This is a personal non-real estate related post but I hope you take a few minutes to read it and maybe help me out.I’m asking for your help in possibly identifying the young soldier in the photo. It was taken in late 1953 or early 1954 in a dance hall in Schweinfurt, Germany.  He was in the United States Army and probably in his late twenties. We know it’s a long shot but worth a try. It will be hard to identify him because he is shown here in a side profile but if you think you might know or recognize him in any way or if you can pass this photo on for me I would be extremely grateful. The woman in the photo is named Klara Fransika Bezold and the man remains nameless but we know he was from Philadelphia and he is my biological father and she is my birth mother. Klara  told me that the...

Yeah, I know....I am the unpopular one.I am the smart-a** who sits in the back row of the condo board meetings heckling board members while a martini is spillin' out of my right hand. I am the one who always votes for higher condo fees and special assessments. And I don't care if you don't like me. I want the common areas attended to frequently. I want light bulbs in the stairtower changed, the carpet in the hallway swept, and the windows cleaned with resonable frequency. I want my doorman to be tidy and responsive...not some slug who can't at least smile, or feign politeness when my guests arrive. I am not interested in a mouse on the 5th floor of my condo building (say, in the trash room), nor am I much of a fan of filthy awnings over our front entrance, or fire extinquishers that hav...

They tore down JFK Stadium and built the Wachovia Center in it's place.  They imploded Veterans Stadium, and now we have Citizen's Bank Park and also Lincoln Financial Field.  The Wachovia Spectrum is now going to disapear, and be replaced by a multi media- complex venu.  Now the state wants to use tax dollars to build a soccer stadium for a team, for which we do not have!Philly has had soccer teams in the past, and they were all short lived.  It is amazing that still, in 2008, making money is more important that some other issues, like homeless people, disease, and other problems that are never resolved. Here is the article from the Philadelphia Business JournalPennsylvania officials announced plans Thursday to contribute $47 million in state funds to help revitalize Chester's waterfron...

2007 was an interesting year for real estate, a "shifting market" brought on speculation of a "bad" market. Not in my neighborhood! I keep close track of the real estate market in the Parkwood section of Philadelphia. I live here and I need to always know what my market is doing. 2007 Parkwood Market Report# of Homes Sold in 2007... 95Avg. Sold Price...      $196,319Avg. Days on the Market... 53The price of homes are UP $5000 from last year, but so are the days on the market (10 more). The number of homes sold are down (last year was 106). I am thrilled to report that overall, a pretty normal market report. No punging prices and not a major dwindling of homes sold. Sure, it took a couple of extra days to get them sold, but not months. That's a great market report. So glad this is my mar...

"Day-trippers take notice: the Philly tourism board advises 'You just can't do it in a day'. This is especially true when one considers visiting the Pennsylvania Academy of the Fine Arts, the Rodin Museum, the Philadelphia Museum of Art, the University of Pennsylvania Museum of Archaeology and Anthropology and, just a few miles outside the city, the Barnes Foundation in Merion."  (Source: ArtCyclopedia) While you can't see it all in a day, you can enjoy a great art experience in a day or even an afternoon in Philly.   Our family decided to enjoy a Sunday afternoon in Philadelphia going to see art museum exhibits.  Because we had a late start, we only had a few hours to get into the city, park, see the museum exhibits and return home in time for evening dinner and scheduled activities.We...

Are you interested in making a great deal in real estate investment? In the domain of Philadelphia Real Estate, as in any other part of the world, location is the main dimension that bears a direct influence on the price and the future real estate value of a building. Here are some of the reasons why you should invest in one of our center city real estate items.  Other forms of investment and business opportunities depend to an ample extent on a great deal of variable factors that influence the stock prices. Philadelphia Real estate is a more stable solution, as it is an industry and investment opportunity driven by local conditions. These rarely vary abruptly, so you should not worry about the safety of your financial resources.   Location is the most important factor that influences ...

I have been around the Philadelphia real estate market for a long time. Since 1989 to be exact. I have heard, and seen all kinds of things. And I either cringe or laugh when I hear some of the absolute bull that comes out of the mouths of some of my contemporaries.I was once told by a peer that he had the ability to either make or break a certain sale. He had the power to "make" his buyers buy what he suggested. To which I replied, "Really?".... In all my 19 years experience I have never been able to exercise such mind control. Perhaps it was his toupee that gave him such exceptional abilities. I have never been able to get a buyer to buy something they didn't want.Oh, and don't ever believe a Philadelphia realtor when they send you a mailer that states "I have buyers waiting to buy you...

