I talked with my seller Sunday morning, as she was walking her dog, and I was putting up the Open House signs in front of her neighborhood, and her house.  I commented that these balloons, although a big pain in the neck, were more responsible for getting folks to the Open House, than the advertising we placed in the newspaper.We have had a number of showings in the last 10 days at her house, simply because she had reduced the price on her property,..... again!  She was not the lowest in the neighborhood, but, in my opinion, one of the better homes.I tried to take the day off, which is rare, as we had tickets to see the Phillies play the Giants at Citizens Bank Park in Philly.Just after that, I received a call that an offer was dropped off at the office for her home.  So, I quickly made...

I refused to be believe it.  I was in the middle of a busy intersection at 4 pm on Sunday afternoon taking down the Open House Signs and Balloons.  My Cell phone was ringing..... of course, I answered it.  Picture it.  A Realtor in the intersection, with signs balloons, on the phone, and cars are whizzing by.....That is me.... They are located close to major routes 202, and 611 . The low association fees cover lawn care and snow removal. Here are the monthly statistics for listings and sales in the Central Bucks School District.  These Bucks County Real Estate statistics are for residential sales priced between $100,000 and $1,000,000. These statistics are taken from Trend Multiple Listing Service. Iinformation is deemed reliable but not guaranteedI appears that there were less homes listed in February 2008. The numbers were definitely down comparing the number of homes that went under contract in 2008 (76) vs 2007 (149).The number of homes that were sold and setled was also down from 94 in 2007 to 65 in 2008.  It also appears to take a bit longer to sell your home now. This year it averages 88 days compared to 68 days last year. However there is some good news too... The average sale price has actually risen from $383,...

Here are the market statistics for the Central Bucks School District for January 2008 vs January 2007.  These statistics are comprised of residential properties (not farms, lots, commercial or multifamily homes) that were priced between $100,000 and $1,000,000. The Central Buks School District is comprised of Doylestown Borough, Doylestown Township, New Britain Boro, New Britain Township, Chalfont Borough, Warrington Township, Warwick Township, Buckingham Township and Plumstead Township. As you will see, the average sold price dropped a bit from $391,467 in 2007 to $372,056 in 2008.  There were 260 homes listed and 79 sold in 2007 vs 246 listings and 45 sales in January 2008.  However it seems to have taken a bit less time to sell your home in 2008 (45 days on market) compared to 2007 (...

Mercer Museum History By 1897 handmade objects were being discarded in favor of new machine-made goods. Historian and archaeologist Henry Mercer (1856-1930) recognized the need to collect and preserve the outmoded material of daily life in America before it was swept away by the Industrial Revolution. Mercer gathered almost 30,000 items ranging from hand tools to horse-drawn vehicles and assembled this encyclopedic collection in a system of his own devising. To enhance the collection's educational value, and to share it with the public, Mercer decided to design and build a museum to display the artifacts.In 1916, Mercer erected a 6-story concrete castle. Below you can see the market statistics for the Central Bucks School District in Bucks County PA for the last quarter of 2007 vs the same quarter of 2006. This report is for residential properties in the district up to $1,000,000. Overall there were 535 homes listed in 2006, only 437 in 2007. There were 295 homes sold during the time period in 2006 vs 288 in 2007. THE REASON FOR THE SEASON     MERRY CHRISTMAS....On the way home last night, I was listening to the radio when a newscastercalled his little 91 year old granny to talk to her about the 'Holidays'. Hementioned that he had noticed that Christmas has become so 'politicallycorrect' that no mention of Christmas is made by most retailers, we now wishpeople 'Happy Holidays.' His granny said she missed the Old Fashioned Christmas when everyonewished each other 'Merry Christmas'. I thought about it and agree...so this year I will be making a consciouseffort to wish everyone Merry Christmas...my way of saying that I amcelebrating the birth of Jesus Christ.
