Tredyffrin Easttown Real Estate is selling quickly. We listed this lovely 1 bed 1 bath Old Forge Crossing second floor condo last week and we had lots of showings over the weekend.Today our Old forge Crossing seller signed one of two offers we received and we are in escrow with a quick settlement.Maybe it was the wonderful Old Forge Crossing inner courtyard location, or that lovely dogwood blooming in view of the balcony. Being just a short walk from the parking lot this condo is a perfect quiety location in the community. As we mentioned when we listed, living here allows you to be close to everywhere you want to be on the Main Line and surrounding areas. You can even cycle from here using the Chester Valley Trail to multiple office complexes all the way to Exton or King of Prussia are...

They say when we are busy we have to make time to stop and smell the roses Well in our case today it is the clematis                     This is both sides of our clematis, we had a few flowers last year, but this year it seems to have liked the mixed weather and is blooming away. We live on the North side of a hill so we get less sun than our neighbors over the hill and everything seems to bloom a little later.Tredyffrin Easttown home buyers and sellers need to realize that where you live, location can make a big difference to what you can grow and when it will bloom. When asked to help the daughter of our old neighbors we were delighted to respond. It turned out to be a wonderful experience for all of us. I was so impressed how this young lady handled herself during the house hunting process, taking great care to consider all the aspects and desires of those involved in this blended family situation. She definitely had a wish list, but it was realistic and not unreasonable. She was willing to listen to advice, and adjust as we progressed and she learnt more about the housing market from what she was seeing.Initially she was not willing to enter into a multiple offer situation, but the reality was in our market if you want to buy a home you have to be willing to compete. When we came across the right home she was ready and willing to step up and we wer...

Real estate is local, we have all heard this "ad infinitum" over the last few years. And every time a home sells and settles in Tredyffrin Easttown or in your development a new value is attributed to all the other homes nearby, up or down. If there are lots and lots of homes for sale and lots of settlements we can get a very good idea what your home is worth in the near future. If there are not so many homes for sale, and fewer settlements it is more difficult setting a price. There are many variables that go into setting a price for your home. Location Condition How many other homes are for sale Curb appeal Cleanliness Style Number of bedrooms and bathrooms Heating source, gas, oil or electricity Size of plot Does it have a pool/tennis court Number of garages and parking spaces Time of...

Tredyffrin Easttown Housing Market ReportThe complaint from most buyers continues to be lack of homes to consider. Many sellers are holding off listing as a result which only increases the problem. Also, due to the lack of inventory we are seeing prices pushed higher, multiple offers on those homes coming on the market in days if not hours. As a result these sellers are not willing to consider any buyer with a home for sale contingency as they can pick and choose their buyer.View the entire report hereUnits sold is up 32% compared to last year, homes for sale is down 13% compared to last year, days on market is down 23% compared to last year and median price has also dropped by 7%.Why has median price dropped? The median price is the home in the middle of the list. Not the average home w...

If you want to be TrustedBe honest!Steve Maraboli Last night my email dinged. As I opened it to see who was writing to me I was pleasantly surprised to see the names of some clients from a couple of years ago.I helped them purchase a home for their oldest son, who has some disabilities. They wanted to encourage him to live on his own, but close enough to them that if he needed help, they were readily available.Unfortunately, it did not work out, and he felt overwhelmed. So after renting the house for a year they decided to resell the property. Luckily prices had risen and they were able to sell without having to lose money.I really like this couple, they are not high earners but very down to earth. We had a wonderful relationship and it was a delight to get their email and made me reali...

We just released our most recent  Philadelphia Area Luxury Property Report Click the link above for the full report, but here are some highlights. Active inventory is down 2% compared to last year which is good for this part of the market which has been suffering from a glut of listings. Probably the only part of the market which has been rich in listings for a while. This being said however, new listings are down by about 6% compared to last year, showing owners have some wariness about listing their properties because of the high number of listings currently on the market.Sales of these luxury properties are up just over 9% again a good point for this part of the market to lose the glut of listings that have been on the market.Median sale price has risen by just over 4% to $965,000 com...

How long do you need to set up an appointment? In this video Nick Vandekar answers a question many buyers wonder. How long do you need to set up an appointment? Whilst buyers may desire showings on demand and many new brokerage models are trying to deliver this the answer we find at risk of sounding like an attorney is, "It depends."  Making appointments requires flexibility. Remember whilst you are the buyer and feel the seller needs to cater to you, the seller also wants their home to show to its best advantage. Some Sellers require buyers appointments not overlap. If there are pets present they may need time to remove them New born children or elderly owners may need more time than normal to leave a property If a property has tenants they may require 24 hour or overnight notice Vacant...