Realtors pool efforts to collect food donations for local Food Pantry The food drive was a "GIANT" Success!Coldwell Banker Heritage Quakertown, PA http://www.cbheritage.com/ sponsored a wonderful Food Drive to help the local residents that are less fortunate during this Holiday Season.    We were successful in getting Giant Food Stores to donate about 1,500 shopping bags for our food drive.  We stapled our flyer to the outside of the bags, and delivered them to every home in about 7 communities here in Quakertown, PA.  The flyer had our company logo, our agent pictures, and details of how the propmotion worked.  A week ago, we placed the bags on each of 1,500 front porches, asking the home owners to put non perishable food items in the bag, and place it on their front porch today, Decem...

Last week, I get a phone call from my uncle. I pick up the phone and he's telling me how excited he is about a property he just saw. He says to me that he is stepping out on faith because he sees a building that is a good opportunity for a family business. He was soooooooo excited. The next day (it was too late to be making appointments when he called me), I rushed to the phone to make the appointment. As soon as it was confirmed, I called my uncle and we met after he got off work that night. It was such a beautiful sight when he pulled up to the building with the whole family in towe. He, his wife, his oldest son, his daughter, his youngest son, his sister in law, and her little girl all jumped out of the SUV. I could see them salivating as they approached the door. I had to disappoint...

I met a young lady four years ago with an amazing talent. Her name is Melissa Crispo .I have a passion for music and photography. Melissa has a captivating voice and a gift of song writing. I first started out taking pictures of her to help her with promotion. To date I have over 1000 pictures stored on my hard drive. My wife and I have hired her the past three years for entertainment at parties at our home. The music industry is a very difficult endeavor. I have watched this incredibly determined lady try and take this path as her art and career. There has been highs and lows. This is a much harder path than Real Estate. The small clubs, the people that try to get a piece of her, ect. Melissa is on her second band now, the CD "A Break In The Clouds" that she recorded with her own money...

Real estate is a local product.  Much like cars and tomatoes and alcohol, prices are different depending on where you live.  The same is true for real estate.  It's local.  The national and local media outlets all report that the real estate market is crashing, the bubble is bursting, builders overbuilding, sub-prime lenders lending money to sub-prime borrowers, who would have thought it? But that is what is happening overall, not what is happening right here.  Who cares how much gasoline costs in Nevada if you buy it here?  What good is knowing the price of tomatoes in Sante Fe if you need them here in Philadelphia?  The same is true for real estate, I don't care what's happening anywhere except where I am going to buy it, sell it, build it or rent it.  If the housing market in Los Ang...

Selection, selection, selection. There are about 2,400 resale homes on the market in South Philadelphia. Regardless of the price range a buyer desires, there are plenty of houses from which to choose. Just a few years ago the resale inventory dropped considerably. A buyer was forced to make compromises if they were going to locate the home of their dreams. There is a great selection of homes. There are lots of options in this market. No Bidding Wars. In 2005 we had one client that made an offer on ten homes. They lost the first nine to the 'feeding frenzy' that existed. Other buyers bid the properties up substantially from the original listing price. There were escalation clauses where buyers authorized their agents to outbid other offers by thousands of dollars. There is no competitive...

I'm feeling quite emotional today. I just spoke with a friend of mine who lives a few states away. She was talking about sleeping in her car. She's been homeless for a while now. I try to send her money whenever I can but that's all I can do since she's 900 miles away. I remember when I first moved to Georgia, I met her and thought she was quite aggressive at first but in her aggression and bluntness, I came to know a very giving soul. I had only one family member there who was my roommate but we were opposite people so I related to my friend, I'll call her "Angel", much more. I had some financial difficulties and "Angel" made sure I was ok. She shared with me stories about her struggle and how she was homeless with her little baby girl before and was rebuilding. She had a cute little t...

I am a Philadelphia Realtor SnobI, Mark Wade, a Prudential Fox and Roach Realtor here in Center City Philadelphia am a real estate snob.I haven't really hidden that fact over the years as well. I kinda' think that I'm pretty groovy, actually.  I have lived here in condos in Philly for just over twenty years, and I have been a Society Hill realtor for over eighteen years (I say that because my office is physically in the Society Hill area section of town). I have never owned a lawnmower, a driveway, or a weed whacker. Sneering at those who do own such items has become a favorite pastime of mine over the years. My boss at Prudential Fox and Roach Realtors taught me that I was a snob years ago. I was aghast. Certainly not I, I exclaimed.  Then it hit me. I sometime tease those who...

The Board of Revision of Taxes is prepared to roll out the Full Market Valuation system for assessing real estate taxes in the city of Philadelphia.  The expected date for citizens to receive the new tax bill might be in 2010, with notices being sent out in 2009.  A lot of work needs to be done first.  For one thing homestead exemptions and a cap and deferral plan, limiting tax increases to no more than 10 percent per year must be passed by City Council and signed by the mayor, thus limiting the "damage" of the new tax bill.Full Market Valuations have been in the works since 2003 when the city's Tax Reform Commission sharply criticized the current assessment system, noting that it hurts the city's working-class homeowners.  "Lower-priced properties are typically assessed at higher fract...
