years ago although it lies in the Tredyffrin Easttown School District. At the moment there are no homes available for sale in the Greens @ Waynesborough, one sale from last year in the last six months comes up when searching for homes. As we have said several times in the last few weeks there is a definite lack of inventory for homes like this in the area and buyers are out in force snapping up the available inventory. Daylesford Lakes is located in Berwyn PA, in Tredyffrin Township and students attend Tredyffrin Easttown Schools, the elementary school is Hillside located on Howelville Road, middle school is the T/E Middle School located on the corner of Cassatt and Conestoga Road and Conestoga is the High School for all T/E students. Over the last six months 10 homes have sold varying in price from $336,500 for the lowest priced home to $ 565,000 for the highest priced home. Waynesborough Woods is located in Berwyn in Easttown Township part of Tredyffrin Easttown School district . . I looked up the mls for real estate activity in last six months. This is what I found : There are 2 active listings The highest list price is $569,900 and lowest list price is $535,000. There is 1 home pending settlement. There were 2 homes that sold in last six months. The highest sale price was $645,000 with a $2,000 seller assist and lowest list price was $445,000 with a $4661 seller assist. these were marketed for an average of 42 days. As mentioned in several recent posts, the local market is suffering from a lack of inventory. In Chester County the inventory absorption rate has dropped to just over six months, implying if no more homes came on the market, every home currently on the market would take just over six months to sell. Whilst this is unrealistic it does indicate compared to last year when the rate was well above fourteen months how the market has changed.This lack of inventory is well indicated by the recent statistics for the Greens at Waynesborough located in Berwyn in Easttown Township off route 252 between Paoli and Newtown Square. Once again the Berwyn Devon Business and Professional Association together with the Easttown and Tredyffrin Veterans are hosting the Berwyn, PA Tree lighting this Sunday December 2 beginning at 5.30 pm. We often get foxes through our yard, helps keep the squirrel and chipmunk communities in check. This one was very young out in the snow the other day. Every tine a car passed on the road by our property he got nervous. I think he just found something under the snow here and took it under a tree to have a better look. He tok a while, not sure if it was a chipmunk or a mole. Then off he took to explore some more. As I said he looked like a very young cub, possibly from the vixen who trotted through the yard over the summer. Anyway he looks healthy and fit with a lovely coat.

Saturday afternoon Berwyn Fire Company, an all volunteer fire company on the Main Line outside of Philadelphia showed their stuff with several examples of how they fight different fires and rescue members of the public in demonstrations at their firehouse in Berwyn, PA on Bridge Ave. However, Sunday morning it was the real deal as they answered a call to a historic barn that was on fire on Sugartown Road taking several hours to bring under control and clear the site with Sugartown Road closed between Newtown and Leopard Roads. Many of these same volunteer firefighters who exhibited their skills Saturday for the public were at the scene. Today, there are fifty five homes on the market available for purchase in the award winning Tredyffrin Easttown School district, rated as having the 3rd best high school, Conestoga in the state, that are priced over $1,000,000. These are all luxury homes, with the majority of the highest priced homes being in Easttown.
