Wayne real estate market reportWayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook. Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year.These increases help to explain the big jump in median sales price. All along the Main Line in Devon and Wayne particularly we find Victorian homes. As stated in my post Not All Victorians are Alike there are many around the town of Wayne. On both sides of Route 30, Lancaster Avenue, in North and South Wayne we find Victorian homes, on Midland, N. and S. Wayne Avenues, all the tree named streets in N. Wayne and many others.These Victorians do have a similar look, but as you go through them you notice certain features which make this or that one stand out. In our area, especially in the town of Wayne proper as opposed to just the Wayne zip code, there are plenty of Victorian homes. The whole area was developed when Philadelphians were encouraged to purchase property outside of the city to escape the heat during the summer. The new train line, now known as The Main Line precipitated and helped this exodus from the city. We LOVE gardens and so I am Thankful for Chanticleer.Living on the Main Line people think there is not much green around us, but that is far from the truth. I shared how I am Thankful for Valley Forge National Park, But, Chanticleer is a wonderful garden open during the late Spring through the Summer season. It was a private estate, but now in trust and has wonderful natural gardens on the rolling hills of the estate. Friday evenings in the summer you can bring a picnic and the place is packed, and although you may find it hard to find a chair, you can throw a blanket down and enjoy the evening with friends in these wonderful surroundings.We get so many ideas for our yard from visiting here, and nothing feels false or engineered. In August 2014 59 homes sold. 159 homes are on the market for sale. Median price, that is the middle price of all homes sold rose 7% over last year. Even with this number of homes on the market inventory is still low with only a three month supply of homes for sale. Homes have been selling for an average of 95.2% of the list price. I have driven past Artesano Iron Works for the past couple of years, always meaning to stop off as this shop just looks so cool from the outside. Whilst I could be talking about the inventory of homes along the Main Line for buyers to consider, actually I am talking about where to go for Valentine's Day with your significant other. Every village and town along the Main Line outside of Philadelphia is stuffed, literally stuffed with restaurants to go, most of them are good, some are excellent, with appropriate pricing. Most cultural tastes are catered for, there may be a lack of vegan restaurants but you can always find something to eat at either Chinese, or Indian. Looking for somewhere new to grab a bite, why not try Ella's Bistro in Wayne, right on Sugartown Road in the Acme/Kmart shopping center. As part of the recent development and extension of the shopping center this is a welcome addition. I stopped by yesterday with a friend for lunch, I was pleased I had booked as the place was packed. It provides a nice alternative to The Paddock of Devon across the road on Lancaster Avenue and is definitely a more upmarket feel with white tablecloths and although I had seen a post about bad service I had no complaints. Quick update on The Paddock is that it closed, yes, gone out of business. I wrote back in November about a scene I saw in London, the blog was titled Will we ever see this in America? well I had several comments from people on the West Coast how local municipalities were providing charging stations for cars, but I just read how Wayne, PA had installed one in their parking lot. So I stopped by today to check it out. As you can see it is empty, but it is close to the station as you can see, right behind the Wayne Senior Center so it is convenient for those shopping, eating out or commuting to Philadelphia to use. It does contain a charging station as well, so all those local electric car drivers get on down here and take advantage of this parking slot and charging station, you can even come from afar knowing you can re-charge your battery.
