One of the issues many real estate agents complain about is the online valuations many buyers and sellers find, be it Zillow or Trulia or elsewhere. However, our job as a real estate expert is to help with the interpretation of the reams of data buyers and sellers are finding online today. The internet is a great tool, but sometimes, it gives you too many results for a search term and the answers are overwhelming. Also, you may have to dig down many pages to find the best answer, not always is what is on the first results page the best information. So many people today are moving over to Gluten Free diets, and some even becoming Vegan. We ourselves, admitedly we cheat, are mostly vegetarian, but recently trying to be also gluten free. So often, we go about our business and miss what is around us. Just a short walk from my office is a Whole Foods market, and that is where many people go, but they may miss Raw Can Roll which is not a stone's throw away and far better. Some of the best hummous I have tasted on the Main Line. But more than that, is the gluten free deserts...delicious. Well worth a visit. You are recently engaged and excited to think that soon you can buy your first home on the Main Line together. But, before you start looking at Main Line houses on the internet or even physically there are 3 things you can do now to improve your chances of being successful in the competitive sport of house hunting.   1. Check your credit report. There are multiple sites that will give you a credit score today, but you need to realize that this score will not be the same as the one obtained by a mortgage company. Also, whilst giving you a score, they will not necessarily give you background information on all the accounts that are open in your name. Prosperity Home Mortgage held a seminar last week and I got an opportunity to interview one of the local managers Bob Frazer about what the new qualified mortgage (QM) and qualified residential mortgage (QRM) will mean for our customers. Most thoughts are that the rules are not that bad and won't adversely affect consumers only affecting about 10% of loans; a big change is the cap on fees of 3% for the mortgage conmpany and any affiliated companies, so if you use mortgage, title and insurance  and those companies are all affiliated companies the most you can be charged is 3%, if they are un-affiliated companies each one can charge you up to 3%. When I was young, I could get a little excited, and was often told I needed to be patient. Fishing was not a sport for me, sitting on a river bank watching a line, no way. Soccer, rugby and squash all fast moving sports was what I liked. Journeys, birthdays, holidays, all were reasons for patience I was told. But, I am finding that I am telling my clients who are trying to buy homes today that they need to be a little patient. We often get asked why a buyer has to order title insurance. This interview by Nick Vandekar of Long & Foster Real Estate Devon, PA with Amy Sniras of Sage Premier Settlements covers this subject and the three endorsements you see on the HUD settlement sheet.   You have a choice about ordering an owners policy, but if you have a mortgage, you will be required to order title insurance to protect the lenders position.
