It's opening game time for the 2009 World Series between the Yankees and Phillies.  Television screens across America are tuned in as we bond together to enjoy the great American Pastime that brings us all together - for our great love of Baseball! What is it about this sport that raises such spirit in all of us?       I can remember growing up, being the youngest and the only girl with four brothers, and a home surrounded by large open fields.  Every summer day, the kids in the neighborhood gathered in the field across the road from my house, mitts, bats and balls in hand, and it was our World Series every day.  The days just could never be long enough.      And then it was the time of life when I was the one with three little boys who all loved baseball.  It was Little League, ba...

A family that lives on the outskirts of Milford , PA in Pike County decided to build a sturdy, colorful playground for their 3 and 4 year old sons. They lined the bottom with smooth-stone gravel all around to avoid knee scrapes and other injuries. They finished building it one Friday evening and were very pleased with the end product.. The following morning, the mom was about to wake up the boys and have them go out to play in their new play center. This is what she saw from the upstairs window...        This gives a whole new meaning to 'If you build it, they will come" !    Keller Williams Real Estate 601 Bethlehem PikeBuilding B, Suite 100Montgomeryville, PA 18936Main Office: 215-631-1900Direct: 215-850-9640 · Contact Form http://jeffrickertteam.com/

Hooray , we just signed our 6th Plan Design Agreement in last 5 weeks in a nearly dead new home market ! Our latest Plan Design Agreement , was signed up last Saturday , May 30th , by my new home salesperson , Pat Cordova CGP , after working with these customers for 18 long months ! We were actively bidding against 2 other local builders , but we got the job because the other 2 builders poopooed Green / Energy Star building and didn't offer a 12 year Insured RWC Warranty ! We showed our customers the benefits of Green / Energy Star building and told them we plan on designing their home to score minimum Gold Level Green under the newly approved National Green Building Standards through the NAHB Green Building Program . Last December , we completed our 1st Gold Level Green home under the ...

Yesterday , I was notified by the National Association of Home Builders (NAHB) that I officially received my Certified Aging-in-Place Specialist (CAPS) Designation ! I wasted no time founding the group Aging-in-Place Specialists in ActiveRain . This designation is especially important to me as my 7 year old son , Colin , has Quadriplegic Cerebral Palsy & is Wheelchair bound . A couple years ago , I added an Accessible Ramp from my garage into my mudroom to allow Zero Threshold access to the main floor living areas . I purchased an Accessible Van with ramp to allow us to keep Colin in his wheelchair as we transport him . I know I will have to make Further Modifications to my own home as my son gets bigger & heavier ! My 4 year old 2 story office building is already fully accessible with ...

Some Lenders pretend to offer "Energy Efficient" Mortgages with expanded ratios for Energy Star & Green Homes ! However , these same lenders will not recognize the "Green" adjustments made by Appraisers vs. non-green & non-energy star homes ! It costs more to build Energy Star & Green ! The benefits are documented by HERS Raters & Green Verifiers and utility cost savings can be calculated by computer programs ! Yet another Green Paradox - we want you to build Green , but it just won't Appraise ! Wake up people ! There are very few Energy Star & Green comparables sold as Resales ! If we can't appraise the ones we build , then how are we supposed to build more ? Is Green only for the wealthy or high downpayment clients ? I hope not ! I'm looking for ideas - What do you think ? Keepin' it ...

To think, it all began in the “roaring twenties” with Prohibition and bootlegging from our neighboring Appalachia mountains region – drivers running bootleg whiskey in their fast, little vehicles being apprehended by the cops. It didn’t stop with the end of Prohibition and evolved to “runnin’ Shine” in the thirties to evade the tax revenuers.       These fellas who were runnin' moonshine, with their beefed up cars, started to run and race for profit - a popular form of entertainment in the rural South - lightened and reinforced cars that were especially modified for racing.   Today, 75 million fans strong – its NASCAR! And where are two of the biggest NASCAR events? You got it! Right here in the Poconos! POCONOS 500 - June 7th, 2009 PENNSYLVANIA 500 POCONOS - August 2, 2009 Chicken Frie...

