Doylestown, PA Real Estate News

I talked with my seller Sunday morning, as she was walking her dog, and I was putting up the Open House signs in front of her neighborhood, and her house.  I commented that these balloons, although a big pain in the neck, were more responsible for getting folks to the Open House, than the advertising we placed in the newspaper. We have had a number of showings in the last 10 days at her house, simply because she had reduced the price on her property,..... again!  She was not the lowest in the neighborhood, but, in my opinion, one of the better homes.I tried to take the day off, which is rare, as we had tickets to see the Phillies play the Giants at Citizens Bank Park in Philly.Just after that, I received a call that an offer was dropped off at the office for her home.  So, I quickly made...

I refused to be believe it.  I was in the middle of a busy intersection at 4 pm on Sunday afternoon taking down the Open House Signs and Balloons.  My Cell phone was ringing..... of course, I answered it.  Picture it.  A Realtor in the intersection, with signs balloons, on the phone, and cars are whizzing by.....That is me.... Always afraid to miss a new opportunity!!!So I answer the phone and it is a seller in our town, and his home is about to expire.  Can I come over now to do a listing presentation?NOW?  I am in the middle of the street with blue and white balloons!I couldn't miss this chance though.  Perhaps I could get the rest of the signs tomorrow!!  LOL!  I didn't want to act desperate.I asked,.... How did you get my cell phone number?Well I read your blog on Active Rain about ...

It is adjacent to Central Park which has walking trails , tennis and basketball courts and Kids Castle.Doylestown has a lot to offer including shopping, restaurants, museums and bus to New York City and trains to Center City. I looked up multiple listing today and found 12 homes for sale with a low price of $359,900 and high price of $487,500. Here are the monthly statistics for listings and sales in the Central Bucks School District.  These Bucks County Real Estate statistics are for residential sales priced between $100,000 and $1,000,000. These statistics are taken from Trend Multiple Listing Service. Iinformation is deemed reliable but not guaranteedI appears that there were less homes listed in February 2008. The numbers were definitely down comparing the number of homes that went under contract in 2008 (76) vs 2007 (149).The number of homes that were sold and setled was also down from 94 in 2007 to 65 in 2008.  It also appears to take a bit longer to sell your home now. This year it averages 88 days compared to 68 days last year. However there is some good news too... The average sale price has actually risen from $383,...

February was a great month!  WOW!  Was it great for you as well?  Six new listings in February, and Four Sales as well for the Bradbury Team at Coldwell Banker Heritage Quakertown PA USA  wwwbradburyteam.com  We have three new listings coming on this week.  We have a potential for two more the next week! What happened?  Is it because the Spring Market is here?  Is it because of the wonderful marketing program we have on line and here on Active|Rain?  Is it because we have been farming our areas, and prospecting everywhere possible for years, and it is finally paying off?I see other Realtors in the area that are having a slow time right now.  Some of those experienced agents have not embraced technology.  Could Active|Rain be helping us pass those older agents by?  Could this be a sign of...

You are a seller's agent?  You find there are literally thousands of Real Estate Agents in your area, and you want to prove to your Seller that you are different.  You want to set yourself apart from the rest, so your clients will refer your services to others in the future?  You see others who just put their sign in the front yard, and then they dissappear until a week before the listing expires? Then try selling your Seller's home in front of them at the kitchen table.  It is alot of fun, and sometimes, it works.!It has been VERY busy this February 2008, and the Bradbury Team has 7 new listings and three sales this month!  For that we are greatful!  We listed a home 13 days ago here in Quakertown.  The home sits next to a home that has been for sale for 8 months, is now vacant, and has...

Mercer Museum History By 1897 handmade objects were being discarded in favor of new machine-made goods. Historian and archaeologist Henry Mercer (1856-1930) recognized the need to collect and preserve the outmoded material of daily life in America before it was swept away by the Industrial Revolution. Mercer gathered almost 30,000 items ranging from hand tools to horse-drawn vehicles and assembled this encyclopedic collection in a system of his own devising. To enhance the collection's educational value, and to share it with the public, Mercer decided to design and build a museum to display the artifacts. In 1916, Mercer erected a 6-story concrete castle. The towering central atrium of the Museum was used to hang the largest objects such as a whale boat, stage coach and Conestoga wagon. ...

Remember Sam the Butcher?  He passed away this week.  He was Alice's boyfriend, or love interest in the Brady Bunch way way back in the 70's.  He was always a friendly guy, and seemed to bring Happiness to Alice, who was the house keeper for all those Bradys'.His name was Allen Melvin, and he actually appeared in a number of TV Shows so many years ago.  He was always the sidekick to another main character in the show.Allen also appeared in the All in the Family show, and was Archie Bunker's Friend Barney Hefner.  He played Cpl. Henshaw, who was Sgt. Bilco's right hand man on the Phil Silvers Show.  But his place in pop culture was his role as Sam Franklin, the local butcher and bowler, who was the love interest for Alice Nelson, the housekeeper on the Brady Bunch.  He played this role f...

It is now "after the Holidays" and the phone is ringing again!Have you noticed the phone is ringing more lately?  Have you had people telling you they would wait until after the Holidays to buy a home?  It is now "After the Holidays"!  The buyers are out there, and they are looking at homes!I have spoken with quite a number of Agents since the New Year began, and the consensus is that Buyers are out there in greater numbers than before!  They are thinking of moving in the Spring, and now is the time to consider purchasing a home! With Interest rates lower than they have been in two years, and the Media saying that they are going to be reduced again, with home inventories high, and price reductions all around, most seem to think it is a great time to buy a home.I am sitting in an open hou...

THE REASON FOR THE SEASON     MERRY CHRISTMAS....On the way home last night, I was listening to the radio when a newscastercalled his little 91 year old granny to talk to her about the 'Holidays'. Hementioned that he had noticed that Christmas has become so 'politicallycorrect' that no mention of Christmas is made by most retailers, we now wishpeople 'Happy Holidays.' His granny said she missed the Old Fashioned Christmas when everyonewished each other 'Merry Christmas'. I thought about it and agree...so this year I will be making a consciouseffort to wish everyone Merry Christmas...my way of saying that I amcelebrating the birth of Jesus Christ. So I'm asking my email buddies, ifyou agree with me, to please do the same. And if you'll pass this on to your email buddies, and so on...mayb...
