I have been using Growth Leader now for a short while.  Early on, I met two leads that came directly from the advertising and marketing of Growth Leader. We talked through the email on the Vision web site for a while, and then we planed to meet.  We looked at 8 homes on our first visit.  One of them was special. A couple weeks later, we had our second shopping trip.  We visited the special home last. Today, we had the final walk through, and the closing of this home.  This young couple are first time home buyers, and are looking forward in taking advantage of their $8,000 tax credit from Uncle Sam! How wonderful this system is.  We have a young couple, just graduating from graduate school this week.  And now they have a new home.  The wedding is coming soon as well. Congratulations to t...

This is a great video that explains the first time home buyer tax credit for 2009. In case you haven't seen this, here's a great video explaining the $8000 tax credit... Congress Enacts Bigger and Better Home Buyer Tax Credit A tax credit of up to $8,000 is now available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. Unlike the tax credit enacted in 2008, the new credit does not have to be repaid.

Is Floor time, or Opportunity Time a Waste of Time? Floor Time: I always come to my floor time with tons of work to do.  If I get a call, it is a bonus.  If someone walks through the front door, it is a bigger bonus!  Never plan to make a living on the floor calls.  I have sat many of a floor time shift, where the phone  has never rung.   However, One morning, a couple came in the front door during my floor time and wanted to list their property which sat on 14 acres.  I was the only one in the office as it was a Saturday morning.  I closed the office, and went to their property with them.  In two days, I had it listed for 799K, and within a month, I also had the buyer.  It went to closing and was a SWEET deal. Just last week, a woman called when I was on the floor and said " I want to ...

I buyer I am taking out tomorrow said this statement to me today. I have worked with these buyers for a few years. We have homes under contract but something seems to not be right. In their heart I believe they really want to find that home but they are always thinking of building what they want. What has stopped them I guess at this point is finding that right piece of dirt. Tomorrow there are 3 on the list. There were two nice ranchers with a dining room, updated kitchen, and sunroom which are all on the list of must haves. When she called to see it I had to let her know that one sold in 10 days! So the market must be picking up. Yes it is. BUT WHY YOU ASK? 1)  We had to have a little head start to the spring market since our fall market was not so hot. It was pretty chilly in the sa...

I Been Talking With Many Of People Who Aren't Sure What To Do Because Of The Economy. These Are People Who Want To Own A Home Buy Aren't Sure Its For Them. To Take The Pludge Now Could Be Scare Or Will Benefit In You In The Future. In Bucks and Montgomery Counties In Pennsylvania We Are Near Cities Like Philadelphia And Allentown. There Are Layoffs Here But Our Market Is Not As Bad As Others. We Don't Have Whole Neighborhoods In Foreclosure. There Aren't Many Houses Sitting Vacant That Were Abandon By The Homeowner. Commuting To Work In New Jersey, New York, Delaware, and Other Counties In Pennsylvania Is Always An Option. Work Can Be Found. It May Not Be In Your Field At First But Change Can Be Good Also. Buying In 2009 Could Be The Best Thing Yet. Rates Are Low And Home Prices Are Low...

I received a call on one of my rentals, which I have listed on the Craigs List.  We talked a bit, and I made an appointment to meet him and his family at this 38 acre horse farm we have listed. Yesterday, we all met and toured the 244 year old home, and horse barn.  ..... And I asked... Why would you pay $2500 a month for rent when you could buy a home with these low interest rates.???  I think I knew the answer. They own a home now, for which they are underwater.,  I have worked with clients in the past, that really needed a good Realtor.  This is a great family with several young children, pets and horses!  And they needed my help! So today I met them at their home, and listed their home for a short sale.  I am so glad th...