"The Most Beautiful Spring Garden in the World"The Philadelphia Flower Show 2017 was focused on Holland this year, but the Keukenhof makes a rather grand boast. This weekend I got to check it out and tick it off my bucket list. Trudy is the gardener in our family but over the years I have come to appreciate the art and the beauty created. I was also glad to know that was a fritalaria hanging above the tulips and daffodils above. Whilst they say a picture is worth a thousand words, there are some facts to offer first."The Keukenhof"Actually means the kitchen garden. Was the site of a large estate, now is an advertising/marketing venue for the Dutch Tulip trade. Over 7 million, yes 7 MILLION bulbs, tulips, daffodils and hyacinths fill 32 hectares, that is almost 80 acres with color, fragra...

Blogging is my prospectingAlong time ago I read a post or article where Teresa Boardman was interviewed. She being then known for her blogging about St Paul Real Estate and ahead of the curve, the reason for the interview, expressed how blogging was for her, prospecting. I hate cold calling, I am not a great fan of phone calls full stop. So this resonated with me, I thought I can do that. So my blogging began. I got on Active Rain back in 2007. Of course I was not great stsarting out the gate. Over time I dropped off as I got busy, or tried using a word press site away from Active Rain because that was supposed to be better for SEO. So my points total did not soar. But while away I missed the friendship here on Active Rain and so came back.Like anything, over time we improve. As we read...

Tredyffrin Easttown homeowners gardening tip Trudy is the big gardener in our family. I am just the hired, or rather free help, who does the lifting, digging, mowing and raking. As Tredyffrin Easttown homeowners this week we got our mulch down over the beds. Every year we discuss how much we are going to need. We opted for four yards, maybe we really needed five. A quick call to Main Line Gardens on Paoli Pike and the delivery was set up, they offer a discount for Berwyn homeowners so the delivery was almost free. We've been doing it for a long time, so most of the beds already have a good foundation and this was more of a top up, so even though we thought we could have done with five, I am pleased we settled on four. It looks great with the tulips just opening up, now to keep the deer ...

Evelyn Johnston challenged us to write this month about our niche, Setting Yourself Apart. The BackgroundI have read on Active Rain and elsewhere develop a niche. When developing a business like Real Estate it is hard.  You need to do deals and somewhat when you first start any deal looks good. When I was an antiques dealer, my father and grandfather were before me, we specialized in ceramics, from anywhere till a certain period. This could be pottery, faience, porcelain, glass, terracotta, as I used to say anything that broke. It could be Chinese, Japanese, from all over Europe, and England as well. But there were dealers who went even more specific than that, they used to sell just English Porcelain from this date to that date; some only sold specific factories or maybe only Chinese Po...

Debbie Reynolds  asked us to contribute winning tactics for a hot market in a blog post. So how do you compete and win for your buyers a property in a hot market. There are several tactics to use and if your buyer can be competitive on price you should win, but it is not always about price.Gather InformationFirstly I will call the listing agent and find out as much as I can about what is important to the seller, dates, timing, etc. I try to build as much rapport as possible with the listing agent as I can especially if it is someone I have not worked with before. I want them to know I am easy to work with, and that we will need to work together somewhat to overcome any obstacles which arise during the process. When we list a property for sale, in our listing presentation we explain to o...

Why do certain Realtors have to make life difficult?Kathleen Daniels challenged us to write about the issue which ticks us off this month. I find when listing a home you want to make life as easy as possible for the buyers agent to write a contract for your listing. You give them all the information they are going to need right from the start. You upload the Seller's Disclosure, you enter your broker and agent license numbers required by the lenders and now entered on our agreement of sale. You give them the client names for the contract. It is like a road map, that way they can do everything correctly from the beginning and reach their destination easily. So why would any agent refuse to enter the client's name. How do they think you are going to write a contract without it? It is not h...

Tredyffryn Easttown Real Estate QuestionIs your offer confidential? Many home buyers presume the offer they are making on a home is confidential. See our video below discussing exactly this pointI totally understand when you write an offer with your buyers agent you expect it to be confidential. Now your buyers agent will hold it confidential, not sharing it with anyone but the listing agent. Your buyer agent has a fiduciary responsibility to you to protect you, your funds, your interests even above and before their own interests. However, likewise the listing agent has the same level of duty to his seller. As such it is up to the seller if they will allow their listing agent to reveal offers to competing buyers. Under the terms of the Realtor Code of Ethics listing agents are required to...

Tredyffrin Easttown Real Estate QuestionAre your Home Inspection Reports Confidential? This question came up recently with another agent in our office when the listing agent requested on behalf of their seller a copy of the home inspection reports. Our video below covers the confidentiality of your home inspection reports.Tredyffrin Easttown Home Buyer asks if their home inspection reports are confidential? While it would seem that you as the home buyer pay for the inspections and thus for the reports under the agreement of sale in paragraph 13 it states the seller and their listing agent can request a free copy of any reports conducted by the buyer other than the appraisal report. So the short answer is your reports are not confidential. However, does a seller always want to see the rep...
