I wanted to expand a bit on the blog I wrote yesterday.  I fully believe that green homes are the wave of the future and no matter what will become the standard for new homes being built.  The reason why is because green really means quality.  Green homes have a better building envelope and use top notch systems that reduce energy consumption reducing monthly costs.  These homes take a few extra steps along the way to ensure they perform the best that they can i.e. sealing ducts, and all gaps in the envelope, making sure the highest level of insulation is used, and maybe more importantly used correctly, windows that insulate better etc.  One might think that all new homes are already built this way, but that is not always the case.  It's not the norm, but from time to time I hear horror...

Explanation of Settlement Costs To show the affordability of homes and how the tax credit can actually put money back in a first time home buyers pocket I took a few recent closings so we can look at actual true-life scenarios.  I have attached the estimated closing costs for each property both with a seller assist and without a seller assist all except for the case of 1105 Society Place as this property did close with a 6% seller assist so I found no reason to run a different scenario. 1105 Society Place is a 2 bedroom 1 bath condo in Newtown Grant that settled for $190,000 on 2/26/09.  The MLS sheet shows the buyers received $11,400 as a seller's assist towards closing costs.  However, since a seller assist cannot exceed the buyer's closing costs, and under FHA guidelines the buyer m...

The first time I sit down with clients to discuss their homebuying optons I find that the major misconception the majority of them have is, "It's impossible to get a loan in today's economy," or "I have good credit, but I can't come up with the 10% down payment."  Every time I am astounded as to where this information is coming from.  Many times my clients will say "well I spoke to a mortgage counselor and this is what I was told."  THIS IS ABSOLUTELY NOT TRUE!!!!!!!!!!! The end of the third quarter gives us the opportunity to review the majority of the year, including the busiest selling season, versus the same period a year earlier.  As of September 30, 2008, average sales price of a single family home in Newtown Township is $406,000.  This is a 3.3% decrease over the average of $406,000 at the same time last year.  Newtown has seen some pressure on it's upper end; homes over $800,000, due to the lack of available Jumbo financing. Unit sales in Newtown are down 7.6% from  with unit sales declining from 211 to 195 and units in inventory are down to  113 from 147, a 23.1%  decline.  Average days on the market have grown from 50 to 54.  and in Newtown,0 as in neighboring Lower Makefield, we're seeing an amazing number of properties selling in less than 3...

Richard Patton of Solebury Township will face trial on homicide charges, stemming from the negiligent and unfortunate death of his girlfriend Heather Demou, a Buckingham real estate agent. The incident occured on April 26th, 2007 in the parking lot of the popular La Stalla restaurant in Newtown, PA. when Demou apparently was trying to prevent Patton from leaving the restaurant. In her attempt to stop him, she had jumped on the running board of Patton's truck. Allegedly, Patton had started to drive away with Demou on thr truck, when she had fell from the truck to her death. Patton faces charges including homicide by vehicle while driving under the influence, and involuntary manslaughter. This is a very unfortunate.
