Seemed like a good time for a quick update on numbers in the area. In an unusual coincidence, all three counties have almost equal number of sales reported by the MLS as of July 21 (sales for all three counties are within 9 properties of each other).New Castle County Delaware:New Castle County has the most sales with 4169 properties showing sold on the MLS through this morning. This is up 19% over 2020 sales to this date (3481 in 2020). There are also 736 properties currently on the market - down 4% from 2020, and 1043 properties pending - up 5% from 2020.Delaware County Pennsylvania:Delaware County is following close behind with 4163 properties sold year to date. Welcome to the Darby Station of the SEPTA R2 Regional Rail Line located just in the southeast corner of Darby Borough PA. The SEPTA R2 Regional Rail Line running from downtown Philadelphia to Wilmington and Newark Delaware just crosses the southeast corner of Darby Borough. The Darby station is located in this corner of the borough at the 4th Street overpass of the SEPTA R2 Regional and the Amtrak Northeast Corridor Rail Lines. Darby Borough PA has been one of the most stable real estate locations in Suburban Philadelphia and Delaware County.  It is also one of the least expensive areas appealing to a wide variety of home buyers as well as to investors looking for solid investments.  With this steady demand and support, the prices in the area have remained almost flat for the last several years. It can be considered a major milestone in coming to grips with the inconvenient and uncomfortable truths of slavery.
