  One of the things I enjoy about being a Realtor is that I get to help people. I have clients thank me for being to able to get a deal done and get their home sold or get them in the perfect home for their family. What I always hate seeing is when, for whatever reason, a home isn't selling. Maybe the listing contract expired and the seller is left to ask: Why is my home not selling? I came across this new report offered by our MLS here in Bucks County, PA that breaks down the Buyer Activity for the previous month and compares it to prior months. Per the TrendMLS website, "The Buyer Activity Report illustrates the interest of local buyers through showing appointments requested online, and compares those appointments to pending sales, current inventory, as well as, breaking it down by price range." Furthermore, this isn't information my clients can access online, so it is important for me to communicate this to them. I wanted to give you a snapshot of the statistics for the areas I mostly cover in Bucks County. I decided to start with Newtown Township. I focused my research on homes sold in Newtown Township in the $150,000 to $750,000 range. This represents only residential listings as I excluded lots, land, farms, multi-family properties, and commercial properties. With United States Federal Reserve chairman Ben Bernanke's hint that the Fed's quantitative easing (QE) policy may be winded down, we are starting to see interest rates rise here in late May 2013.  Over Memorial Day weekend, some potential Bucks County home buyers were quoted a 3.75% interest rate on Friday for a Jumbo 30-year Fixed loan only to see it spike up to over 4.0% the following Tuesday. This is obviously a cause for concern for most buyers (and sellers) out there, but you still have a chance to buy before interest rates rise again.
