In 1976 Spokane Washington hosted a Special Olympics for contestants that were physically or mentally disabled. For the 100 yard dash there were a number of contestants assembled at the starting line.   At the gun, they all started out, not exactly in a dash, but with a relish to run the race to the finish and win. All, that is, except one boy who at the starting line stumbled on the asphalt and tumbled over.   Two of the other runners saw the boy fall and slowed down. They then turned around and went back, picked him up and the three crossed the finish line together. People in the stadium stood and cheered; and the cheering went on for several minutes.   Why? Because deep down we know this one thing: What matters in life is more than winning for ourselves. What matters in this life is...

Follow the Money by Glenn Freezman As a champion for home-buyers and alternative compensation agreements, I'm often challenged by Realtors and homebuyers alike regarding who ends up paying what at a typical real estate closing. The most common belief is that homebuyers don't pay the commission costs that go to the sellers and buyers agent - because that money ends up coming out of the seller’s pocket. While I won't argue that that's what the mechanics of the deal look like, I will point out that every single cent involved in the transaction came out of the home buyer’s pocket first. Pretty simple math: no home buyer = no money to pay the agents. Let's say, as an example, that the buyer’s agent for a sale has been earmarked to receive 3% of the home’s selling price at closing. This means...

Always Leave Something On The Table by Glenn Freezman If you've been in business for any period of time you been a situation where a deal needs to be negotiated. Sometimes it's a gentle push and pull that allows both a buyer and seller to get a lot closer to what they need out of the agreement. There are other times, for various reasons, when the deal is just not going to happen because one side or the other is not willing to make concessions. The art of negotiation is just that, an art. At the end of the day it's about finding effective ways to communicate with other people so that they can express their needs and you can express your needs and that you can meet somewhere in the middle. A truly meaningful negotiation means that both sides walk away feeling like they won. This means tha...

Alternative Compensation Models: Quick Math by Glenn Freezman A large part of what I think about every day is how our industry can create new models that are fair to both home buyers and the agents who serve them. For me, alternative compensation models are creating a doorway that allow agents to do a better and more fair job of representing their home buying clients while still getting paid in a manner that is respectful of their professional status and the hard work that they do. Alternative compensation models are basically real estate agreements that allow money to be shifted in a different way. For example, if an agent were to take the money that was earmarked for their commission payment at the closing of a deal and put it on the table as a refund or rebate for the home buyer do y...

So let the celebration begin! Family Abstract, Inc. is proud and happy to be celebrating our ninth anniversary at our location in Horsham, PA! It seems like just last year we marveled at how fast the time has gone - oh, wait!  That was last year! Well, here we are again, and happy to be here! These truly are trying times for most businesses but even more so for those who rely upon the ebb and flow of the real estate industry.  Right now it seems more like ebb than flow but experience has taught all of us that just like life itself, business of any kind is a cycle. Sometimes it's a vicious cycle. Success is not a constant.  Success, in order to be sustainable requires a continuous effort.  If you stop the effort, the success will cease to be. Few industries rely upon clichés as much as r...

Blog content can also be found at http://www.remarketblog.com The month of May was suppose to give us a good idea on what would happen to the amount of real estate activity after the first time home buyer tax credit deadline passed. I have noticed a slight decrease in the amount of showings on homes that are in the first time home buyer price range. I am optimistic that we will see an increase in sales this summer due to housing being very affordable, and the interest rates staying low. Lets take a look at the market statisitics for the Horsham Township in Montgomery County PA These stats have been pulled from our local MLS system Trend Horsham Township New Listings on the market 29 Listed Volume $10,807,499 Average List Price $372,672 Units Sold 27 Sold Volume $8,333,500 Average DOM 10...

Snow Information   The following are a few things that you can do to help ensure a safe and happy winter for yourself and Horsham Township. In order for the Highway Department to most effectively remove snow and ice from the streets, please keep in mind the following:   Once snow accumulates two (2) inches or more and until the roadway is cleared by the Highway Department, no vehicle, trailer, boat or camper may be parked in the roadway. Violating this regulation could result in a fine. Keeping sidewalks safe is an important winter concern. Residents must clear snow, sleet and ice from sidewalks in front of their property no more than 24 hours after a storm. For stubborn icy spots, be sure to use ice control methods such as salt. Sidewalks should be swept free of salt remains after snow...
