One of the things I enjoy about being a Realtor is that I get to help people. I have clients thank me for being to able to get a deal done and get their home sold or get them in the perfect home for their family. What I always hate seeing is when, for whatever reason, a home isn't selling. Maybe the listing contract expired and the seller is left to ask: Why is my home not selling? Unfortunately, 6 out of every 10 homes will ask themselves: Why is my home not selling? To be honest, that is just the nature of the real estate market right now. Why is my Bucks County Home not Selling? OK, so why is your home not selling? This question is somewhat complicated because it is too broad. Truth be told, there could be a number of reasons your home didn't sell.  Instead of just asking why is yo...

I came across this new report offered by our MLS here in Bucks County, PA that breaks down the Buyer Activity for the previous month and compares it to prior months. Per the TrendMLS website, "The Buyer Activity Report illustrates the interest of local buyers through showing appointments requested online, and compares those appointments to pending sales, current inventory, as well as, breaking it down by price range." Furthermore, this isn't information my clients can access online, so it is important for me to communicate this to them. That way, they can really get a sense of what I know and what market factors are at play currently.  Looking to buy or sell in Bucks County? Call Anna Domzalski at 215-504-2512 or email Anna at annadomzalski@kw.com. With United States Federal Reserve chairman Ben Bernanke's hint that the Fed's quantitative easing (QE) policy may be winded down, we are starting to see interest rates rise here in late May 2013.  Over Memorial Day weekend, some potential Bucks County home buyers were quoted a 3.75% interest rate on Friday for a Jumbo 30-year Fixed loan only to see it spike up to over 4.0% the following Tuesday. This is obviously a cause for concern for most buyers (and sellers) out there, but you still have a chance to buy before interest rates rise again. Realtors Cannot Predict What Interest Rates Will Do As a Realtor, what I cannot do for you is predict interest rates. The best thing we can all do is make good decisions based on the information at our disposal. I am not the type of agent that will...

Let me be honest with you for a moment. This is especially important for all the Bucks County, PA home sellers out there. So, listen up. Six out of every ten homes will see the listing contract between them and their listing agent expire. That is the sad truth. However, I want to educate you about what to do after your listing contract expires. I understand it can be a frustrating and confusing time. After all, you expected to see your home. Fortunately, I have a few ideas to help you out so that your listing contract expiring is the furthest thing from your mind! Questions to Ask Yourself When Your Listing Contract Expires OK, so your listing contract is expired – what do you need to do? Well, the first thing to do is understand why your home did not sell.
