But before the deal is sealed, there will be a closing meeting so that all of the loose ends can be tied up. Last week’s scheduled economic readings were limited and included new jobless claims and Freddie Mac’s mortgage rates survey. In other news, all types of mortgage applications rose by 2.30 percent this week as compared to the prior week.Mortgage Rates Lower, Home Loan Applications RiseFreddie Mac reported lower mortgage rates for fixed rate and 5/1 adjustable mortgages; the average rate for 30-year fixed rate mortgages dropped two basis points to 4.17 percent. Average rates for 15-year mortgages also dropped two basis points to 3.39 percent. 5/1 adjustable mortgage rates averaged 3.21 percent, which was also two basis points lower than the previous week. Discount points averaged 0.40 percent for the three types of mortgages tracked in Freddie Mac’s weekly Primary Mortgage Market Survey....

Improper Deck Installation affects Entire Home! (Norristown Home Inspector) As a home inspector in Norristown, PA, I come across some poor workmanship in my home inspections.   Last week, I performed a home inspection in Norristown for a real estate investor and found a rather bad case of an improper deck installation.   Some people might think, "OK, at worst, you tear it out and properly install a new one."  In this particular case, you'll see improper deck installation affects more than just the deck... it affects the entire home! At first glance, this deck might look like any other.  A home inspector sees more.  I crawled under the deck to take a closer look and I could see the deck ledger board was not properly flashed.  Actually, it wasn't flashed at all!  As a result, moisture had...

 Leaking Roof?  Maybe it's Improper Chimney Flashing! (Home Inspections Norristown) Have a leaking roof?  Often times, that roof leak has nothing to do with the shingles and something to do with improper chimney flashing!  Chimney flashing is used to prevent roof leaks between where the chimney and the roof meet.  Chimney flashing leaks can happen for a number of reasons. One reason is the chimney is not directly attached to the house frame and if the home settles, the flashing can pull away.  Another reason depends on the type of metal used for chimney flashing. Norristown Home Inspector Loves Maple Syrup, Can't attend Festival   It's true.  My wife, Tina, loves her natural sweetner and she's made me a fan of Maple Syrup, as well.  It's too bad we won't be able to attend the Maple Sugar Festival in Norristown, PA on March 5, 2011.
