Paoli, site of the Paoli massacre during the revolutionary war, and a growing center for transportation. According to Septa Paoli station is the 5th busiest regional transportation center in the system. When you look at the station it is hard to believe and you realize why for the past several years there has been a plan to move the station to a new site further west and create a brand new Transportation Center. The current station looks like something out of a third world country rather than a station in the suburbs of one of America's larger cities. The parking lot here is tiny, in the morning, there are between five and eight jitneys lined up transporting commuters to local business centers and companies. The Paoli Business & Professional Association is sponsoring Paoli Sings the Blues on Saturday, October 3rd from noon to 6:00 pm. The event will be held rain or shine and is free, although a non-perishable food item to benefit the REACT food closet is requested for entry. Multiple bands will be featured at several locations throughout Paoli. The main stage will be set up at the Paoli Village Shoppes (across from the Paoli train station). Additional bands will be performing at Malvern Federal Savings Bank, The Hardware Center, CVS Shopping Center and the Paoli Design Center. Last week Trudy and I decided one evening after dinner to get out of the house and grab a cup of coffee somewhere. We had to pick up some photo prints from our local Walgreens for Jeremy our son who is in Iraq. Anyway our local town has one Starbucks, which Trudy does not like, as she often feels the coffee is burnt. so we were hunting around and decided to see if a local bar/restaurant might have somewhere to sit and grab a coffee. We drive in to the parking lot and whilst we are parking notice this new store. It is a new pet store, only a few have opened in our area and the plan we learnt is to open them elsewhere. it was great, brightly lit, and when we entered the store we were greeted by a cheery and happy member of the staff. Compared to all the bad news you are hearing about the housing slump, the news for the Paoli Pennsylvania area are actually quite positive.  Between January 2007 and June 2007, a total of 415 homes were sold for a total volume of $228 million. Average days on market is actually down at this time.  In January, homes averaged 70 days on the market, and peaked at 87 days on the market by March and April.  That number dropped to 63 in May and 53 in June.The average sale price for Paoli PA is $662,000.Courtesy Christopher Benedict, RE/MAX Main Line http://www.searchformainlinehomes.com/

An article in the Local Daily News pointed out that Paoli is working to be pedestrian friendly. The Tredyffrin Board of Supervisors held a public hearing to consider adopting changes to the zoning ordinances aimed at turning Paoli into more of a town center. Supervisors propose creating two zoning districts known as the Transit District and the Town Center District. Both of these districts will encourage high-density residential/commercial development and could include a parking garage and streetscape improvements. The supervisors will review the zoning again in May.This adds to the overall plan that Tredyffrin and Willistown have for Paoli that includes redevelopment of the Paoli Station which will include homes and offices as well as a new station.
