If You are Planning to Buy in 2010 - Start Preparing Today! Now is the time to plan and prepare if you are considering buying a home this year. = Inventory is down after the Holidays but is already building in anticipation of the "Spring Market". = Interest rates are low but are expected to increase as we go forward in the year. = You can still take advantage of an up to $8,000 Tax Credit if you are a First Time Home Buyer (or possibly $6500 for existing homeowners). = If you are in a position to receive a Tax Credit, the property must be under contract by April 30 and settled by end of June. With the continued focus on the economy and finances, this is a great time to take advantage of the historically low interest rates and available tax credits - but you do need to have a plan and th...

If You are Planning to Buy in 2010 - Start Preparing Today! (continued...) Well from the last post - now you have a good idea where you want to live, are pre-approved, and you basically understand the areas, process, and forms that will be needed.  Now you can actually begin your search: 4 - Search - The fun (and frustrating) part. You've done your research as explained in the previous post.  Now drive the areas, compare, and familiarize yourself with the type of housing available.  Then key in on the homes and areas that may be of interest.  Also look for a Realtor that you are comfortable working with and trust and stay with them. We generally see new listings up to 24 hours before they show up on the public websites.  We also often have information on properties that "could be" liste...

Welcome to the Oakview Station on the SEPTA Route 102 Trolley Line located in Upper Darby PA. The station itself is located at the Creek Rd bridge in Upper Darby.  It is the southernmost stop in Upper Darby just above Darby Creek.  It offers quick access to the Swedish Cabin, Darby Creek, and several residential areas in lower Upper Darby Township. There is no assigned parking at the stop for commuters but it does have some limited space for dropping off and picking up passengers.  The platforms are also within walking distance of several residential areas.  On a relative basis this is one of the more remote stations on the system and does not have a large commercial, industrial, or residential base from which to draw passenger volume.  The video will provide a better feel for the area:...

As a buyer or seller, if you are trying to take advantage of the $8000 First Time Home Buyer Tax credit, eastern Upper Darby Township is one of the key areas in the county that you may want to keep your eyes on.  Sales activity has fallen but remains stronger than in most areas of the county.  Prices have also fallen, making this an excellent time to buy for buyers and a great opportunity to take advantage of the market if a seller. In general, Upper Darby Township can be split into two areas by zip code: 19026/ Drexel Hill to the west and 19082/ Upper Darby to the east.  Zip Code 19082 generally extends from the Philadelphia City border to the east out to Lansdowne Avenue on the west.  This area contains the commercial hub and SEPTA rail lines centered around the 69th Street Terminal. ...

So, with four months of the year already behind us, how is the real estate market holding up?  The Delaware County PA market appears to be slowly strengthening. A few weeks ago I opened my front door to find a new larger recycling bin on my porch with a pamphlet inside introducing the new recycling program in Upper Darby Township.  Ironically, I received the exact same pamphlet in the mail a few days later (so much for wanting to save trees).  However, I was pleased to see that Upper Darby has expanded the recycling program to include glass and plastic bottles and that items to be recycled now can be placed all in the big blue container instead of having to separate everything. Items to recycle now include: Cardboard Food Boxes Glass and Cans Plastic Bottles (numbers 1 and 2) Mail, Magazines & Newspaper Phone Books Items NOT to be recycled are: Lightbulbs or Windows Dishes, Pyrex or Ceramics Foam Packing or Styrofoam Plastic Bags Unmarked Plast...

One thing my family and I look forward to each summer are the Summer Stage performances at the Upper Darby Performing Arts Center.   If you are not familiar with Summer Stage, it is a wonderful program which entertains the community each summer with children's shows and Broadway musicals in addition to teaching young performers acting, dancing, singing, and stagecraft.   Participants in the Summer Stage program study theatre and perform for the community in one of the series of summer shows.  As evidenced by these performers, there is an incredible amount of talent in Delaware County and the shows are fantastic. This year the Children's Series offers : Peter Pan, Elliot and the Magic Bed, Alice in Wonderland, Jr., Pinocchio, A Real Boy, School House Rock Live, Jr., and Willy Wonka, Jr...

Delaware County Council will join Upper Darby Township in the "unleashing" of the county's first official dog park on Thursday, July 24, 2008 at 1pm.  A ceremony will take place at the 10 acre, multi-use recreational facility at Kent Park, in Upper Darby on the Clifton Heights border.   At the new park, registered pet owners can unleash their dogs for exercise, play activities and socialization with other canines.  The park is part of a much larger plan to preserve open space and add recreational facilities along the Darby Creek. There will be an open house from 1-6pm and both pet owners and their dogs are invited to attend.  Kent Park is located near the Lindbergh Bridge in the 3900 block of Bridge Street, off of Baltimore Pike.  More information and directions can be found here.

I am very excited.  I recently posted my first listing.  A very nicely maintained Townhome for sale in Upper Darby, PA.6827 Clover Lane, Upper Darby, Delaware County, PA I met the sellers at an open house I was sitting for another agent. When I followed up with them, I sent them some links to my some of my ActiveRain blogs, especially a blog containing tips for home sellers.  I think it was the professionalism that the blog posts conveyed to them that expanded their comfort level with me, and allowed me to set up the consultation meeting that followed. At my initial meeting with them in their home, they asked me for some advice on how to improve the marketability of their home.  I told them my opinions -- most if not all of the knick-knacks and photographs needed to be packed up, the carp...

Rich Rhys, a senior writer at Philadelphia magazine recently wrote an article about Upper Darby Police Chief, Michael Chitwood.  "Not In My Town, Scumbag," points out that there's a high-energy crack-down on crime in Upper Darby, Delaware County, Pennsylvania, a suburb of Philadelphia.Chitwood is a former Philadelphia detective, and is regularly on the streets, making busts, and cleaning up Upper Darby.  He may be the best hope Philadelphia has at turning the tide of violent crime in the city.  If he were to approach Philadelphia's crime with the type leadership he has exhibited in Upper Darby, I could forcast great improvements in the Real Estate values in some of the currently "depressed" neighborhoods in the city.Time will tell, but there seems to be at least a glimmer of hope for th...