I Love the Night Life! (For Your Listening Pleasure) MILFORD, PA HAS A LOT MORE GOING ON THAN JUST HUGGIN' TREES & KISSIN' ROCKS!      Over the years, Milford has become attractive to many performing artists because of its proximity to NYC (about 70 miles to the GW Bridge).  It's lure is both leisure living and an old Victorian village nestled in the mountains of Pike County, PA.  As a result, the night life has become very appealing because of the diverse talent who have taken up residence in our beautiful area situated on the Delaware River.  Art and music thrive in the Village.  One of the major night spots is The Water Wheel Cafe and, more recently opened, the Bar Louis at the Hotel Fauchere.  Another venue offering live music is The Apple Valley.  A yearly music event to launch our...

One of the Reasons We Live in Pike County, PA! This is a true story, told to me by a dear friend.  Sometime during the early 1970's, my friend made a decision to raise his family in Pike County, Pa.  The event that triggered his decision was based upon a Thanksgiving Eve snowstorm.  Over the years, he relates, he had great affection for the area purely based upon its natural beauty.  The events that follow convinced him of the community of real friends that exists in this area. He had left his home in Woodridge, NJ to spend the Thanksgiving holiday with family in Northeastern Pennsylvania.  Before he could be warned about this major snow event, he was well on his way and committed even though the heavy snows had started.  The closest familiar place to seek refuge was the Milford, PA are...

"A BEAUTIFUL POCONO CHRISTMAS STORY" One of the greatest gifts I have ever received as a mother was to witness the deed of my youngest son and his wife this past Christmas.  Richard and Emily amazed me with their sensitivity and generosity - in my mind, personifying the true meaning of Christmas. While discussing with each other what each would like for Christmas, they decided to make their Christmas gifts to each other in the way of gifts to our local struggling animal shelter. Their scheme was not a small one.  They began by inviting all of their friends and relatives to participate with donations of old blankets, toys and any useful items for the care of animals.  They offered to collect and warehouse the donations on their own.  The call was heard, and the donations piled in.  They ...

January 23 2009 , I toured this Desert Contemporary Architectural Style Home featuring 8,816 Sq. Ft. of Living Space , a subterranean courtyard at the basement level , sky deck (closed due to the rainy weather ) , & wine cellar. It was well worth the 1 hour wait to see TNAH ! Equal parts laboratory , education tool , & product showcase , TNAH incorporates , elements such as builders' best practices , energy efficiency , indoor air quality , safety , convenience & aesthetics . It demonstrates that excellence in housing performance can be built into any home -- large or small , simple or complex . The design , construction , & amenities which showcased the latest in innovative products for the future of home building were driven by consumer preferences & expectations . I would recommend s...

Winter in Northeastern Pennsylvania is beautiful! Or should I say, more precisely Wayne and Pike Counties. Our small towns are full of charm and friendliness. Even those who don't especially like the cold (namely myself) will put on layers of clothing to brave the elements. Honesdale (my hometown) sponsors many weekend events such as ice sculpting and horse drawn sleigh rides complete with music and of course hot chocolate. Milford, our charming Pike County seat (to our south) is equally enthusiastic to encourage our locals and tourists out of the warmth of the indoors and into the warmth of small town fun. Check out this link to a Winter Lights Fest in Milford Pennsylvania which starts today. January 24th thru January 31st. http://www.winterlightsfest.com While you are in the ...

Dollars, euros, drachmas, rupees, liras, pounds, posadas, guilders, yen, the Brazilian real. Now we talk in terms of Activerain points, the true sign of one's value.  How much time do you set aside each week to bank Activerain points (like a savings account or an I.R.A.)?  Answering blogs, creating blogs, searching and recruiting associates, joining groups and forming groups, joining associations and forming associations - all in pursuit of the elusive Activerain points and thereby embellishing our Activerain portfolio.  It takes a major investment (by the case) in Visine so one does not appear to have spent the evening before in the local pub!  Networking equals Activerain points.  The pressure to perform is really on.  In prehistoric times, back in the caveman days, you had hunters a...

I represent a custom home builder located in Pike County, PA, gateway to the Poconos.  We specialize in vacation and primary homes, and are recognized as the first green builder in Pike County to introduce a line of competitively priced homes featuring green building technologies. I am looking for feedback about sales techniques as they apply to the Internet, and the role of the modern day Salesperson.  Without doubt we are in the information age where anything we want to know is available with a few key strokes of our fingers and the help of our friend "Google."  The current trend in the real estate and custom home building market is to get our product out there to as many markets as we can with the tools of the Internet and by developing elaborate product information loaded websites ...
