Flood Safety: Warning or Watch  Stay InformedCurrently the East coast is pounded with rain, here in the Gettysburg Adams County area it has rained all day and we are approaching record rainfall numbers. The National Weather Service has issued a flood warning for our area. It got me to thinking do people really know the difference between a flood warning and a flood watch. Knowing the difference between the two is important in planning for flood safety. A flood watch means that floods are possible in your area, a flood warning is when flooding is already happening in the area. Some tips to be aware of during a flood warning or watch; 1) Be informed, local news stations are important here, they will have the most up to date information. Radio's and the Internet could also provide importan...

Adams County Speaks up in GettysburgFriday afternoon about 150 - 200 Adams County taxpayers gathered in front of the Adams County Courthouse to make their voices heard regarding the recent job done by 21st Century Appraisals. The event was organized by People's Voice Adams, an organization formed in response to the forced reassessment.  There were many people, A LOT of seniors, and property owners of all kinds. Many of the crowd carried signs, some fun and some that cut closer to the bone. Of course all the local news stations were there, and the event was closely monitored by the local law enforcement agencies. Below I have posted some of the signs that I saw at the protest. The work of 21st Century Appraisals is being contended for the same reasons in two other counties where they per...

You are Your CommunityLast night I interviewed for an open position on the Gettysburg Area School Board, I wasn't chosen, but the experience did remind me how important it is to become a part of your community. The experience was interestingGettysburg Area School District, they place you in the middle of a room with all these people around you, and there you are with a few big microphones in front of your face and the Superintendent fires questions at you. It really felt like testifying before a senate sub committee. An odd way to conduct business, but this is Gettysburg and everything here is bent to the dramatic. Gettysburg Area School District has the second highest school tax rate in Adams County. Upper Adams School District has the highest. The tax rates in both school district's i...

Be Careful It's Back to School TimeHere in the Gettysburg Adams County area our kids will be heading back to school with all the districts starting their first day all together. Bermudian Springs, Conewago Springs, Fairfield, Gettysburg, Littlestown, & Upper Adams school districts are starting the 2010 - 2011 school year on August, 25th, 2010. While it is easier for older kids to make the transition back to school mode, for the little ones it can be more difficult. Time to start getting to bed earlier, up earlier it can be a tough transition for some kids. Making the transition easier can be as simple as involving the kids in the back to school buying process, allow them to be a part of the organizing and purchasing of supplies. It can generate interest in the coming changes and make th...

The Product is FlawedRecently Adams County tax payers got together with Adams County Commissioners to discuss the recent property tax reassessment that was Conducted by Century 21 Appraisals.  The above statement was made by one of the tax payers during his statement, and you kmow what, he is exactly correct.  I have been listening to and reading all of the information that is coming out regarding the process and it's outcome and two things seem very clear to me. First, Century 21 used the wrong appraisal approach. Under USPAP (Uniform Standards of Professional Appraisal Practice) one of the first things addresses in an appraisal is "Scope of Work". One of the assignments in Scope of Work is to determine Intended use, in other words, who and what is the appraisal for.In my opinion Centu...

Understand What you are Getting IntoLiving here in Gettysburg Pa can be fun, informative and yes a big pain in the butt. The chapel in the picture is causing a huge controversy here in Gettysburg. This building is built on a formerly useless rocky empty lot, a gentleman moved here from NH and erected a Civil War chapel, but it was a tent (temporary). During the winter the tent was destroyed and this is what was constructed in it's place. No big deal, one would think. Problem, this is a permanent structure and the Gettysburg wants their pound of flesh, to the tune of $10,000+ in renovations, heck they want bathrooms installed and much more. There are really two things that stand out in this situation, one, the Gettysburg Boro councildoes not understand how many tourists this structure br...

19th Century Base Ball TourneyGettysburg Pa enjoys Americas Past timeToday I attended the first of what I hope becomes an annual event here in Gettysburg Pa. This was an absolute blast, and if you are a base ball fan like I am, you will love seeing a 19th century base ball game. There are differences, for example to start base ball was spelled as two words, not baseball as we know it today. Some of the early rules included;         outs were referred to hands,         umpires were referred to as remedial        there were no base ball gloves        a ball caught on the first hop counted as an out        there were no balls & strikes as we know them today        if a pitcher didn't throw pitches that were hitable, the remedial would "warning pitcher"        same for the "the striker" (hit...

Here are Market Stats for the Gettysburg Area. These stats are for Residential, Land and Multi Family from Jan 1, 2010 to July 6, 2010. From where I am sitting, my concerns are are Pct Sold, Pct Expired and Avg DOM. I find it troubling to see twice as many lisitngs expiring, as those that sell. Our Avg DOM is also getting to be an issue, it appears lisings are sitting and then going expired. Again, the information is what it is, even if the information is distressing, it is still helpful to know where we are heading.
