Thinking About Buying a Foreclosed Home in Harrisburg PA? Purchasing a foreclosed home in Harrisburg is quite different from buying a typical resale. A foreclosed home is the process by which a homeowner's rights to a property are forfeited because of failure to pay the mortgage. The foreclosed home you found might appear to be the right price and be in tip top shape, but before you purchase make sure to take some of these suggestions into consideration. Reconsider Auctions - This process has many risks; prospective buyers aren't able to do thorough home inspections or stay informed of outstanding taxes owed on the property before making the purchase. Budget your Funds- Just because the price seems low to you now, doesn't mean that something can't be expected later. With low payments, t...

House Hunting Tips in Harrisburg PA Ideally, we'd all love for house hunting to be a quick and easy process that results in the perfect home. Unfortunately not all homes come equipped with a two-story pool and a waterfall, so this is not always the case. Here are some things to keep in mind when trying to find a place that fits all of your needs.   House Hunting Tips in Harrisburg PA: Don't Choose a House for its Awesome Bathtub Sometimes it can be easy to overlook certain important details-like those dubious mold spots on the ceiling-in favor of a flashy new granite countertop that the owner will be certain to emphasize. When looking at potential houses, keep in mind the difference between the things you need and the things that it would be nice to have. While it can be exciting to fin...

Buying a House in Harrisburg PA: Should You Pay Discount Points?   When you see mortgage loans advertised online, you may think those rates are for everybody, but they aren't. Known as benchmark mortgage rates, the best rates are for borrowers with perfect credit and who are buying a house well within conforming loan limits with a large down-payment as icing on the cake. The rates you see may be teaser rates and they aren't going to be available to you when you apply for a loan. That's because banks will charge you "discount" points to give you their best rate. You're not required to pay points when buying a house, but it's a choice if you want a lower interest rate. Explains David Reed, author of Mortgages 101, "points", or discount points, are a percentage of the loan amount. If a mor...

Before You Settle on a Home in Harrisburg, Take One Last Look... Once you've found your dream home, the financing is approved, and all inspections are completed, many buyers are tempted to sit back, relax, and wait for closing day.  There is one more very important step in the home buying process, a final walk-through. This is the last chance to make sure everything is in working condition and that things are as they were presented in the deal.  If not, you still have time to have them repaired or you could even walk away.  Taking time now to check on the home could help save you time and money on costly repairs in the future.   Before you settle on a home in Harrisburg, here are some things to look for:   Before you settle on a home in Harrisburg, look at the Major Systems - Turn on th...

How to Make an Offer on a House in Harrisburg PA   How to make and offer on a house in Harrisburg PA: While much attention is paid to the offering price of a home, a proposal to buy includes both the price and terms. In some cases, terms can represent thousands of dollars in additional value for buyers - or additional costs. Terms are extremely important and should be carefully reviewed. How to make and offer on a house in Harrisburg PA: How Much? You sometimes hear that the amount of your offer should be a certain percentage below the seller's asking price or an amount less than you're really willing to pay.         Records show the origins of Shipoke go back to the John Harris Trading Post of 1734 and that the early sections of the John Harris mansion were constructed in 1766.  Throughout the 1800’s and well into the 1900’s, this area included Victorian dwellings and was referred to as South Harrisburg. Throughout the Industrial Revolution and until the 1972 flood, Shipoke was a “gritty” working-class neighborhood of approximately 500 homes, many of them heated by kitchen coal stoves.   Despite the Depression and a major flood in 1936, the Central Iron and Steel Company, employing as many as 1,800 people, flourished in the 1940s and ‘50s.  Things began to change significantly in the mid-1950s.  The steel mill closed, which led to the eventual deterioration of much of the housing.  Some 150...

I couldn't wait to share this story with my Active Rain Family.  I hope you take a few minutes to watch the story in link below.  It was fun to share with prospective "Realtors" the reality of not earning money for several months and that fact that there are initial start up costs involved.  I also was able to stress that Real Estate agents needs to have high ethics and be hard workers.  It doesn't come easy.     Website link: http://local21news.com/community/features/yournextjob/stories/your-next-job-real-deal-33.shtml   YouTube link: https://www.youtube.com/watch?v=eAZjRUx-ZFE
